  1. If you look back on TVF around 10 years ago to the start of the Korean invasion the biggest bitch here was non availability of tee times. I posted that if the PSC and IPGC played as one group instead of individual bars playing in drips and drabs perhaps the golf clubs would look differently on bookings and pricing. Everyone thought it was a good idea. But as Scuba says the most important issue is the next beer. Only last month a Pattaya group of 10 had their booking cancelled as the club had decided to have a tournament instead. If the Pattaya group had been 100 people would the clubs attitude been different?

  3. I have been out of the Thai house building and renovation for 20 years now so my knowledge is dated.

    Firstly it depends on where you live as to what you will be able to achieve. All my projects were done to the local area standards and regularly inspected with no deviations from the submitted plans allowed without prior approval.

    I feel you will be stretching some Thai builders comfort zone.

    Attic living space with dormer window will require a non standard roof truss design. Not only will the truss's have to support the roof but  floor and walls inside the roof space with a greatly increased span.

    I built a house with a mixture of 4 and 5 meter spans as I had a full sized snooker table. I do not recommend it. The 5 meter span beam is so much bigger ie. (taller and heavier requiring larger footings and posts) that you have to decide how to hide it. If you have a large false ceiling space you can drop the beam into the space and have a level first floor. If you want to keep a high ground floor ceiling then you will have have to put the excess beam height into the first floor floor creating a two level first floor .

    Just a guess but I would say a 5 meter span beam would be around 80 to 100 % more expensive than a 4 meter span.

    Most houses in Thailand are constructed on the 4 meter modular size as this is the most cost effective size.

    In my condo in Bangkok 50 % of residents are Japanese. I am the only Westerner. The rest are Thai.

    There is a well known Japanese restaurant at the end of the soi. On weekdays lunch time and Saturday and Sunday nights it is packed. Nearly everyone comes in a car with a driver, so obviously working in Thailand.

  5. A little off topic.

    About 4 years ago I was playing golf with my friend who was involved in the motor industry in Thailand. Joining us was a Japanese work colleague of his. When the Japanese was putting his clubs into his Fortuner I noticed that there were dual exhausts. It was the rear valance cutouts that drew my attention as they looked very professionally made, not a back street bodge. Noticing my interest he took my to the front and opened the bonnet. Inside was a petrol V6 which I discovered later was 4 liters.  He told me they were made in Thailand for the South African market. I would imagine the tax would have been too high to market in Thailand.

    Keerati Ratchano, director-general of the Foreign Trade Department, said this week that his department is now readying measures to comply with the Commerce Ministry’s ban on the import of used cars for personal use.
     

    The directive, which was announced in July, comes into effect on December 10 and aims to reduce air pollution and improve safety on the roads.

    “After December 10, all used vehicles imported for personal use will be confiscated and destroyed immediately,” he said. “There will be no auction of confiscated cars like in the past, and the owners will be fined a sum 5 times the imported value.”

    Keerati added it is usually takes his department 25 days to approve import applications, so anyone planning to import a used car for personal should scrap the idea as the ban will take effect in 11 days.

    The import of specialised used vehicles such as tractors, cranes and vehicles donated to government, state enterprises, charity organisations e.g. ambulances and fire trucks will be allowed under Ministry of Commerce’s guidelines, he added.

    Meanwhile, the import of used vehicles for uses other than personal, such as diplomatic vehicles, prototype vehicles for research and testing, vehicles to be modified for export, vehicles for museum display, and military vehicles will be under supervision of related agencies and not affected by the ban imposed by the Foreign Trade Department.

    I walked past the local Mercedes Benz dealer on Friday. They had 7 Benz's out front all on red plates decorated with the fancy ribbons. Saturday they were gone.

  8. There is a house on Easternstar golf course Ban Chang  that had asphalt shingles installed 20 years ago. This was done on top of cement board sheets fixed with an air operated staple gun. Still looks good. The house originally had genuine cedar wood shingles which lasted 1 year before being replaced. I would assume an installation problem was the reason for replacement.

    Also all the drink stop roofs at Green Valley golf course were replaced with asphalt shingles around 15 years ago. Again installed on top of cement fiber boards. The original American vinyl sided homes at Green Valley (built from imported kits), have I think,  asphalt shingles which would make their roofs 30 years old. Obviously standards vary as 20 square feet can cost  from 10 to 100 dollars in the US.

Having talked with Thai friends and co workers of my wife and son, I have came to the conclusion that visa regulations, excluding short term tourist visas, will be overhauled, After discussions with the family I decided to go the 5 year Elite visa route. The next day my son and wife said they would chip in the extra cash to give me the 20 year Elite. Last night the approval papers arrived.

    Strangely I felt a sense of relief knowing I don't have to worry reading about people with perfect visa history being denied entry, embassies not issuing ME non O, changes to financial and document requirements for marriage and retirement extensions, and no more immigration visits. Nice to have a visa that will be valid after I expire not the other way round.

    The process took exactly one month.

  10. - Thai custom duty free requirements for personnel and household goods.

     

              Nonresidents

                             (1) Nonresidents changing their residence into Thailand must be granted a non-immigrant quota as shown in their passports or Nonresident Identification Cards; or

                             (2) Nonresidents granted to work in Thailand are regarded as resuming residents in Thailand provided they have a one-year non-immigrant visa issued by the Immigration Department. In case where the non-immigrant visa has not yet been granted, either of the following documents may be accepted:

          1. The letter from the Immigration Department certifying that the nonresidents shall be granted an annual temporary stay in Thailand; or
          2. The work permit from the Department of Labor to work in Thailand for no less than one year.

                             (3) Nonresidents entering Thailand as an expert, specialist, or under a contract of government agencies are required to present the letter from relevant agencies certifying that such nonresidents are granted a non-immigrant visa issued by the Immigration Department and shall work in Thailand for no less than one year.

      1. Accompanying spouses of the nonresidents in (2) and (3) are regarded as resuming residence in Thailand provided the spouses have non-immigrant visas issued by the Immigration Department to stay in Thailand for the first 90 days.
  11. I have to agree with Airalee sell and buy anew. Do a price check and decide. The great unknown is the custom duty. If someone is importing gear it must be valuable will be customs reasoning.

    You will need proper crates to ship.

    I considered shipping my 100 watt Marshall combo amp but the packing and shipping cost made it unreasonable even if I managed with paying no duty. I sold and bought another in Thailand for about the same price.
