For those who just want to stay in Thai without reason for existing visa system (pension, ED, NON-O, etc), just offer them 1,999 baht per month and that's it! Come to immigration, say, "I want to extend for 6 month", viola, QR-code for the payment 9,995 baht. Simple and effective.

Hi, I think you don't need anything except the verbal agreement who will pay for the transfer (usually 50/50). The buyer should ask you if they need something from you extra. For 1-2k baht someone from condo office will be glad to help you in the land office.
