Entrep Posted January 11, 2007 Posted January 11, 2007 (edited) Hey All I'm coming over in March for 6 months + and will be looking to find my own place when I arrive. I have heard that there is places popping up all the time, but just wanted to check what you guys think. Basically I'll be looking for a 2 bedroom place either in Patong (away from Bangla though), or just over the hill from Patong at one of those neighbouring beaches. Budget will be up to 30,000 bt (but would prefer 15,000 to 25,000) and I need a fully furnished place. Any ideas on how I'll get on? Cheers. PS: Whats the usual deal with rent in advance, bond payments etc? What are Thai's like as landlords? I'll be on a 6 month tourist visa. Edited January 11, 2007 by Entrep
LivinLOS Posted January 11, 2007 Posted January 11, 2007 You will do fine.. IMO March to may is some of the best time of year to fix a LT rent.. The high season numbers and renters drop.. More on the market.. Lower prices and more value given to a long stayer.. Nice condos well furnished in Kamala at 25k.. Pools, guards, etc etc etc.. Patong bit less for your money but your budget will cover it.. 10 - 15k gets a nice one bed.. then its a sliding scale of quality, furnishings, pool, seaview etc...
Wolfie Posted January 11, 2007 Posted January 11, 2007 I'd keep an eye on the phuket gazette - its a good resource for finding accommodation (LT rents) and will give you a good indication of whats on offer and how much. From my experience you should be able to find somewhere nice for the budget you are working towards. If you move away from patong a little you will also find that 15k will get you something nice!
kasi Posted January 11, 2007 Posted January 11, 2007 Nice new 3 br houses in Chalong, quiet safe neighborhood 18-20K. 15 minutes to Nai harn beach, 10 minutes to Central. 25 minutes to Patong. Numerous nice restaurants, deli, and bakery within 5 minutes.

I suppose one final question would be: So Thailand landlords are fine renting to people on long term tourist visas? I'm just not sure how official/relaxed it all is etc. Or are some places owned by Falang?
LivinLOS Posted January 12, 2007 Posted January 12, 2007 They rent to anyone with the money.. They do like prepayments to pay for 6 months or a year if your claiming to want it that long.. Of course that gets a better price, but also means they are unlikely to fix anything that breaks or needs maintenance. As the holder of the money.. up to yoo..

LivinLOS Posted January 12, 2007 Posted January 12, 2007 Not always.. In 3 different homes I have only ever been asked for 1 month deposit and the first months rent in advance.. At one of those places ended up not paying any deposit (and it was a nice enough home) only rent and away.. Though I think meeting wifey and seeing a 'normal' couple in Patong was a welcome change for them. While everyone seems to have a Thai landlord horror story, I can only say mine have been good as gold.. Certainly better and friendlier than any Euro ones I had.. They do like to pop round to check up a bit at first.. But they nearly always bring some small gift like seasonal fruit when popping by.. I like to keep a clean home anyway so if it makes them feel better to drop by to say hi no problems from me (as long as it aint early)..

You might even be able to go back in the Classified archives in the Gazette to March to get an idea of the price range. What's listed will only be a fraction of what's available and the fact that it's in the Gazette means that the target group is farangs... The advice I got which worked for me in Phuket Town (and I assume would help anywhere in Phuket) is to get on a motorbike with a native Thai speaker - use your imagination - and mobile phone, ride around looking for places (which sounded stupid to me at first but bzzzzzt I was wrong) and areas that you like; when you see something you might like, have your guide call the number up while you are there on the spot and get the info on it... It comes with ADSL Internet, 2 TVs + DVD/VCD player, 3 air-conds, fully equipped kitchen, Family-sized fridge, washing machine and car port. Conveniently situated near the shopping centres (Tesco Lotus, Big C, Central). 25 minutes drive to Rawai, Kata, Karon, Patong Beaches. Nice & quiet neighbourhood. 15,000 Bath/month

Preferably with ADSL and Sat TV. Needs to be within 10 minutes of Jung Ceylon centre as the g/f works there. Budget 20-30k per month.

jdinasia Posted February 28, 2007 Posted February 28, 2007 just charter a tuktuk and bring a phone ... and wander around for a couple of hours you'll see many options that's how I found my place in Kamala ... 2br and less than 10k a month on the beach side of the main road I pay 6 months in advance and only have 2k in deposit with my landlord. <he's next door ... does all my yard work ... and is always there if the waterpump or whatever goes out>
