Looking for a place to build a sailboat in Bangkok area

Hello everybody, I am new here. I am relocating to Thailand in August. I will be based in Bangkok and I am looking for a place to continue building my sailboat. I have to find a workplace in Bangkok area instead of the more obvious near the sea (the sailboat can be transported in a container to the sea at a later stage).

What I am looking for is:

- minimum 15 meters wide, 20 meters long, indoor or covered outdoor

- easy access from a main road by a large truck (40 foot container)

- level floor / preferably concrete

- place to safely store tools and machines and materials

I would like to ask you for some opinions on how I could approach finding a workplace like this in Bangkok.
