Building A Thai House

Hi All,

I am considering building a Thai (wooden) house on a piece of land I "own". The land is in the Mabprachan Lake area (near Banglamung/Pattaya) on a small hill so the land is sloped.

The main purpose of the house would be to serve as a weekend house.

I am not to sure whether to build wood or stone. All I really need in terms of space would be 2 bedrooms (maybe just one), a living/kitchen, 1 big bathroom with toilet and a seperate toilet and a large terrace (masterbed 25sqm, guest bed 16 sqm, kitchen 10 sqm, bathroom 10 sqm, toilet 2, living 30 sqm, terrace 30 sqm, so built up area interior about 90 sqm + 30 sqm terrace. I also intend to add a pool but will sort that out later.

I would like to keep the total cost excl. pool below 1 million THB. As the land is sloped it will need to be on stilts and also because I may want to utilize the slope to create additional space below part of the house at a later date.

Any suggestions/tips for:

1. design

2. material

3. builders in that area

4. possibly a 2nd hand Thai house for sale that can be moved

5. feasibility

I have some idea about the construction cost per sqm for brick houses( 12,000 sqm up) but know nothing about wood.
