Im wanting to get my own business in Thailand,I am looking at a CAFE ,one that sells breakies etc.

The only people I could rely on are SUNBELT to assist me when im going further with it,but as a start when looking at businesses,what do i need to look for,i know position is one thing,and profit etc.

Why does one cafe you walk past is full and another down the road doesnt have customers?

Can my cafe open past 1am if it sells alcohol but isnt a bar?

If i start a 3 million baht company can i work in the cafe too?

Do u think it would be better with the 4 million baht i have saved to find a shop and make my own cafe? How much do u think this would cost to start up?

Would it be cheaper than buying one?

There is a gay bar im also interested in sunee plaza but the owner wanted 3 mill baht then dropped the price to 2 mill,i talked to the owner of the business and he is sub leasing the land/buildings,does this make any difference to me if i buy it,knowing i have to pay a sub leasee the rent?

great idea - gay bar with coffee in the morning and booze at night time!

just add few rooms for rent and call it guest house, hire some from gay community and your biz will succeed.

I have some friends in the food buiz and they will do a calculation , a simple calculation example

if you invest X dollars in the bar/food outlet

recovery should be within 18 months or less etc , not sure

also you must study the traffic in the area, location, location is important

then estimate how much you can sell per day

or if it an existign outlet you already know the income per day

then minus wages, material cost, labour , rental, eletrical wnad water bills etc

that is your profit

minus the rainy days, sundays, holidays, schools holidays etc

that is an idea of how to calculate if you can make it or not

Basically human traffic is very important for food outlets

Billy, I still not convinced wether you trolling or are just one of the green kind, but: I d´suggest you spend about half Year in Pattaya, rent out a Condo, just live here, go to different bars every night, make friends with some Thai and Farang Barowners, and just slowly get a feeling for the way business is done here. Then, after these 6 (or maybe 8 or 12, but certainly no less) month are over, you will be able to anser all the Questions by yourself. You might then decide to give it a go, or leave and forget about it, but you have a fair chance of commencing something reasonable; a chance that you - frankly speaking - not have now, evaluating your recent posts here.

If you have not enough funds to live here for half Year or full Year, without making money (and you should budget at least 50000 to 80000 a month, as you will be flying around Pattaya, making contacts, and can't do this on a shoestring, you better forget the whole thing now!

I think billy has actually been to Thailand. Unfortunately he got some bad yaba while here and it scrambled his brain some. Now he is a wannabe and doesn't have two baht to rub together. Maybe someone will give him a stake and take advantage of his incredible business acumen.

He's been before for sure. His first brainwave had him doing a business deal with a gay Thai running a gay bar in Pattaya. Billy was gonna running it by remote control from Australia. Now there's a probable great outcome :o

Location Location Location, troll or not its a fact. A business in a good location makes money, but costs more, you can pick up a back street bar /restaurant for next to nothing, but your profit /LOSS will reflect this

Good Luck with whatever you decide to do , but rememeber better pay 4m baht for somewhere in a goofd location than 2m baht for somewhere in a bad one

A business needs one thing to succeed: A good manager. :o

One who can prepare a business plan and analyze the potential (before investment is made).

One who does not try to decide for his clients what they should want. Instead he manages to give his customers what THEY need, want and happy to pay for.

One who understands cash flow. As good as the future prospects are, if expenses are too high and income too low, the end is near...

One who does not insist on doing things he cannot do. Instead he knows how to find and be helped by those who can.

One who is always willing to consider new ways, never tried before. Sticking to old paths will bring old results.

All I can say mate is be very careful before plonking your money down.

The questions raised here are so basic the best recommendation is not to go into business until the reasons why you will succeed while others fail are well understood.

Maybe work for someone with a successful business for a while.

Billy how long have you been in Thailand.

Have you ran a business before.

Have you got a Job to return to.

Iv been going back and forth for the last year and the more i find out the more i am reluctant to invest my hard earned money.

Can you answer the questions and mabye you will get more constructive replys.

By the way i am running my own business and have been doing so for the last 17 years and i could invest but i dont want to lose it, not till i am 110% sure location ,location, Location.

When i first came over i had same idias but it was my D***k thinking not my head.

Billy - whatever type of business you decide to run - get some experience first.

So - if you want to run a cafe - get a job as a waiter back home - you'll learn a lot about how it operates, how to keep stocked up without overstocking, how many staff you need, hidden costs. etc.

On the job training in a business you have just brought is asking for trouble.

Enrol in a college course on restaurant management, buy books on the subject too. You need to educate yourself in this type of business before buying one.

Also - it is not possible to run a business remotely - I tried running a horsebox manufacturing company - it was in the UK, I was in Japan. It went t*ts up.

Quite likely so, but: I've seen more than just one Billyboy alive and tryin' to make business in Pattaya .... The offices of 2ndhand-business brokers (and sales agents for Brooklyn bridge) are full of them .....
