jbob Posted May 13, 2010 Posted May 13, 2010 Been looking at 3 bedroom condos in the pattaya/jomtien area and the prices seem to vary considerably. There is one im looking at in Jomtien in Grand Condotel that is 165 Sqm, 3bedroom, 2bath for 30,000. Is this a good deal?

He was originally told he could expect 75k baht per month rental per condo, even reduced to 45 k baht per month, no takers. These are 3 bedroom 3 bathroom 100 sqm + condos not far from Jamesons. That sounds like a good deal, be sure to check the monthly service charge as well as the water and electric rates.

Unless it's a condo on the southern end where the pikies in VT5 are almost sitting on your balcony, then I'd say 30K/month for a 165 sqm apartment is good value. As mentioned, check that you will pay only the metered rate (3.6-4 Baht/unit, depending on ft and how much you use) for electricity. For comparison, 125 sqm 2-bed apartments in Jomtien Complex Condo are usually let out at 30-35K/month. Admittedly, the pikies in VT7 who are almost sitting on your balcony will claim to be a 'better class of pikey'. BTW, for 30K/month you could rent a nice house in the Grand Condo village. You still get use of the condo facilities without all the noise and lifts and other negative aspects of condo dwelling. Ditto Jomtien Condo village (the next condo/village development to the north of Grand Condo). Maybe a house would suit you better? Edited May 14, 2010 by Guderian

You did not say in which condominium are these apartments, but 45k for a 100 sqm is very expensive for Pattaya. You could find many around 25k ... Jamesons ? I do know (stupid) guys who bought in Nova Atrium not far, lost in small sois, with a supposed contract of "10% returns on you investment". Their condo did not see any occupant yet... and they did not get any money... More, they were very pleased to see that last apartments were sold a few months after they buy with a 30% discount of the promoter... Last thing : Who would like 3 bedrooms and 3 bathrooms in 100 sqm only ? Conception mistake ?

Let this be a lesson to all the unsuspecting guys out there who believe the BS these property developers/agents tell them. To quote my mate "what a mug, not the first and not the last". At least he was smart enought not to sell up and retire here, still working his ass off to pay for these condos. He may manage to sell to another mug if he gets lucky. BTW, these condos are tiny, not enough room to throw a punch. Lacquer already peeling of the doors, at least a 1/2 inch gap between the skirting board and the wall, walls havent been screeded properly etc etc etc. Not to mention the monthly service charge, somewhere a property owner is pissing his pants. Let this be a warning to all future buyers.

Let this be a warning to all future buyers. used to be not enough room to swing a cat but being pattaya i suppose not enough room to swing a punch is the equivalent--------a friend of mine has a lady called punch i wonder if she swings ?
