Suggest you take a few days trip to Chiang Rai and check out what areas you would like to live in. Lots of houses that are nice and in that price range. Chiang Rai is quite affordable compared to Phuket You will probably need to install internet and UBC on your own. Should not be a problem especially if you have a Thai wife or Girlfriend. If you make these things (internet and True UBC) in your name will cost you for an additional high priced deposit. Mabe 3 or 4 thousand baht deposit and a one year comittment.
