Selling Real Estate (A Hotel) Some Questions, Advice Gratefully Received!

My family bought land in Koh Samui about 12 years ago and built a hotel which is moderately successful. It is in a prime beachfront location and we suspect the value is in the land. We want to sell the hotel and land and are currently researching the best way to start putting things in motion. Has anyone got any experience of selling land or a hotel, willing to share their dos and don'ts? Recommendation of agents, local or international would be welcome. Thank you.

Unless you are in a hurry best to try to find a buyer on your own through sites Google buy a business or similar queries. Think one was called buybusiness.com or something like that. Phuket and samui have realtors who want a steep commission like 5% or more sometimes. If you have the time try to advertise through forums in your home country bahtsold TV etc.

5% is pretty normal.

Buyer pays it

The sales commission is seller paid. Never heard of buyer willing to pay sellers cost for marketing of property.

At then end of the day, the buyer does pay it, as the seller will just tell the agent to raise the sales price by 5% to cover the commission...

Such untrue and unfounded rubbish. any reputable agent works the same as most other countries. Offers a fare valuation on a property and and if the owner wishes to market it with the agent then can...the agents fee will then only be taken on completion of transfer.
