Thailand'S Real Estate Industry Remains "Semi-Transparent"

The real estate industry in Thailand is to say the least, interesting

There is no centralized, or regional M.L.S. (MultipleListing Service) for agent to get listing info.

No data bank for current listings , to know what the competition is

what the listing prices are

what the property eventually sold for,

and how long it remained in the market at the asking price,

and what adjustments had to be made to the price for the property to sell.

All Important questions to do a proper CMA (Comparative Market Analysis )

How they do a proper Appraisal, is beyond me, I guess they must use the replacement method, with depreciation factors, for older structures.

But that does not give you a realistic , real time picture of what the market is at a particular time,

A particular structured, could cost an X amount to replace, but because of market pressures could be selling at half the replacement value.

To be Honest I don't even know how serious investors do it here in LOS

If any one knows I would be great if they could tell us.

Those are the killers.

As far as I'm concerned if there isn't a serious official list of all sales and the values thereof then you just have to assume that all figures quoted are pie in the sky.
