I can buy 5 rai for i mill each from my wife's friends mother. Everyone I know says this is very cheep but I welcome any and all comments. Thanks... I don't know much about Chumphon specifically, but when we bought beach front land in Tha Sala, Nakhon Si Thammarat several years ago for 750,000 baht/rai, I was told that the seller had a buyer willing to pay 1 million/rai if we didn't buy it. I've made a few deals....handshakes and agreed on price at first (given copy of chanote to check out and draw up contract) only to be told later the price has gone up by 25% or more. Happened more than once! As for beach land in Chumpon.....have looked in the area before and price sounds about right. Have seen some for more and some for less. aarn Posted August 14, 2014 Share Posted August 14, 2014 Land prices are ridiculous in ThungWuaLaen (15km NE of CHMPN) but 5km north is BanThaSamet/Saphli, already a few resorts in place but some beachfront land advertised for sale. If you go further north (say, to the east of the CHMPN airport), you'll see sigms advertising land for sale and telephone contacts - but, as always, beware actual agents... We provided a large deposit in April and had a signed agreement that we would pay the rest by the end of June. We did this because we live on the United States and couldn't get to the land office until June. The sellers said on the way to the land office that they were hoping we didn't pay in time because they had other buyers willing to pay 250,000 baht/rai more. The property wasn't even in the market when we made the offer. We have relatives that live next to it that know it had been in the market a while ago but didn't sell so they stopped trying to sell it. They were decent folk that live in Phuket. Because some areas are loosing ground to the sea, while others are gaining it. My wife bought some land half way between Hua Hin and Chumporn roughly. These beaches are getting more sand washed up on them over the years. While the beaches further south around Chumporn are loosing sand/ land to erosion. From our research these beaches to the north are a fair bit more expensive. While some around Chumporn are really quite cheap. Even less than 1 million per rai of buying many rai in one go. Also think about is the beach road between the beach and the land or behind the plot with the Chanort directly connecting to the beach. I do know that the land is absolute beach front with with good access road behind, nice and flat with palm trees doted about it. It's just beautiful but like you say not much good if it's loosing ground too the sea. It takes a very long time I think. Like 2-3 meters across 30 years. Depends on your time scale thinking. Also the hight of the land with rising sea levels. 15 years ago the huts were all just built on the normal land as it was by nature and rarely see flooding; but now at high tide the water often coming across the land and so you see many places built their own sea defenses; new resorts raise the land up behind walls since lst 5-8 years. Can look at the south side of Kho Pang Nang, ban Tai beach for example, or even more extreme the pataya beach almost disappeared compared to what it was 20-15 years ago from what I read in Bangkok post the other week (never hung out there personally though). You could build a wall inside your property and raise the land up, and just enjoy the beach while it last- hold five years and sell it on maybe, - still can play beach at low tides even after erosion taken it's toll. But things like this could make more difficult to sell later if needs be. My wife's land is 1 rai split to 4 Chanorts ; bought it total 5.5 million bht almost 2 years ago. Now the local agent saying could be sold for 8 million or so. Not sure if that's really the case. But if it is then tempted to try persuade her to sell and buy something bigger further south, but misses thinks holding this plot is a better long term investment. Either way - beach front, limited supply, not a bad investment I think - so long as the sea level doesn't rise a couple of meters in a short space of time- ice caps, Greenland sheet, Siberian tundra etc are all melting at quicker rates than though, but I have no idea of what the effects would be on what time scale.
