I see a lot of apartments/houses rented out from foreigners. what are the legalities of doing so? I assume if it wasn't handled 100% by a local agent, you would need a work permit?

There are all sorts of visa, work, and tax/income reporting complexities that come with a foreigner operating an apartment/condo rental business in Thailand (as the owner of the rented units). I have yet to meet any who comply with any of them, however.

It probably depends on what you ecaxtly do. If you rent out your own house/appartment no problem, if you have a lot of appartments it would look like you are making a business out of renting appartments or would need to operate through an agent..
