  2. I use BoA and they have three ways to send ACH, Same day Cost $25, next business day $10, and 3 business days $3. I just made a next business day transfer last week. Made it Monday night , thai time, and Bangkok Bank posted it 0915 Wed morning. Fast enough for me.

    With all the banks in the US that don't charge anything for ACH, why pay BoA anything ?

    If I have learned anything from Thai VIsa it is that Bank of America is a lousy bank for expats

    I still maintain that it is a lot less dangerous than trusting a woman in Thailand, but that is IMHO, Especially since TV is littered with posts from members that have had problems with their SO, yet no one has ever reported losing their property owned by their company

  4. I asked the original question of the lawyer. I plan to live up north in the countryside so not many condos around there. The plan is to have a 30 year lease on land or an usufruct and then build a house. If I find a house already built then the land will be in the girlfriends name and the house in mine. From the research I have done and the other threads I have read this is all perfectly legal. I certainly don't want to take a risk and try to buy land through a company.

    Both ways have risks

    Don't automatically assume that a Thai landowner will be willing to give you a usefruct or thirty year lease on the property you may find

    Having your GF buy the land and then giving you an usfruct or 30 year lease can, like setting up a company to purchase land, be construed as having her act as your nominee to circumvent the property restriction on foreigners. The Land Office is going to have something to say about it and may require her to certify that she is not acting as a nominee

    To be perfectly honest the chances of my "company" turning on me are substantially less than your GF turning on you. Seriously, don't you think that if pissed off enough she can make your "possession" of a house on her land a living hell

    If things go tits up do you think that you can stop here from raising chickens on her property, or opening a karoke bar next to the house, or whatever else a devious woman scorned can come up with ?

  5. I pay for my TOT phone and Internet by having a direct debit from my SCB account.

    Went to SCB and obtained a form which I took to TOT and then took it back to my bank and now it is debited directly every month. Don't have to remember to go online every month to do it

  6. I presume that the condo is in a Thai name. If so you can set up a company(which you control) then have the condo transferred to this new company. You will have to pay the company set up costs and the transfer costs.

    You will also have to pay annual audit costs and maybe some tax associated with the company.

    If you then wish to transfer it to a family member -later on - it is easy and very cheap to do so.

    (Note : I am advised that you can' buy 'the FET certificate - formerly Tor Tor 3)

    Tuesday is the holiday and even though most Thais will try and make it a five day holiday (9-13) by using leave and sick days the post office will only close and not deliver mail on Tuesday

  8. I don't really know it you have to have online banking with Bangkok Bank to use their EFTS transfer to the New York Bangkok Bank office from a US Bank account. You can verify the first test deposit via a phone call to the call center

    There is no mention of any requirement to have Bualuang iBanking on the Bangkok Bank instructions page here:

    But I sure would not do it without online banking at both ends. I want to know exactly when the money is in my account and certainly soon enough to know if there is a problem

  9. Well, the water does come the tank on the roof.

    I have easy access to the supply line.

    I don't plan on asking the condo if I can install it or not.

    Pump will go in a corner on the balcony, near the supply line.

    Don't worry about the condo management knowing about it. Once it cycles on and off a couple of times all your neighbors are going to report the strange sound coming from your balcony

  10. Someone is going to check you through NICS (National Instant Criminal Background Check System) and then issue the clearance. In most states that is the state police.

    The quick way to find out for your state is to call a gun dealer and ask who they call to get that before they sell a gun. thumbsup.gif

    Costs $10 in most states.

    All that is required is a local criminal records check, be it state, county, or local police. No one, not even the state police, are going to bother with a NICS check for a routine background check for a visa

    Gun dealers don't call anyone they submit the data electronically and it comes back with an electronic clearance which they will not give you, since it is just a Yes or No

  11. Forget about it if you are leaving the USA, all bags are X'rayed and opened by TSA so there is no guarantee that your laptop will be there upon arrival, and you cannot shrink wrap them

    In fact if you lock your luggage with anything but an approved TSA lock your lock will be cut and your bag physically inspected before being loaded on to the plane

    I would never put my laptop in my checked luggage even if they did not have these rules, too much theft from checked luggage and I sure don't want all my data to end up in the hands of a thief

    If you want your laptop at your destination it is worth the small amount of trouble to hand carry it

    What contract ? Your individual leases ? If so what does your lease say about maintenance, repairs, etc.

    I really don't think that there is any agency that can force landlords to make repairs since this is not a condo, which would come under the Condominium Act

    My guess is that wherever you did your 90 day report is now using the computerized system, which prints out your next 90 day report slip with all your information in advance, so all they have to do is read the bar code next time. This should eliminate the need for all the previous copies of everything next time. But as I said at the start, this is just a guess based upon slim information

  14. You forgot to include the cost of getting the medical certificate for the OA visa. It can be cost into the hundreds of dollars if you don't have a physician that you have seen on a regular basis.

    And the police certificate is certainly not free.

    And then there is notary fees if the embassy or consulate you go to requires them.

    Not sure about the OP.but the OA visa is a very bad option if married unless the both can qualify for OA because the spouse will need to make border runs every 90 days because a dependent extension of stay is not possible for an OA visa entry.

    JimGant gave the OP enough information on costs for him to make the decision based upon his situation

    My primary physician, which everyone should have if they are over 50, had no problem signing the medical form for free

    Have previously gotten three Police reports from the local Sheriff's office also for free (I now pay $10 for a police certificate from my State Police)

    The OP was told not to use LA or Chicago so no notarization fee would be required

    Since the OP wants a multiple entry to visit my family back in the US I would feel safe in guessing that he is not married

  15. Google Play Store. But it is a $24.99 app in the US. Appears pretty comprehensive, but if you look at the comments, it does a DRM check so you have to have a data connection to use it. Could be a problem for some users. Though the author responded with some reference to a possible workaround.
