The only real claim they could have is, if something you did has caused damage in the order of 6,000 baht.

If it is a fine for just violating a rule, and this rule is not in the bylaws, they have no case, OTOH if the JPM is serious about not signing your certificate of no debt, it’ll probably cost you more than 6,000 baht to pursue this issue legally.

Who actually issued the fine? JPM? Management? Committee?

And very curious about how you can get a fine when you do not live in your condo. This is not about something you caused? E.g. letting pigeons or rats nest in the unit or something like that.

    So I've got some clarification.

There is a rule pertaining to the internal use of the condos which I was accused by a resident of breaking, but I obviously wasn't as I don't live there. It's a rule that's impossible to prove because it doesn't affect other tenants and pertains to the use of one's own condo so there's no way they can prove it (unless you do it on the balcony or something). The new rule is being proposed in order to make the first rule enforceable by limiting what can be brought into the condo building. The reason they thought they could fine me was because I was accused of breaking the first rule.

Juristic asked me to declare at the AGM that I'm not breaking the first rule and told me that the account can be adjusted later.

What is it they accused you of doing?

Just don't see how a new rule can be applied retrospectively.

What's the full story? Bad history? Seems like you upset someone.

I don't want to go into too much details on fear of being identified, but I do feel like I've upset someone too but have no idea who or why as I've never actually lived at the property (I inherited it from my late father and I've just been using it for storage).

Get 6000 more out the buyer and pay it now.

    Life is too short.

6000 is nothing in the context of a real estate deal.

It really frustrates me that just accepting unfair losses seems to be the norm.

  3. So my condominium fined me 6000 baht for a non-existent rule.

I spoke with the management about it and they said they spoke to a lawyer already and the lawyer told them I've neither broken any rule, nor is there anything in the rules that allows them to impose fines, but they haven't withdrawn the fine stating that there is a proposed rule change at the 2023 AGM that they will use to retrospectively fine me.

I'm in the process of selling the condominium and they have said they will refuse to issue a note stating everything is paid.

What can I do about this? Is there an ombudsman of sorts that can be used to sort this out or do I need a lawyer?

The cost of electricity in Thailand is cheap. The UK is now about ฿17/kWh.

T.O.U. rate overnight in Thailand is ฿2.6/kWh

Well I get charged 5 baht/kwh at my condo.

    I have a 25.4kwh battery, a full charge consumes about 33.9kwh = 169 baht, that goes about 75km cruising on a highway.

    With the ICE I get 5.5L/100km on the highway = 4.125L/75km = 142 baht.

Now I'm sure a real EV that didn't have to lug around an ICE with it can achieve a little better economy, and people living in houses can get cheaper electricity, but the real-world savings are still a little overstated.

But, in BKK there are heaps of free EV charging stations...

Anybody interested in buying a secondhand Tesla?

Those prices are insanely cheap for Thailand.

I suspect Tesla is trying to flood the market with EVs in order to attract more investment in charging stations.

Might be a great time to buy, especially with the plan to cut the tax incentive in 2023.

I have same problem on many sites, I have always suspected that theres a big caching server in Thailand's system.

I am not a computer person but I have many problems with passwords and access codes when here.

Well cache-control should be set to private for logins which means they're not *supposed* to cache it.

I would be more likely to blame CGNAT. Basically, most consumer internet users are behind a CGNAT. This is basically like when you access the internet behind a router, except it's your ISPs router. This saves them from issuing public IP addresses. So, you have hundreds or even thousands of users accessing the internet on a single IP, or millions of users on a small IP range.

Out of those people, a few hundred might use Vanguard. Out of those, 10-20 might've typed their password wrong in the last few days.

So, we have 10-20 failed login attempts from apparently the same network, trying to access different Vanguard accounts along with a few hundred successful logins of different accounts.

This looks dodgy as hell so it can be assumed that the successful logins were hackers. So, since it's clear those passwords are compromised, they should lock those accounts pending a password change.

  7. I use UOB as well.

Staff are very nice and friendly (at least at the Siam Paragon branch) but a bit limited in what they can do (often they just call their call center from the branch to resolve issues).

Their app used to be very unreliable, but I can't recall having any issues in at least a year so maybe the issues are fixed.

Branches and ATMs are bit limited, but they don't charge me for any other-bank ATM withdrawals so it's not a major issue.

  8. I get this regularly in my legs and shoulders from muscle release (though at a hospital).

From my understanding, the spasmed muscle is irritating or compressing a nerve which is making a particular area numb. Then, when you release the spasmed muscle, you can feel that area again and it happens to hurt.

  9. Unfortunately a security guard watching CCTV footage isn't going to cut it. Many neurological disorders can limit mobility without being overtly evident upon initial observation.

Whether the driver is genuinely disabled or not, he's going to end up getting a medical certificate showing that he is. The airport will have no choice but to apologise with lots of wai'ing. Half the netizens will say he just bribed a doctor for the medical certificate, and the other half will be saying you take this as a lesson not to judge others.

Are you suggesting that the foreign sources you are quoting are correct and the Thai Law as quoted and translated from the Motor Vehicle Act 1979 is incorrect ???

Because, to me your comments read as though you are suggesting the Motor Vehicle Act 1979 is superseded by what a British Government and Aus Website say it is !!!...

Section 42.2 simply describes a type of license (foreign license from a country that's part of a mutual driving rights convention with Thailand). It doesn't permit you to actually use it, it's there for the purposes of section 42.

Section 42 allows you to use you such a license, as a temporary resident, but you must possess it while driving accompanied by necessary documents dictated by the respective convention.

So whether you need an IDP would depend upon the Convention that Thailand and your home country are party to. It's a safe bet that if your home country issues IDPs, that they are required by the convention.

BMW is an expensive car. Name withold. Probably a higher ranked person. Parents should be prosecuted but it will not happen. Victim is a lower rank so financial compensation and all is solved. Thai justice. Shameful. I dont care if parents were in the car. Shameful to let a unexperienced kid drive a car

But high ranked people dont care. So the whole family should be locked up

It's an old 1 series, worth around 600k.

Thai medical insurance policies don't typically exclude treatment for cancer.

A proper employer-provided group medical insurance program would not necessarily exclude pre-existing conditions.

If he was legally working for a Thai company and paying into the Social Security system, his treatment should be covered by SS at the designated hospital.

There must be more to this.

Given the price, it's most likely involves newer (expensive) drugs that aren't available through SS.

Tis strange indeed that the video ends/edited before you see what the bike rider did after he got off his bike.

It took SUV clown a few days to realize how incriminating (for him) that video was, hence it's removal from you-tube.

Not sure what you are expecting to see after the video, it ended because my camera saves in 3 minute blocks. FYI, just to settle this debate.

The police saw the video of the incident, they did not care about earlier events because it wasn't related to the incident, there is no legal justification for road rage no matter what your opinions are on my driving. It was 1.6 seconds between when the motorbike entered my lane and impact, that was not sufficient time to stop and it was deemed an unsafe lane change. It was 50:50 because it was still a rear-end collision, I was very lucky to have the video footage as rear-end collisions are almost always ruled 100% the fault of the trailing vehicle.

    21 hours ago, KhunLA said:

That narrows down the OP's choices.  50/50, and seems fair, probably <1000 for the motorbike, and that's a stretch.  Touch up paint for the SUV, maybe.

By 50/50 I meant each pays for their own damages so I didn't have to pay any settlement for the motorbike.

You are not a judge. Him driving on a bridge or break checking doesn't allow you to hit him even you knew to avoid it. 50/50 is your outcome.

I didn't make the bridge comment, the police did.

I didn't hit him deliberately either, motorbikes cut in all the time, I just expect them to go, I don't expect they'll suddenly brake to a stop for no reason less than a second after cutting in front.

    Just now, FriendlyFarang said:

Do you have first class insurance?

Then don't accept any fault and just let them deal with it.

Without first class insurance I would probably do the 50/50 deal. Obviously he provoked it and should be liable, but about how much damage are we talking here? Maybe 5000 baht, so 50/50 = 2500 baht, for this I wouldn't go through the trouble of court etc.

I have 1st class but I have a perfect record on this car since new so I have a substantial discount that I hadn't wanted to lose.

  15. So I hit a brake checker today.

    https://www.youtube.com/watch?v=NECucC1XefI&t=160s

The video starts just before impact but you can see the incident which angered him at 2:15 (using my horn to warn him to alert him I was there as his body language indicated he would cut into my path), so he decided the clever thing to do would be to chase after me and cut less than a meter in front of a 2 tonne SUV and brake.

Police at Hua Mak station said if I don't agree to do 50:50, they would hold me at fault and fine me.

Thoughts? Fair judgement or a case of blame the farang?
