  2. I can imagine, 13 years ago I bought a newly built condominium in a prime area of Bangkok, up til today I am still working in it because of simple/cheap/flaws constructions. Recently I found out that aircon pipes are just simply embedded in the walls without using e.g. a pvc pipe to go through, if you've got to replace new air conditioners you must change the pipes too (R22 to R32 refrigerant) ...just let y'all know in case.
  3. Hi, It's mandatory in Thailand to have a "building insurance" for condominiums, ask the building management what exactly their insurance covers besides the building structure or common area's. If you are planning to buy insurance, read their policy very thoroughly e.g. what exactly it covers...it's interesting expierence I can tell you.

  7. Hi So far, I know there's no grace period (6 or 7 days) for 90 days online, that's only when you sent by mail and yes, I received an auto. notification of approval.

Web browser. - The system supports browsers Google Chrome, Mozilla Firefox, Microsoft Edge .(latest version recommended) ♦ Conditions for receiving notice of residence more than 90 days online - Submit a request in advance before the due date for the next report within 15 days. ♦Conditions for not accepting requests for notification of residence more than 90 days online - Incomplete data entered as required by the system. - Not due for the next due date. (Apply after the previous petition is approved in 1 – 75 days) - Submit a duplicate request within 3 days using the same user information while the status of the previous claim is pending.

Hi guy's, I applied on the 4th, 13 days before the due date which is Saturday 16th, until the 8th it was still pending so I reapplied that day up till now nothing has changed, I've no other choice but to go to Chaeng Wattana tmrw...has someone experienced that immi processed on the last day? Hi, I like to bring a few "golden coins" (8 personal pieces) with me when coming back from the Netherlands (I live in Thailand), does anyone has experience or knowing the customs regulations regarding this item eg. is there any VAT or import tax, what's max. value allowed? I checked/contacted customs unfortunately it's still so unclear. Regards
