    But yes, having a 30 year loan at 3% when the current interest rate is 6% it great, and real estate, and equities for that mater are generally a nice hedge against inflation. 

     

    BUT, if the interest rate jumps from 3% to 6%, the payment on a $500K home goes from about $2,000 a month to $3,000. It's not likely wages will keep pace with that kind of increase. 

     

    Most people get a locked in rate . I can’t see interest rates going up and won’t affect people who already have loans as of today , especially when variable interest rates are a thing of the past  . This is a great time to borrow even with inflated money as it’s tax free .

    This is correct . If we cast our minds back to the beginning of the epidemic there was shortages of PPE . My friend was trying to get me to sell rubber gloves made in Malaysia but when checking the prices they were half the price on Amazon ???? if only he would of come to me with a price half of the Amazon price I might of been interested and I could of ended up in the same place as this women . All for a quick buck

    This is most likely the closest to the truth . Who wants to live in a rural village where the locals are threatening you with a gun ?

    So who said who’s gun it was ? Who said he scaled the wall ? It has to be investigated before anyones side of the truth can be believed . It’s quite easy to understand . Just for  arguments  sake he’s probably telling the truth ….. but you and I and most likely the police don’t for sure know that .

    On the original topic:  I always talk to foreigners when in bars and socializing; that's what I'm there for.  Thais too. (m/f/other).    Especially these days there are not that many people in the bars most of the time (some exceptions..) so then I say hi.   I do steer clear of tedious topics and conversations.. like .. I'm not going out to discuss US politics, crypto currency or Covid with someone who didn't spent a day in med school.   But all other topics are cool.

     

    A random person in the street or the supermarket though.. probably not when in a place like Chiang Mai that has tons of foreigners. But if it's seriously off the beaten track then I might say hello.

    Best post so far . A very normal approach . The way I see it , as I’m considered a younger guy (40) when traveling around Thailand I may be the only foreign guy some of these older guys see for a period of time . So yes I say hello and want nothing in return other then a hello back . I do the same here when I knock on my elderly Neighbours door to see how they are. I think we should all make a point of looking out for each other as I know for sure the Thais do for their elderly .

    Saying hello to someone is common curtesy where I’m from.
