The low interest rate is the biggest driver of real estate prices in the US. If the interest rate goes up a couple points, the prices will be unsustainable and the bottom will fall out of the market.
Which is why borrowed money becomes cheaper if inflation also raises incomes .

No In the west we have such a devalued currency from all of the printing we are getting massive inflation in everything including real estate . The only silver lining is borrowing money is cheap with low interest rates .

The numbers are falling exactly as Prayuth predicted 2 months ago.
He is the only leader in the world who has successfully forecasted when his numbers will fall and was even brave enough to say they would be less then 10k by 1st November. Just incredible!
How does he do that?
He borrowed the TAT forecast analysis?

Or be like Australia . Have a few cases and the whole country becomes a prison . What are they living on ? Fresh air ? People need to make a living

Or got rid of the passport he entered on .

Looks like the wife didn’t care much for the dead Thai guy . Practically denied knowing him (other then his advances) and looked completely at ease during the enactment . Something tells me old Rudolph’s death would of been a village party headed by the wife .

If I owed money to someone and they died you can bet your boots I’d be saying I’d already paid it ????

Its a sign of the times we now live in, where goods are traded online with little or no inspection performed by the buyer.
I guess the greed factor just took over, and they placed a large order to get the benefits.
Pretty dumb.
This is correct . If we cast our minds back to the beginning of the epidemic there was shortages of PPE . My friend was trying to get me to sell rubber gloves made in Malaysia but when checking the prices they were half the price on Amazon ???? if only he would of come to me with a price half of the Amazon price I might of been interested and I could of ended up in the same place as this women . All for a quick buck

It’s most likely much more simpler then we think . She went out drinking with the Thai guy she came back and the Swiss guy was angry at her . She then contacts the Thai guy telling him that the Swiss guy is angry and she needs a knight in shinning armour . Thai guy turns up threatening him with the gun (if he wanted to kill him it would be pretty easy) expecting the Swiss guy to get scared and leave town (many farangs have moved on after a threat) Swiss guy fights back and the Thai guy ends up dead . If I was the Swiss guy I would leave those country bumpkins to it and get out of that village asap and leave the bint and the locals to deal with it themselves .

I think it's more likely that Sathian went there to tell Rudolph to move on and move away. The house is likely in the wife's name, so can Rudolph kindly make himself scarce now, so Sathian and Lak can live happily ever after in her house.
This is most likely the closest to the truth . Who wants to live in a rural village where the locals are threatening you with a gun ?

She seems like a high class woman ,running off to a shack in the middle of a rice paddy to get some nooky ! The plot thickens .

Yep $20 a piece from AAA
The AAA licenses are hilarious . They look like something your kid would make in a art class (when he’s 5) it’s a bit of cardboard folded in half with a passport photo glued on it ! I kid you not .

This is why the investigations in offshore money will go absolutely nowhere . Who do you think will be doing the investigation ? Most likely a corrupt official who has been doing the very same thing .

Meanwhile, back in the good old US of A, the Biden Administration wants to put the spotlight on every American bank account worth $600 or more. Hey man, this ain't no joke, there must be some unpaid taxes in there somewhere.
Maybe his and his sons ….. he avoided $500 k last year and telling us to pay up ???? you couldn’t make it up

Before judge all watch system itself! Problem is not user, problem is who allow system! Communist system was really nice idea, only never cant come true coz human (animal) is greedy! If you want marx system and everything for all then maybe need move to Cuba!
I’m sure no one is bothered by your pennys . We are talking about billions and most likely trillions (combined) of $ that are hidden all while paying their staff non living wages so they become tax drains on the state . I think it’s known as corporate welfare .

When a politician whose salary is less than $200, 000 has millions stowed in offshore accounts , It does not take a great leap of imagination to think that such funds are the result of illegal activity.
Just look at that old hag Nancy Palouse . They are inside trading all the time but corruption doesn’t happen in the west ……

The small guy has no chance of avoiding tax while these massive companies can do as they please all while paying substandard wages and insisting on importing cheap labor from abroad and then watching us fight over the crumbs that are left . The wealth gap is getting wider

Would it matter why an individual scaled a wall, discharged a gun in an assault. The Swiss is defending him self regardless of WHY the guy climbed over the wall.
So who said who’s gun it was ? Who said he scaled the wall ? It has to be investigated before anyones side of the truth can be believed . It’s quite easy to understand . Just for arguments sake he’s probably telling the truth ….. but you and I and most likely the police don’t for sure know that .

On the original topic: I always talk to foreigners when in bars and socializing; that's what I'm there for. Thais too. (m/f/other). Especially these days there are not that many people in the bars most of the time (some exceptions..) so then I say hi. I do steer clear of tedious topics and conversations.. like .. I'm not going out to discuss US politics, crypto currency or Covid with someone who didn't spent a day in med school. But all other topics are cool.
A random person in the street or the supermarket though.. probably not when in a place like Chiang Mai that has tons of foreigners. But if it's seriously off the beaten track then I might say hello.
Best post so far . A very normal approach . The way I see it , as I’m considered a younger guy (40) when traveling around Thailand I may be the only foreign guy some of these older guys see for a period of time . So yes I say hello and want nothing in return other then a hello back . I do the same here when I knock on my elderly Neighbours door to see how they are. I think we should all make a point of looking out for each other as I know for sure the Thais do for their elderly .

two things ….. what was the name of the original thread ? I also said when I’m in a rural place with less foreigners I say hello to them .

Perhaps these "strange" (based on your idea of strange) people went to live in rural areas far away from other foreigners because they don't want to be disturbed. They could just be loners. Surely if being in areas where lots of other foreigners lived was important, that's where they would be.
Saying hello to someone is common curtesy where I’m from.

Most people get a locked in rate . I can’t see interest rates going up and won’t affect people who already have loans as of today , especially when variable interest rates are a thing of the past . This is a great time to borrow even with inflated money as it’s tax free .
