    Which is why a business that does not own the real estate it’s sat on is not worth a penny . You would have to be seriously brain dead to buy a business in the current climate .

    2 mil for a single level 3 + 3 shouldn't be an issue, although you should consider high ceilings, 3 metres if possible, wider eaves of say 900-1200mm, good quality sisalation and insolation, whirly birds on the roof to extract the hot air in the roof space, use the big blonde bricks, if you can pay a little extra and make it a cavity wall even better, cement slab, steel roof so to avoid termites and as to keep the place cooler when it's hot, which is most days.

     

    Building a house is easy, you just throw money at them, but getting the build right in this climate is imperative otherwise it will have to be done later and at a greater expense.

     

    In other words no point in building a hot box, sure air conditioners will keep them cool, but I prefer natural with limited air con use so as not to have dry eyes, soar throat and the bigger electricity bills.

    Fantastic advise . This will all be taken on board . I’m the same I don’t particularly like air con .

  3. What people don’t understand is none of these so called ‘vaccinations’ are really vaccinating anyone . They may lessen the effects but you will still be a carrier and it’s highly likely with ‘leaky vaccinations’ that the virus will mutate and make the so called ‘vaccinations’ useless . This has been known for decades ! The measles vaccination is a true vaccination , you could be around people who have measles and be safe in the knowledge you will never get it . The same CAN NOT be said of this .

    Security 

    Etc Etc 

    These additional costs can mount up to be  considerable amount on a Build cost

    The lands quite urban it’s 1 rai right next to the garden international school in ban chang rayong  has city water and electric on the paved road  . So the hook ups are minimal .

    I'd say around 1.5M as you want 3 bathrooms too (it is funny how pre build moo baans often sell the houses for double the cost). You could have a house of like 150 square meters easily.

    Thank you . Not looking for a castle just somewhere nice with a good outdoor space . Maybe with the 1.5 million you estimated maybe I could throw a pool in there too ? 

  6. I’m just wondering what type of house could I build for 2 million baht ? Already have the land and it’s been filled and has a wall around it   Looking for a single floor open floor plan house 3 bedrooms 3 bathrooms doesn’t have to be high spec as for the most part it will be a holiday home . Do you think it can be done ? Maybe you have pictures of something similar that you have done ?

    Rents down due to the pandemic is an extraordinary circumstance, and should return.

    One higher sale probably doesn't reflect an overall rise in the market (someone got lucky) and the rest is just the usual high asking prices that don't mean much.,

    Rents and sales will probably return to there 2019 levels when things go back to normal.

    Agree . A 5% ROI is seen as very good in the west . The good thing in the west is the longer you hold the property the value tends to go up . Not the same in Thailand as the market usually stays stagnant .
