Farm land here is more expensive that farm land in the UK. Average 12k an acre in the UK, a lot less up in Scotland (OK more close to London etc), with 2.5 rai to an acre and people asking 400,000 a rai for land in my area with no real paper something is wrong somewhere.
If land was held in a lot larger plots by fewer people I honestly think this would be better for land values.
Land holds and increases in value simply because there is no property tax . It’s an asset that costs you nothing for it to just sit there. Land is massively over valued here but where else do the wealthy put their money ? anything worth buying is already in the hands of the wealthy already . There is hardly a queue around the street trying to buy rice paddy .

This is what sets us apart then . I don’t even know where I want to be in 2 years but you can see 6-7 years into the future . As the OP said he wants market value on the rent ,only a goon would pay 7 years up front at market value . I guess mobility gets harder as you age so you might want to stay put .

I know one plot of 1.1 rai the owner wants to sell for 6 million or rent for 2k a month out in the countryside, it is on a big road but still he's happy to make less than half a percent by renting (which no one is actually renting). Land should be 500k tops.
I have always been someone dead against any form of tax on property, but I would like to see property tax be more of a thing in Thailand, if only just to reduce the prices of land and get land out of the hands of people who have no business owning land ie peasants.
So you would put all the land into the hands of the already wealthy ? What a ridiculous statement .

I highly doubt anyone would sign a long term lease for a house . A year or two is normal but 6-7 years is unheard of. You might not want to hear this but at present market rates you might at best get 2.5million for a quick sell . Rental yields mean nothing while there is no tourists there .

If I had to buy into a real estate growth market it would definitely be Singapore over Thailand. I cannot see Bangkok ever being a great place for long term real estate property value growth unless you owned a plot of land, which does appreciate. Condos are a dime a dozen. Just my opinion though and I could be wrong.
No you are very right . Condos and houses hardly ever go up in price . There is always new competition just around the corner being built as we speak . Land tends to appreciate nicely , you just can’t own it ????

Your hard work . The add clearly said and you agreed , the add said it’s still the busiest restaurant in Pattaya but is only paying its bills and keeping up with maintenance . That is saying there is NO profit or the add would say it’s PROFITABLE.

Read the add . Supposedly it’s still the busiest place in Pattaya and just paying the running costs . What do you think the profit margins are on each plate they sell ? At those prices you need to sell thousands a day . It’s a lot of work for very little return .

Even in its busiest times it hardly makes money . Low prices mean you need a massive turnover of customers . Restaurants have very low profit margins even at the best of times .

Filipinos are the smallest women I've ever had, I had to impose a lower weight limit on ladies of 38Kg when I was there. Didn't notice any odd accent, they all appeared to talk normal English to me.
That’s the great thing about this world ! I struggle to find Filipinos to be attractive , there are of course the rare occasion where they can be stunning but on average they are not . Im also not into issarn women and the same can be said about them . But that would leave more for you guys who do find them attractive ???? they are far too Americanised for my liking I prefer the Asian culture .

Agree with you . Listening to a Filipino speak is like listening to a bar girls pigeon English . It’s so annoying ! Also the food is terrible and they have a big obesity problem. To me it’s the armpit of se Asia.

3) Sounds like electricity could be an issue. How can I tell what kind of electricity I have nearby and if I need to upgrade it? (Is there something written on the pole?)

1- the reason the OP asked if it was a rice paddy is because they are normally lower then the road side which will mean you will have to build it up to stop it from flooding .
2. take a Thai you trust who’s local to the area to ask about the history of the area - no offense but if your missis is an uneducated farm girl she won’t be much use .
3. it’s quite a sandy terrain around that area flooding does happen and quite severe .
4. don’t ever marry your gf as then the userfuct means nothing as there is no legal contracts between man and wife . And remember if you finish you can’t sell without her permission . If it’s your money get it in a business name if it’s shared money by all means put it in hers .
5. I have found and is often the case Thais tend to get rid of land when it’s not very productive for farming anymore bargain hard and don’t pay what they are asking as it’s often overpriced .- 1

The reason the plots have got smaller is exactly that . Let’s say grandpa had 100 rai and had 5 kids when he dies divide that 100 rai by 5 and then with every generation it keeps getting split . Maybe Thailand should be like Scotland where something like 95% of the land is owned by 20 people and the other 5% get to squabble over a council flat in possill park ?
