  2. Properties rented out for residential purposes subject to lower tax rate, ministries confirm

    n2.jpeg

Homes or condominium units put up for rent as residential property will not be subject to the higher tax rate applied on rental properties for commercial use but will be charged at the lower tax rate applied to residential properties.

The Finance and Interior ministries have agreed to relax tax rules on home and condominiums units rented out by their owners as residential property.

Prasong Poontaneat, permanent secretary of Finance Ministry, yesterday clarified the land and building tax which will be enforced next year.

He said homes or condominium units put up for rent as residential property will not be subject to the higher tax rate applied on rental properties for commercial use but will be charged at the lower tax rate applied to residential properties.

That means the annual tax charge would be just Bt200 per million baht value of the property, not the Bt3,000 rate for commercial use properties. His announcement will be welcomed by Thais who were both confused and worried about the new tax charges to be enforced next year.

Lavaron Sangsnit, director general of the Fiscal Office, added that homes and condominiums rented out via Airbnb.com or registered as homestays will however be subject to commercial rates.

The two ministries will shortly announce the full details of land and building tax collection on these d properties, he added.

Machine translation of the Cabinet Resolution is not good enough for me to determine whether this resolution is intended for the issuance of and arrival with an O-A visa or for an extension of stay based on an O-A visa or for both.

@Jonathan Fairfield  Is it possible to have a professional translation to English done? It is a relatively short text, less than one page with Thai font size 14 points.

Yes, I'll arrange for the resolution to be officially translated

  6. Bangkok Thais On Top This Weekend

    Jasmine Suwannapura and Cydney Clanton

While the golfing world focused on The Open at Royal Portrush, several Thai ladies having been grabbing the headlines over in the States this weekend.

Jasmine Suwannapura from Bangkok, and her playing partner Cydney Clanton ran away with the LPGA’s Dow Great Lakes Bay Invitational on Saturday, shooting an 11-under 59 in best-ball play for a six-stroke victory.

Jasmine who only two years ago nearly had to give up her career due to a broken back, has jumped up to 29 in the 2019 LPGA Tour money list. This will guarantee her starts on the lucrative Autumn and Spring LPGA Asian swings. She has nearly hit US$1.5M in her career to date.

The winning streak continues for 19-year-old Patty Tavatanakit also from Bangkok, with her back-to-back wins on the LPGA’s Symetra Tour, after a 5-under par 67 this Sunday at Brook-Lea Country Club to claim the fifth annual Danielle Downey Credit Union Classic title by seven strokes at 20-under par overall.

Since making her Symetra Tour debut at the Island Resort Championship, Tavatanakit has finishes of tied for 14th, solo second and two victories. In that span, she has climbed all the way to No. 4 in the Volvik Race for the Card with $75,121 total season earnings.

Let’s not forget Bangkok based Pajaree Annnarukarn who now stands at 70 on the LPGA Tour money list and has only missed two cuts in ten events earning US$142k in her rookie year on tour.

Making up the LPGA top 100 are Ariya Jutanugarn at 11, sister Moriya at 26, Pornanong Phatlam at 49 and Pavarisa Yoktuan at 94.

And of course, waiting in the wings to join them is teen sensation Atthaya Thitikul from Ratchaburi. Currently Ladies World Amateur ranked 3rd Atthaya won the Ladies European Thailand Championship back in 2017, when she was only 14 years 4 months and 19 days old, which made her the youngest golfer ever to win a professional golf tournament.

Last month she won the same tournament in Pattaya and will go onto to play in the Ladies British Open next month.

The future looks very interesting for these talented ladies.

  7. Teen prodigy puts country before cash
    By Lerpong Amsa-ngiam
    The Nation

    n10.jpeg

Thai teen prodigy Atthaya Thitikul is in no hurry to turn professional despite earning widespread praise for her stunning second victory at the Ladies European Thailand (LET) Championship on Sunday.

The precocious 16-year-old talent made LET history as the youngest player to win twice on the tour, after carding a tournament record 22 under-par-266 to beat the up-and-coming German Esther Henseliet by five strokes.

When Atthaya won her maiden tittle at the Phoenix Gold Golf and Country Club in Pattaya two years ago at just 14 years, four months and nine days old, she also made history then as the youngest golfer to win a main tour pro event. However, the teenager has no plans turn pro soon. She is determined to at least defend her gold medal in December’s SEA Games in Manila. Only amateurs are allowed to compete in the golf competition of the regional sporting event.

“I still want to play in the SEA Games, which is another great opportunity to serve the country,’’ said Atthaya, who won two gold medals from individual and team along with Manushchaya Zeemakorn and Thitipa Pakdeesettakul at the 2017 Games in Kuala Lumpur. “It’s always an honour to represent the country, so I want to play for Thailand as long as I can,” added Atthaya.

No matter how talented she is, she still regards herself too young to become a professional yet. “I still have a lot more to learn. There are shots that I think I need to improve if I want to pursue a career in golf,” she added.

“At this point I’m still in the process of adjusting my new swing. If successful, I believe I will eventually do well on the pro tour.” Atthaya is tipped as the Kingdom’s next golf superstar, following in the footsteps of former world No 1 Ariya Jutanugarn.  In any event she may need to wait – she is still two years shy of turning 18, the minimum age for players on the US-based LPGA tour, the most prestigious circuit in women’s golf.

Thanks for the link, interesting read.

But I would expect a water machine on a tropical island would be cleaner than one in BKK... I think?

I'm not sure. I personally wouldn't use the road side water machines. But no doubt lots of people do without any issues

  9. Win a pair of tickets to Mahanakhon Skywalk, Thailand’s highest observation deck at King Power Mahanakhon with Thaivisa

Bangkok has a new, stunning attraction to hit its landscape and it sits on Thailand’s highest observation deck,  314 metres above ground. It is the Mahanakhon SkyWalk at King Power Mahanakhon, located at Chong Nonsi BTS (exit 3).

Popular Expat vlogger, Dan about Thailand, recently paid a visit and we must say the whole experience looked awesome.

Thaivisa is delighted to offer two tickets to one of our readers – just be sure you have a head for heights before you enter!

To win you will need to put your thinking hats on as we want you to make a short poem or limerick about what it would be like to walk out on the glass skywalk 310 metres above Bangkok.

Competition is open until 20th June 2019 and the winner will be notified by email and their winning entry subsequently published on Thaivisa for others to enjoy.

  10. Good thread.

I've never actually seen one of the pink ID cards, I don't know anyone who has one.

I know some info has been covered already but what are the real benefits of having one?

Can the pink ID be used in place of your passport say for when:

    - renewing work permit

    - renewing driving license

    - opening bank account/international banking

    - purchasing mobile SIM

    - checking into hotel/domestic air travel

Apart from dealing with immigration, which i obviously need my passport for, the instances listed above are the only occasions when I am ever ask to show my passport in Thailand.
