You go to the land office and request to register a usufruct.
In Thai it is called สิทธิเก็บกิน . A standard form is available.
Go to translate.google.com and copy the above Thai text.
You can even get a pronunciation.

Get a usufruct instead. Costs will be a few hundred baht and no taxes to be paid by your friend.
You can get a form for it at the land office.
Another added bonus is that it can be for live. So no 30 year maximum.
See the house as your home, not an investment.
So if do "usufruc" on his land and build a house, I can live in it as long as want without ever being ejected?
What is the form that I need for this please?

Mostly, people how buy single cabs are just looking for the cheapest truck money can buy, and the options available reflect that... Is there any particular features you're looking for? What sort of load will it be carrying? Will it be a high miler?
Just light loads and basic features but must be Diesal only, was looking at Toyota Vigo VNT at 538k.
Anything similer but cheaper will do.

Are these all the documents I would need to take to the Savanakhet consulate ?Once in bank you can request change of current status to non immigrant O visa entry which gives 90 days stay (and plenty of time to meet the 60 day bank deposit requirement) for the extension of stay application later.
1. Application form T.M.
2. Copy of passport
3. One 4 x 6 cm photo. 4/. 500 baht fee.
5. proof of money of 800,000 baht in a Thai bank

That would be the requirements at immigration to get an extension or a non immigrant visa entry. An extension costs 1900 baht and non immigrant visa entry would be 2000 baht.
A medical certificate would not be required.
For Savannakhet all you would only need your passport and copy of photo page and pay 2000 baht for the visa.
Any got a multi entry non O visa from Savannakhet for retirement purpose?

He would have to move to Pattaya to do that. You have to use the immigration office where you live.
There have been other reports of Jomtien taking longer than you mention plus having to come back the next day to pick up their passport.
Is that the case with Bangkok immigration too, must live in Bangkok?

You cannot get single entry O visas at the consulate in Sydney or the embassy in Canberra. They only do the OA visas.
You can get them at any of the honorary consulates listed here http://canberra.thaiembassy.org/consulate.html .
It does not list any honorary consulates but Consulate General Offices only.

If using bank deposit that would be letter, passbook and copies plus copies of passport, visa, entry and departure card as for extension and some form of where you live should be available. And being over age 50 if for retirement.

If you are over 50 , a requirement for a retirement extension, you should be able to get a single entry Non-o. Use the reason" to investigate retirement opportunities". You will get 90 days upon entry and will give you enough time to open a bank account, transfer the money and have it seasoned before you apply for an extension. If you are going to do this, make arrangements with your bank before leaving OZ so that the money transfer will go smoothly.

Just one more thing, the land is in "Nong Bua Lam Phu" so the Land office in Udon Thani, correct?
