WE dont want people who dont want to live at the land so the house part is not negotiable and most come from far away and this has never been an issue.
Renting by us out in the boonies is about 1500+ a month for a 1 room house
As mentioned its a 5 day week 99% of work places want 6 days, you are talking about larger companies for provident and social security, no one doing this sort of work for a private employee will get or expect this.
We pay way over your 300 a day its more like 450 + the perks.
I personally think we provide them with plenty.

I think the problem may be that you're limiting your pool of labor to couples that have no place to stay and not transportation. Pretty small group to draw from.
What can you rent the room for?
Were it me, I'd try getting people that have homes and transportation, pay a little more per day, have a monthly bonus when they don't moss more than a couple days, provide a nice lunch every day and free coffee all day.
Quit letting them draw all their money every day, limit them to 700 a week so they have something at the end of the month.
Let them buy their own rice.
The latest have their own bike and use our s occasionally.

Ok heres the costs, free house, cost 36k to have installed delivered , free water cost 150k for two wells but of course this is for all the land and is drinkable and has been tested at a lab in BKK 5k cost, free rice 300 a bag a month? free bike cost us about 7k bought very cheap off a friend but would have been at least 15k we used to also include free fuel for about 4 years but dont now, yes they can take the bike away if they want because I have my own and dont need it and dont forget its a 5 day week. Maybe 4-5 times a year we'll take them out for a meal and Wife often brings them clothes she gets free when tenants move out of our rooms and shoes.

In consideration of the above, your outright dismissal of the others' comments is not supported by the industry data..
In respect to the OP, the reality is that the current pay and working conditions are not sufficient to attract and to retain good labour. Thailand has near full employment and it does have a labour shortage. In the capitalist system, and free markets, labour is an input, much as fertilizer or water is. If the input is in short supply, then the cost of the input usually increases.
In plain language, the pay and working conditions need to be modified. Even though the OP believes that they are adequate, the results demonstrate that they are not attracting quality staff. Thailand is not North Korea where the peasants can be compelled to work on the farm.
suggest a salary for a 5 day week with accommodation, free motorbike, electric. water.........for this type of work?? hours 7-12 then 2 till 5.
This includes full training all power tools inc hedge cutter, leaf blower ( no brooms used here) weed whacker except we rarely use it as dont have massive weeds.
Also includes gloves boots hats face masks etc etc
You mention "unskilled labour" which is what we have they are not working in a skilled job and it does not require a "skilled" salary.
Its not rocket science for them.
We even have taken them to hospital when they have been ill and paid for the bag full of smarties they issue them.

I have several friends with high end restaurants. The waiters and kook's get very good pay and the tips are divided amongst all. The tips are mostly more than there regular pay !
When they get there pay? they don't come the next day because they spend it all last night !!!
They don't come as they please, sometimes a flimsy excuse or no excuse at all.
Poeple who dont know really dont know how it is to deal with this crap, have no idea of what its like "now" with staff, maybe some years back it wa s better now its pretty abysmal, the endless lies, never ever an honest word said by them, wonder if their whole life is a fabrication, they usually arrive with 0 baht and need daily payment, its quite pathetic and they are the first to bleat "were poor"....not hard to see why

My opinion of many Thais is they are very much like this, sure theres a few good honest hard workers but its a small minority, as mentioned 1 in 20. Lazy greedy, selfish whatever you give them just isnt enough and any opportunity to take from you will be used.
To all you Thai lovers............wake up, my opinions have been formed over 12 years 6 of which have been employing staff treating them fairly and kind makes no odds whatsoever, 95% is dross, the culture lets them get away with it because to be honest Id be giving them a real good smack if I could.

They have an established lifestyle and what we offer fits in better than anything else they have tried. We still need a house keeper but the wife worker is not suitable to d it. She is an outside girl, head down all day. Sometimes I think it is too good to last but I sure hope it does. They even work hard when we are not here. I will not see you before your trip but we will catch up in a couple of months. Hope this does not stuff up your trip. You have already had that in the past. Cheers

2 By wifi extender and extend wifi range to pond get another wifi camera ( have 4 already) make a point of saying looks like fish stocks are down maybe a neighbour is sneaking in at night but with this new camera with battery back up ( not true) and good night vision ( true) lets see....I'll get wife to casually mention all of this, will also get the policeman who comes here to casually mention the last staff and invent some fish stealing story and some dire consequences where the farang went crazy ape shit with them and took it to court etc.
I will treat them like crap as well, I usually buy them at least 1-2 drinks a day when we are in the sun working, that now ends, Ill still keep smiling at them though.
Work ethic has dropped off now and they are getting lazy, Ive been away 5 days and theyve done bugger all, my problem is i have to go to the Uk in 3 weeks for 6 weeks, we have another man who can come aged 52 but we dont know him, maybe better the devil for the next 2 months. If not Ill hire him whislt Im away. For those that dont know me ( arent you lucky) My wife lives in BKK and comes here every 2 weeks so someone has to be here all the time hence staff need to live in.
They have 6 weeks to completely get all the weeds out of the pineapples, If I come back and find no change and 3-4 foot high weeds then the Wifes sister will come and take over their job (not really but thats the BS story we'll spin them) then hire someone else but at "MY convenience"
I think my biggest problem is i do empathise about weed pulling but from now on its ferk em, as my wife says "dear for them is normal work in the heat" for me its quite hard.
The sad thing is if I stay with them theyll work well, soon as im gone sit on their <deleted>.
Time to toughen up for me.

They arent homeless they give up where they are living to live with us, The latest pair lived a bout 1 mile away in a rented house which they gave notice on to live with us.
