When I built my house i deliberately made it virtually airtight to keep out unwanted ging joks, snakes etc
Its difficult to open the front door and the ceiling creaks its that airtight.
Every night i go out with a wet towel and walk round the house and whack any on the walls off as they crap on the paintwork. I painted it and I dont plan to do it again any time soon.
Never get anything in the house at all.
I never open windows either, all are upvc with proper airtight seals, the door in i put extra sealant round, self adhesive bristles 7mm thick.
I gasp for air some days!!

Headwoman signed a paper with our details on, they checked my p/p, took a photo of me & my b/f and that was that. All very friendly - smiles & jokes, wais and handshakes at the end.
The fact that we have a local policeman BIL no doubt helps ...
Never had a visit in 5 years, told me I live too far away and they had no money for petrol.

Me too. Even so, I don't think that they are totally above criticism. I get the impression from the USA thread that our American cousins who have hitherto used the monthly income method have each received individual notifications from their Embassy. Not so in the case of the British Embassy, though - I wonder how many Brits out there are still blissfully unaware that the income confirmation service is being pulled and wlll thus have an unpleasant surprise sprung on them when the expiry of their current permission to stay date draws near?
Could turn out to be more a case of the Immigration Bureau telling us all to get stuffed if they were steadfastly to refuse to make any official announcement on this whole matter - which, by default, would mean that the only way forward for retirement extensions would be 800k in the bank seasoned for 3 months, and for marriage extensions 400k in the bank seasoned for 2 months.
Not last year but the year before an immigration officer tried very hard to get me to swap from 400k married to 800k retired extension of stay, not wishing to tie up 800 k I declined and last year did the normal 400k with no mention.
I decided at that previous time it was a lot more work for immigration to do than the Supporting a Thai wife extension than retirement extension and thats why they mentioned it.
Makes me wonder whats coming next, maybe theres going to be an increase in the amount coming soon from 400k to 800k?
Or as someone else mentioned theyll actually want to see this money coming from overseas instead of just sitting there like mine does for 5 years now.
We live off my Wifes income which is plenty i rarely bring money in, cant be arsed with the pallavar of shuffling it all around.

So many peoples here complaining that if we stay more then so and so long we are not tourists and we abuse the visas, yes that’s right we do, because for some of us that are under 50 years or are not married to a thai there are not many other options.
if Thailand could introduce a new visa for those under 50years that let you stay a full year without having to do anybody border crossing or go to the immigration to frequently I will be happy to pay up to 50,000 Baht a year for that.
only choice is education visa, but you have to meet to class or the elite visa which cost 100,000 baht a year, that’s to expensive, at least know with bad currency exercise rate, so it’s very easy for you guys over 50 years/ married to a thai and telling us we are abusing the visas, when you can chillax year after year without any problems.
it’s time to introduce new visas Thailand!
20 yrs, 1 million baht, bargain Elite Visa

Don't you think it's a bit ironic that Thailand heavily promotes PromptPay, supermarkets such as Gourmet Market already have QR payment machines, and now they are discussing implementing cross border QR payment systems, but then I hear this cash requirement idiotic thing from some other Thai authorities?
Another example is that Kasikorn has just recently introduced (quite late I would say compared to other banks), cardless ATM withdrawal based on QR code.
its bloody ridiculous, i carry a credit card thats it.

The problem is if you're British and want to do an income based application after the British embassy stops issuing income letters which are REQUIRED for income based applications. If you've been following this news you would know that already.

for peace of mind , Prior visit your immigration office and ask what is required, I am sure it will be all good
What I do every year, drag the Wife down , ask them whats required, as it can vary wildly, then go back the next day with what they want...........even then the next day they can change it. This years "hiccup" was that our photos needed to be printed on glossy photo paper even though every year theyve had them on matt paper straight off our printer.
Had to nip into Hua Hin photo shop and get them done........20 minutes later all done.
I always have a laugh with them about it but often its not them its the BKK boys who change things and they just follow orders as they know it will be sent back to them and they dont want any extra work.

I am prepared but it just occurred to me that such a rule change would be unfair to those with wives who earned enough to support their whole family.
Ah yes but the visa for marriage is "supporting a Thai Wife", I dont agree with this if your Wife is rich, but I dont make the dumbass rules.

And what is the problem with an extension based on marriage, surely the way to go if you are married?
2 extensions back i was told by an IO to change my marriage to an retirement extension, its a lot more paperwork for them to do the marriage visa. I smiled and ignored it, last years extension I did the usual marriage extension with nothing said.

Yeah, as others have pointed out, preparation is key. If you’re repainting old paint, after it’s clean, smooth and dry, I like the TOA Tack (Tac?) primer. Particularly if painting over gloss or semi gloss. It is clear, but dries fast and sticks!
I like semi-gloss TOA Supershield for walls inside and out, and flat ceiling paint for (yep) the ceiling.
If the walls are bumpy, flat paint is better as it does not show lumps as bad as gloss.
Again, first thing is a good scrub. I like laundry detergent & Scotchbrite pads. Rinse well and let dry...
If you’re painting a dark color you can sometimes get the guys to put pigment in the primer (making it easier to cover) but they won’t all do it.
Also, make sure you fill any holes a few times as it will shrink. Larger holes I like to fill with cement, then top with a latex filler to minimize shrinkage. A big hole filled with latex filler takes a long time to get hard. (Hmmm, there’s a joke in that somewhere...)
Large holes use car body filler, dries in minutes can fill huge holes fast with that

In the cities, there is some fear of the law, in the countryside with a farang, forget it. Men are going to take you for everything they can and split.
Try hiring women with children from the local community. People who you literally know where they and their parents live. And then treat them like family. That is your only hope.
