The last sentence I can agree. However, the other stuff sounds disturbing and not coherent for me. Sorry.🙏

I accept your apology for you not being able to understand my explanation of your absurd original comment in this thread.

    You don't?😂

Just pointed out the ridiculous nature of your original comment. Plenty of trees to go an hug but make sure you walk to the tree naked as the clothes you wear would have had an impact on the environment during manufacture and transport to the place of purchase.

There's a balance for everything I think you would agree.

By your own admission the "sold out" units are not sold out. The rooms are simply booked by paying a ridiculously low booking fee. A lot of buyers then  go to the bank and get a loan refusal. Some tourists or expats simply change their mind.... because they can and have very little to lose. Some do indeed make a profit selling those fake  "sold out" rooms to another idiot... usually a clueless expat. Yes, there are a lot of Asians buying these condos for cash.

I said the developer "withheld" the units from the market. I didn't say they were sold and the developer doesn't say they are sold either. They are simply not available and will be released at a later stage in development.

    Please pay attention.

This is the classic bull that so many dumb foreigners are actually believing it.

All these "sold out" units start to magically appear few years later.

Now, why is that? If you don't know the answer, I do.

Being in the industry these "sold out" units are sold. The developer may withhold a small percentage of the best units to maximise on their value later in the construction process.  A lot are bought in multiple unit lots by investors/speculators that then flip them as the price/sqm rises during construction. Recently a very large sub-penthouse sold in 2022 for 150k/sqm was "flipped" to a Chinese buyer for 300k/sqm.

Many units that are sold off plan are also re-sold prior to completion due to circumstances changing for the original buyer including their financial inability to complete payments and transfer. This was a huge factor a decade or so ago when the Russians were forefront of the market. They would be on their 2 week holiday from the cold and pay a minimal deposit on 2,3,4,5 or more units and when they got back to reality and the cold and payed a few regular instalments that they realised they couldn't afford what they'd bought. The developer gets to keep the money they've already received and they get to re-sell at a higher price and the agent can sell again and get another commission.

In short, there is a huge turnover of units during the course of pre-construction and construction.

Last week was the launch of another 50 level residential high rise on Pattaya 3rd road. Construction is not scheduled to even commence until Q1 2026 yet a group of European investors secured in excess of 400,000,000 Baht on the first day. These will be flipped without doubt during construction.

    There's your answer.

I doubt condo's sold at 150,000 sqm? Most Pattaya condo I've looked at seem to be 50-65,000 sqm so that's a massive difference

Now some new projects are much more expensive. At Grand Solaire on Thappraya Road the base price is 140k.sqm. on the lowest floors a dog kennel (sorry meant studio unit) of 20.5 sqm. starts from 2.87 million. Higher floors (it's 67 floors high) are 300k/sqm. in foreign quota. I've just received the latest sales matrix and there's not that many left on the high floors.

    No.

You are allowed to stay at the beach. You are not allowed to stay overnight.

Yes you can stay overnight. There is a building there that is (naturally) owned by the Navy and converted to a hotel. Foreigners can stay as long as they are accompanied by a Thai citizen. Stayed there several times.

People that do not have a licence are not allowed to own a car ?

Yes can own a car, no need for a licence. All our cars and first class insurance have always been in my Thai wife's name. She's never had and never wants a licence but not problem buying a car or insurance. I'm noted on the insurance policies as the "named driver", this saves on premiums. The insurance company take a copy of my licence annually.

Yea, I think TAT wrote this because they have some "hotels" on the beach, but only Thai citizens are allowed to stay there overnight.

Or maybe this is the official rule, but they allow you to come in if you come with a Thai. Either way, you can not stay overnight if you are Farang mug.

I've stayed overnight there regularly - with my Thai wife.

Thousands of Thais working illegally in farming etc, they won't be coming back until forced, pays too good

Correct. Thousands of them work on farms doing jobs that Koreans don't want to do. A bit like Cambodians and Burmese here...

Sister-in-law was a leading lawyer in a Thai company but jumped ship to work on a farm in Korea when a job was arranged by a cousin already there. Doubled her "salary" doing it.

You can't use a standard "wifi booster" aka "wifi repeater" in an evironment where you don't have access to the router, because you will not be able to pair it.

Unless today there is a device which comes with two wifi chips and allows you to connect with one chip as the client in an existing network and to open a wifi accespoint with the other chip it won't be possible with one device.

So for your situation you need two devices, a router which allows you to connect via wifi in "client mode" and another router or accespoint for your other devices to connect and a cable to connect those two devices

Not correct. I recently bought this reasonable inexpensive range extender: https://www.bnn.in.th/network/network/6935364070687

It gives 3 options to connect to the main router.

    1. WPS.

    2. Log into their website on a computer.

    3. Download their App on your smartphone.

As long as you know the network name and the password it's very easy. I used the App and it was logical and quick.

I had a very poor signal and the extender has allowed streaming (without buffering) of live TV/sports on an Android box, laptop and phones.

I bought a TCL 55 inch a few years. Great pic but only just found out the sound output on the back does not work so can't connect a sound bar and TCL service center don't reply to emails.

Most the major brands are at 17K and UHD 4K now so I would not buy TCL again

Can you bluetooth the connection from your TV to the soundbar?
