Hi, does anyone know a clothes/dress making school/college in Chiang Mai.
Google search only shows what looks like an international school (which don't answer their phone)
Tried google translate, still not finding any Thai schools. I'm sure there has to be a few.

I'm trying to get my head around the condo property market in Chiang Mai.
I've been here over 8 years, and rents have either gone sideways, or over the past year, down another 20%+, there's just an over supply, and a pandemic!
I bought a condo in an old building in 2019 for 750k, renovations, furnishing, total came to roughly 1mil.
Pre-Covid rent, 7,000pm.
The same condos were selling for 500k back in 2015, and the rents were pretty much the same.
Rents have now dropped to 6000k, but the price of the condos have gone up.
I don't really understand, is this just Thaiconomics?
(assuming rented for a full year)
2015 ROI - 10%
2019 ROI - 8%
2021 ROI - 5%
One recently sold for 1.2mil, fully renovated. There's others in the building looking for 1.3 and 1.4.... for the past few years, so I guess 1.2 is the limit.
What's going on here? Are prices expected to jump once things get back to some sort of normality, which could be 2 years away.
A target ROI in the west for a rental property investment is 10 - 15%.... Is 5 - 6% considered ok here?
On one hand its good, my property price has increased, but on the other hand, not so good. I was hoping to pick up another one, but a 5% ROI is pretty crappy.... unless these buyers know something I don't?

I've searched on here and some say you need a prescription, some say you don't... I know things have changed over time, so maybe it is legal now?

I think you're on to something. Condo in my building for sale, 1mil, was looking at other properties, chatting with an agent, they mentioned this one, not listed yet.
Asked how much, 1.7mil! Ha ha.... so either the owner is deluded, the floor space grew 70%, they installed gold taps, or the agent is having a laugh.

If you can't sell then it's priced too high, the market for selling is obviously terrible now, buyers market.
If you need to sell, drop the price, if not, then hang on for another few years.

So, our condo management decided, without asking, to instal a security entrance, only accessible with a key card... and can only exit with a card too.
There's an exit button... but it's been disabled. Not only is this a real pain in the a$$, letting people in and out, it's a fire hazard. Last thing I want to be thinking about if the building is on fire is, where's my key card.
I've never seen this before, having stayed in a bunch of condos over the years... is this common? I've asked a few times to sort it out, and just get the Thai nod, sabi sabi... we'll fix it etc... I'm thinking of duct taping a hammer to the wall by the exit.

I'm not exactly sure what our rights are here when it comes to the police. The fact they can just <deleted> test people with no cause is pretty nuts.
So,
1. Are you required to let police in if they come to your home?
2. If you end up at the police station, don't say or sign anything without talking to a lawyer?
Or is it best to just pay a "fine" as soon as you can?
That vid makes me want to have a lawyer on speed dial.

I could have gotten a masters in drama, what does that have to do with being a digital nomad/entrepreneur?

I had money stolen from my Thai bank, my bank app was compromised. Alerted my bank, they told me to go and get a police report, so, I got a police report.
3 weeks later, I finally get a call back from the bank, asked a load of questions, which were all in the police report. Then asked did I have any questions... I asked when will I be reimbursed, she said she said I wouldn't be, then didn't sound sure, and will call me back.
I had assumed Thailand bank deposits were insured against theft, I mean it seems pretty developed here.
Maybe I just have to jump through some more hoops, but if bank deposits are not insured against theft, I'd be very wary of leaving any large sums in your account.
