    I'll answer my own question, trying to top up ShopeePay via Kasikorn failed, but once i set up via ShopeePay to pull money from Kasikorn it worked

    There was a news story about it a month+ ago, they reassured local Thais that the road will be surfaced so it's flat. What they failed to mention is many man holes are already flush with the concrete so they can't have it both ways

    facebook Pattaya property groups have loads of houses and condos for rent, if you know the areas already you'll pick one up easy, but of course you'll need to set up an account, no need for photos etc

    they put some drains in but now water can't drain away quick enough, partly because not enough proper drain holes, also probably full anyway, as usual they haven't designed it properly and so keeps flooding

    A fresh one would be 26k+ each 15 months, why would any sane man do that? vs 12.5k a year? remember with an agent there is no seasoning

    Not each time, first time 15 months, then subsequent extensions 12 months

    There's always agents trying to milk it, 26k + re-entry is the right answer, you can even use one in Pattaya, maybe keep looking in Chiang Mai first

    That's his mental issues alone, no need for that. I prefer the 800k method but the agent method fills a gap for many, all Immigration are involved, that's what many farang don't understand

    Funny thing is he could have gone to one of the groping agogos, bought a lady drink 180 baht + his drink 90 baht, total 270 baht vs 200,000 baht, will they learn?

    There was a thread about this in the last 2 weeks in Thailand where a guy got his phone stolen and money transferred, same as op story, most people thought he was lying

    That sounds dodgy, usually it's as simple as seeing the transaction code which means International, then you asking for the letter for the land office and they provide which for me included name of condo i was buying. Maybe they are looking for a bribe. Try somewhere else first

    But could someone with your stolen phone and card, maybe bank book, install the bank app on the new phone, so resetting it up, will probably send an OTP to the new phone using the sim from stolen phone

    not much money really for saving people the 800k requirement

    That should work as 12-13 months of over 65ks, I switched by ensuring i had the 800k for the duration, no need for a new non imm O. If it doesn't work, worse case is agent for another year
