All the government want is their Tax on the rental income, If they were to collect TAX would that make all STR properties legal?

Tax had nothing to do with it. The whole Airbnb issue is about one particular situation, individual condo  units.

The court took the view that a condo unit could not be seen in the same way as a normal domestic building. With a normal domestic building the owner would be seen to be responsible for all aspects of the premises and that cannot be said for the owner of a condo unit. If I remember right the focus was on the safety aspects of a large building and ruled all rooms had to be taken into account.

I just read this on that legal site,

If some condominium owners want to play it safe and rent freely on a nightly or weekly basis, they can ask the juristic person to apply for a Hotel License for the entire condominium. However, the requirements for obtaining a Hotel License are considerable.

Indeed, the whole condo block would be taken into consideration.

I did similar but I use Wise to make the transfer to Thailand. It saves me having to go to the bank to collect FETs. It's quite a trek as I live out of town. That's a quite a low fee that HSBC are charging, but what exchange rate are you getting?

When Wise came on the scene each time I did a transfer I did a comparison and there was very little difference so stayed with what I was used to.  I send GBP so would get the rate when it hits BOT, probably a small admin fee for local bank but I have no indication of that. I have the Wise account and debit card so a back up if ever a problem with HSBC. Some time ago they did point out that I should be sending THB rather than GBP,  just ignored it and nothing further said.

Years ago when I started sending money, HSBC charged £17 for online and £25 at the branch then suddenly around 2012 they dropped it to £4, quite a surprising move.

Each time I do a transfer HSBC posts a remittance advice to my account and for immigration I just download them and cross refer to the statement.  In the days before covid when you could stay inside I used to watch the IO go through them, a couple  of minutes and no questions asked.

I recently was in Jomtien late afternoon. There were zero people in the information office so I took the opportunity to speak to the two immigration officers there. I spoak to them at length about the need to get a new TM30 after a trip abroad.  I was asked for my passport and asked if I had a current TM30 in my passport. They looked at it and they both agreed, without hesitation,  that there was  no need for a new one.

My 90 day is due next month so I will test what I was told.

I have always found it quite amazing that 2 of the 3 immigration depts within Chonburi Immigration have had such a different way of doing things. Sri Ratcha has said for a decade what you were told.

My driver's license expires in a couple months, I think I'll need to visit immigration to get a residence certificate, wonder if the TM30 has any effect on this.

You should have a TM30 slip in your passport which in theory is still valid.

That being the case, when you come to do the COR just go to immigration and ask for it. It will be a yes or no situation and if rejected do a new TM30 at the time.

I do not want to sound cheeky but what do you expect for a consultation fee of 200 Baht - seriously? You got an opinion on your skin spots for a steal of a price!

Depends where you go. At my hospital it is 100 baht to see a doctor and when I needed to see a dermatologist they made appointments for same day as cardiologist, still 100 baht so saw one for free or 2 at 50 baht.

After a while the dermatologist referred me to the plastic surgeon and that consultation was also 100 baht. He took one look and said the lump on my ear was cancer, just a question of which type. He removed about one sq in from my ear a few hours later, turned out to be BCC.

Have to say he did excellent job, very neat, just a bit lop sided now. Go back and see him for a check up every 3 months, has a good look around face, neck and arms taking photos of any spots/lumps.

Lay a new path, THEN put the infrastructure/groundwork in.

Fairly common policy in many countries, repair the roads and then the drains, subject to repairs even being considered. Don't start the work in the first place, problem resolved

When it comes to dysfunctional government departments, Thailand has been taking lessons from a world leader.

It all has to do with corruption. The builder who gave the biggest brown enveloppe got the job. But in order to maintain profitability the builder has to save on quality. In the meantime the responsibles from city hall don't care about t the rest of the operations as long as they got heir envelopes.

One has to assume you would have the same answer for every other country, not being a bigot or anything.

Some hotels won't let you check in with just Thai driver license now, 'policy is for passport'

What exactly is required of them in order to report T.M. 30? the passport number on driving license might not be current is understandable

for hotels that is this strict about reporting I doubt pink ID card would be acceptable too, it's not like they can put you down as a Thai person checking in

The talk of hotels being strict is to a certain extent  a bit hypocritical, they have in fact an obligation under the law to report foreigners staying on the premises.

Is it the view that hotels should break the law?

I as much as anyone don't like the regulation but it's there and normally my wife will check in and they just ignore  me, now and again there is a jobsworth.

Hotels have 2 separate reasons or checking ID, either for immigration or hotel security policy. If it is the latter they will normally accept DL or pink card, the former however requires they check the permission to stay date.

They should turn the water off in more places in Pattaya! I expect there will be low pressure for the next week as people fill up the big blue buckets.

Years ago the water in Pattaya was often turned off this time of year. Toilets were closed or became unusable, those with their own water were in high demand.

The Golden Crab in Soi 13 was owned by an English guy and when he built the new block around 2003 he put a large underground tank under the building so there would always be a reserve.

In those days we would go from late Nov till April, sometimes as late as June, without any rain. In the last 5/6 years we have had some rain in the early months and this year more than I have known.

    Bob Dylan got it right.

But for more than a decade now it has started on the 11th. This year stayed true to tradition.

Quite obvious the second sentence was outside your comprehension.

"However with the increase in foreigners it is almost certain there will be some starting on the 11th."

"True to tradition" would mean starting on the the 13th, but Thai tradition means nothing to foreigners who seem to think they can change things to suit themselves.

I'm not talking about official celebrations. In bar streets they start throwing water at passersby according to their own schedule and it lasts the whole week! It's always been like this, not just this year. I just don't know the actual date when they start this week-long madness.

Twenty odd years ago when I used to knock about Pattaya it always started on the afternoon of the 12th. However with the increase in foreigners it is almost certain there will be some starting on the 11th.

The activities in Pattaya pale into insignificance compared to the last day in Bang Saen. It is well worth a vist afterwards to see the sand sculptures on the beach.

During the Songkran festival every year, Chonburi Province will hold a Lai Bangsaen Day event, which every year falls on 16-17 April. It is a tradition that the people of Tambon San Suk have practiced since ancient times, formerly known as the Wan Lai merit-making ceremony, which means that villages have come to make merit together. On the occasion of Songkran Festival, or Thai New Year's Day, monks are invited from every temple in Saen Suk Subdistrict. People come to perform a ceremony, make merit, offer food to monks, and pour water. Then, there are activities to build sand pagodas, splash water, play games and local sports, and more activities.

Is it a matter of Thais not wanting to do the job, or the fact that the foreigners will work for less? Often the employers are Thai themselves.

When I had my house built the majority of the builders workforce were Burmese. My wife asked him about it and he said the Thai labour available were generally from the north and at certain times of the year they would disappear to help with the rice. Made it very difficult to plan the workload.

Need to get the GF out of the habit of constantly moving the wok, or the cooker is going to scratch up to all hell.   Think I would invest in a small gas burner if she's hell bent on cooking with a wok all the time.   It's going to be a hard habit to break.  Good luck with that one.

I would agree.  Wok cooking is intended to be done on high heat and  can be a bit messy. Separate gas would be a better option.

I can print the copy button on my laser printer and get worse results than scan/print.

If they desire so they can have.

Don't forget that as far as I know you need to show the original document for every copy that you supply.

You sign every copy as saying it's correct / unaltered.

As if that is not enough...

    Paranoid harassment

I was only pointing out how I thought the comment I replied to had been a misinterpretation, no need for the rant.

I have all the documents stored on the computer and just print them out for various requirements in various countries.

Probably another office variable and a bit meaningless unless my office take the same approach.

Glad my office doesn't want an original document for every copy, that really would make life difficult.  Living in the sticks very unlikely that every original for financials would ever reach Thailand.

Just for information: how do you manage having money from overseas arriving at the right time each month for 12 months?

Pre brexit I had my pension paid straight to account in Thailand. When it all went pear shaped I changed and had money paid to UK account.

Glad I did, when the letters stopped I had control of when transfers were made. I am with HSBC and they only charge £5, was £4 until  a couple of years ago.

    For a single non-O (retirement) from London in Feb this year I received a follow up email asking for;

    • Other request documents: - Flight details showing the applicant’s name, departure date, all flights en route from UK/Ireland/UK territories to Thailand

....so it might be worthwhile being prepared for that just in case you get the same next time.

Indeed, I would normally have the information but as it is not requested on the application, never seen the need to provide it.

it is only about 6 months since I did the last one, and I had the visa within 48 hours of application. With all the varying comments I suspect there is a certain amount of discretion being exercised by the embassy and some factors may carry more weight for some.

Nothing more than an observation, but my applications have a letter from my wife rather than just an address and I use the Thai account rather than my UK account for proof of funds.

There is no way they can distinguish.  The "photoscanned" copy using a home printer/scanner/photocopier produces copies that are as good, and in many cases better, as a commercial photocopier.
A commercial photocopiers picks up a "static" image on a drum, then toner which is applied to the paper.
A home photocopier picks up a digital image that is applied to a drum, then toner which is applied to the paper.
The only difference is how the image is picked up on the drum.  So this is Buffalo-poo.   💩

I don't know how many times over the last 17 years I've had my copies done on a commercial copier only to get copies that are near unreadable (too much toner, too little toner, dirty drum, etc).  Commercial copiers get heavy use.  A home copier does not and can be personally maintained to provide superior copies.

But they are going to say they can tell the difference?  And Ox-poo too.    💩

What you'll probably next experience is that you'll be required to get photocopies from only "approved" (connected) commercial copy shops and then provide receipts.  Cha-ching  Occam's Razor.

I think you are missing the point.

I suspect what was meant is they just want straight photocopies of an original, not a print from image that has be scanned into a computer, which could have been digitally altered.

It would be fairly obvious that many of my docs are prints rather than photocopies.

What makes it worse is before applying for a visa of course we need to book our flights which are usually (in our case ) non refundable or changeable without a big up-charge

I always book flights well in advance as they are normally at a better price, but I have never provided the booking details on a non O marriage visa application, may be different for a tourist visa.

On page 3 of the application they ask for the flight number landing into Thailand. You can get that quite easily from the internet, normally the same for a route and time.

I use Emirates and have changed date and time of the flight without charge. Different story if you want to change destination.

But the really odd thing is if you look at the e-visa site they now call this a visit family..ok fine but visit Thai Family is 400,000 baht proof...Visit Non Thai Family 30,000 baht/ $1000 usd proof (which is of course closer to last years $750)

This has come up a few times in the past. If you are looking at an e-visa site then the amount would be the local equivalent of 400K, for the UK this would be £10,000.

If I remember right it was queried with London and the answer was that the £10K was for the ME visa, when they were available, and that for a SE Non O anything over £1,000 would be acceptable.

If I remember right the application has 2 financial questions, Q4 & Q10, the latter being a bank statement for £10K.

    I think I answered Q4 and for Q10 uploaded a reference to Q4.
