  1. I will add that the two Daikin inverter I installed in 2008 have worked flawlessly and are quiet. The Panasonic Inverter is also very quiet. The lower end series LG I put in a guest room is just not built with the same "fit and finish" as the other brands. I noted this when the 400 baht per year air condition repair shop cleaning team is at work. The lower end LG series model makes quite a bit more noise than the Panasonic or Daikin inverter models. We do clean the filters with a standard vacuum once a month as we have to deal with crop ash when they burn fields near our home. The family owned air conditioning and major appliance shop near the Bamboo bar, Buriram Supply, I bought eight air conditioners from in Buriram has been good for after the sales service on the air conditioners. 100% of the wires, cables, pipes were hidden in the 12.5 and 7.5 AAC block walls and rendered over prior to painting the walls, so you do not see any pipe work on our house. Even the 32BTU standard Mitsubishi wall unit hangs safely on a 7.5 thick AAC block interior wall. The 24K Daiken inverter unit installed fine on an interior 7.5 thick AAC block wall. For the OP, the drain can be inside the house near a bathroom floor drain hidden under a sink counter, or it can be a drain outside. I did not install any compressors on our walls as we had the option to install them floor mounted on covered verandas and not necessarily on the same floor level as the room that was being air conditioned. I turn off the circuit breaker for units in rooms we do not use the air conditioning to save on the PEA bill.

  2. The less expensive way is via the fiber board sheets, and they did put insect screen under the sheets. There are many brands of this type of soffit as well as the soffit that looks like a piece of wood. The OP looks like he has enough metal frame work to hold these sheets that have ventilation slots or even the cut pieces of cement board.

  3. I've bought a few toilets in my time in Thailand for several houses. I familiar with the Mogen like the OP has shown in the photo. Mogen is part of STWO which also markets Starmark Kitchens. http://www.stwo.co.th/ If he bought it at HomePro they should honor a 30 day money back guarantee. Thaiwatsadu should honor the 30 day money back policy on a toilet. I know for a fact what the American Standard one day a month policy for actual service calls in Buriram. I originally bought some American Standard Champion toilets and I had to be persistent with American Standard, (Lixil) to provide customer service in the warranty period in Buriram. My experience with Cotto had been far different. Cotto is no longer with Toto but they will come to Buriram within three days of a valid service call. In fact for a fee they will install a toilet in Buriram with a guarantee. Any Cotto main dealer, not a re-seller who buys from a middle man, can get this sort of service from Cotto for any customer. If the OP checks in advance to see how promptly the toilet manufacturer will send a service team to his home in his province it might help him in selecting a toilet. The prices on Cotto toilet models at Homepro, Thaiwatsadu and most Home Marts is almost identical. Some Global House stores, but not all Global House stores sell Cotto. Homepro charges 950 baht to install a standard toilet and will install for "free" on certain higher end toilet models.

  4. Global sells Dura wood which is the lower cost, slightly lower spec version of Elephant wood. Dura wood is made by SCG as a lower cost option. Elephant is the premium brand of SCG. Global might have other brands such as Conwood or Shera Wood. The house builders used screws at my home and the painters did the putty on the screw heads, then sanded it all down prior to primer and then 2 coats of paint on either the Elephant sheets or the Elephant long boards. Thaiwatsadu has a good selection of these soffit boards. The catalogs will show how it is suppose to be installed and will have drawings to clue in your workers. I agree that gypsum board is not the best option for an outdoor soffit.

  5. I have Elephant brand fiber cement wood as the soffit at my home. I have a different sheet of Elephant brand fiber cement board with ventilation holes on the garage and pool house as a soffit. In both cases there is aluminum insect screen under the soffit to prevent insects from getting into that area. The boards come plain or already painted and in several widths at any builders merchant store. The boards are spaced just a bit apart to allow air flow. After 7 years no problems with the Elephant brand soffit boards or Elephant brand soffit sheets.

  6. The Hafele Showroom in Bangkok and in Phuket had some very slick door systems when I visited those showrooms. The Bangkok showroom of Hafele had quite a selection of high quality pieces, with prices posted on Soi Sukhumvit 64. The door hardware at the showroom was a world apart from some products of that German brand.

  7. You could ask the owner of the local Home Mart for names and numbers of builders. I did so in my part of Isaan. The local Home Mart will know all the builders and they have an idea who is buying proper building materials and who is cutting corners and buying marginal building materials.

  8. I've bought top of the line and not top of the line batteries for a 2005 Fortuner. I bought three new batteries in 8 years, and the car came with a battery, Two years for a battery seems unacceptable to me, but even the higher end sealed battery lasted just over 2 years. Battery shops do not have to stick to a list price as I was told by BK battery.

  9. Kenny202: Almost every Thai insurance broker sells proper house insurance. It is not only for fire. It is a set fee for certain classes of house insurance. I use the services of a bi-lingual, dual citizen, born in Thailand, educated in Bangkok at the American School, fully licensed Farang insurance broker from Phuket. The forum sponsor should be able to offer you proper insurance that will cover contents insurance including for "electrical fire". I've made a claim and had it paid 100% in full for an "electrical fire" all due to bad outdoor cable (not NYY) in the wrong conduit. Every insurance policy can be provided in English for any customer in Thailand by a responsive insurance broker. Now if you want to list jewelry, expensive electronics, art work, etc. there is a process and a cost associated, but certainly possible with some limits. The liability insurance and how much your policy will pay the fire department is a real consideration in my observation. A huge savings can be obtained if you pay for three years or five years in advance on home owners insurance. You will leave the insurance company no "wiggle room" if you have a signed "permit to build" that shows the actual approved size of your home, and that your home had an approved electrical plan. That 300 baht "permit to build" firmly establishes many things including insurance "questions". The name on the insurance policy establishes who gets the payment of any claims, irregardless of who paid the premium. The Thai Safety Insurance company paid my claim directly to my Bangkok bank account when I made a claim.

  10. Kenny202: Those security bars sold at the Surin Global House seem a real value compared to custom made security window bars. If Global House does not have the 2 pin screws each town has a "nut and bolt shop". In Surin the nut and bolt shop where the owners Son is fluent in English is directly across from a Tesco Express Store. In Buriram a nut and bolt shop is next to a Dentist, just one block from the railroad tracks on Highway 2074 not far from the Buriram Ekachon private Hospital. The Buriram nut and bolt shop has wheel barrows and welding gas tanks at the front of the store on the sidewalk. Those sort of family owned shops can usually provide specialty items at a fair cost in my experience.

When my wife phoned today and spoke Thai and then I spoke English with Miss Areerat of Lux Thailand the woman clearly in Thai and then in English stated that Flymo Lawn Mowers were not sold in Thailand. It could be the Flymo web site has an old link and the "former" distributor did not really know who imports Flymo lawn mowers to Thailand. When I built a house in 2007 and 2008 it took quite a bit of effort to find some building product and appliance distributors since the web links are not always up to date.

  12. Perhaps Skraach the O.P. could visit the beautiful modern office of Best Pac Concrete just North of Buriram. The Best Pac office is two years old and the managing director understands and speaks English. The office is very comfortable with all 9 air conditioners operating on the ground floor for the fifteen office staff. However if you walk into the restroom of Best Pac concrete where they have great wind flow, you might notice a different temperature experience in a concrete wall building. I've bought very good quality Pre-Stressed Concrete Piles and very robust pre stressed concrete floor slabs from Best Pac in Buriram. The Best Pac concrete two story office building is just North of the John Deere Farm Tractor Dealership on Highway 219. They will give him prices of concrete products in English all printed out on a computer with no run around.

There might be a "grey market" importer of this lawn mower, but I am not aware of such for Flymo.

  14. What brand and model of water softener did you install? On Tuesday or Wednesday I can ask Mr. Pichai the owner of the Buriram Water Pump Shop, who has over 20 years experience in this field. If I show him the model number and brand I believe he can give me a good answer which I can post on Wednesday. "Water softener" could be many things, so the specific type of device you have would be very helpful.

I've put a ceiling fan in every room in the house I had built in 2008 and in some outside covered veranda and outside covered balconies, I've owned several brands of standing fans and two wall mounted fans. It is the proper installation and balancing of the ceiling fans that made a significant difference in my personal experience. Hunter Fans, Emerson celing fans, Compass East, CEI Fans, Mr. Ken Fans, and Mitsubishi ceiling fans have worked out well for me in Buriram once they were properly installed. The Mitsubishi standing fans and Mitsubishi wall mounted fans have been the most quiet and dependable in Buriram. In Phuket at Makro the very first fan I bought in Thailand was a Hatari floor standing fan. It was quickly given to family in a Buriram village as it is far too noisy compared to the Mitsubishi. The Toshiba Fan and the Panasonic floor standing fans I bought at Big C are a notch noisier than the Mitsubishi floor standing fans I bought at Buriram Supply Siemens appliance store or at Ruangsangthai Builders Merchants in Buriram. I know for a fact the authorized repair facility for in warranty and out of warranty Mitsubishi fans in Buriram is the same shop that is the only authorized water pump repair facility in Buriram province. If you own a Mitsubishi fan and you would like ti fixed properly and it is under the 5 year motor warranty you might seek out the Mitsubishi water pump repair service center in your Province. They will most likely have the parts in stock and the proper training to fix a Mitsubishi ceiling fan or Mitsubishi wall fan, not just the Mitsubishi floor standing fan in a proper manner.

    The "somchai" repair shop might not have access to genuine Mitsubishi parts and certainly can not make a warranty no charge repair. But the "somchai" repair facility can be so useful for a Hatari fan repair. I've met several of the management of Kang Yong Electric Public Company Limited of Samutprakam who actually manufacture and warranty the Mitsubishi household water pumps and Mitsubishi electric fans in Thailand. Mr. Artit Manubrud the deputy department manager stressed to me that Kang Yong Electric Public Company would gladly provide parts and technical training for any authorized Mitsubishi repair service center in Thailand, not only the Mitsubishi repair facility in Buriram Province.

  16. This morning I see a new gasoline chainsaw display in Buriram. I also see 3 different chain saws being repaired this Saturday morning in Buriram where my Bosch lawn mower is being fixed. Family mowed the lawn after a rain and it did not agree with that Bosch electric lawn mower. HomePro in Buriram also sells a 11.5" gasoline chain saw from Asgatec for a few thousand baht more than the family owned not air conditioned builders merchants sell gasoline chain saws and modify chain saws and repair chain saws. I did not see the repair facility or anyone with grease on their hands at the beautiful Home Pro in Buriram. Maybe the repair facility is hidden behind the spa whirlpool tubs at the Buriram HomePro Store. I'll ask the Asgatec representative at the Buriram Homepro store about a permit to operate a gasoline chain saw.

  17. The PEA in Buriram will approve just about any structure for permanent meter electricity. I did not recall paying a thing for either of my two yellow house books, but it might have been a modest fee. Like under 100 baht modest fee similar to register a marriage fee. Government fees will only go up in price so I applaud the OP for getting the papers in order now. The Kingdom is "form over function" in my observation and the more "papers' with stamps from Government offices the happier any person in "authority" seems to be.

  18. The Champion model 007 toilet with a seat cover, but called a pail flush is 755 baht today at Buriram Thaiwatsadu. However one must congratulate HappynThailand for using the existing plumbing in the Mother in law's house. I'd wager that the new Buriam Global House store will have a Crate brand toilet made in China, for the same price as Thawatsadu in Buriram charges for the Champion Brand toilet that is made in Thailand. In Buriram the Homepro modern trade store and Thawatsadu hardware store have identical prices on some models of Cotto toilets but other stores sell the same models at a different price. Global House no longer offers any installation services in Surin but HomePro advertises 950 baht to install a flushing Western toilet in Buriram.

  19. I've seen a few gasoline chain saws being sold and repaired in Buriram at the same Buriram Builders merchants that repairs my power tools and lawn mowers. I've also seen one brand of electric chain saw at the same Buriram Builders Merchants store, but I was told it is not a popular item. I do know that 11.5" chain saws are sold quite often to both expats and Thai citizens and that quite often a longer Oregon brand saw and chain is installed for an extra fee. Maybe people go out and apply for the permit at:

    Buriram Provincial Natural Resources and Environment Office has moved from the old office to the new HUGE Provincial Government complex since 25th of June 2014. Or maybe they do not bother to apply. I would agree with post 42, especially expats who are not going to be doing illegal cutting. I got a very puzzled look from the manager of the Buriram chain saw repair department if a permit was mandatory for free warranty repairs. She thought I was joking. She would not care at all about a permit, she is more concerned with satisfied customers when she fixes a chain saw in or out of warranty. Even in Pattaya an expat can have a Thai friend apply for a chain saw permit AFTER they have bought the chain saw in Buriram with no hassle. I know this to be a fact. If you are stopped at a police road block with a chain saw you MIGHT be asked to present a permit. Nothing 200 baht can not cover if you did not have the chain saw permit in your truck.

In Muang Buriram, to the rear of the Buriram Builders Merchants store Ruangsangthai I have bought ready mix concrete in January 2015 in both large delivery cement trucks and the small concrete ready mix delivery truck, with a slump test and printed batch report. The concrete ready mix trucks did not drive more than 20 kl from the Buriram concrete batching plant so the cost might be higher if the delivery trucks were to travel a greater distance in Buriram province. The cost I was quoted in English in person at Ruangsangthai Builders merchants was 1499 baht per cube for 180 KSC or 1649 for 210 KSC concrete, 1699 baht for 240 KSC ready mixed concrete, 1749 baht for 280 KSC ready mix concrete or 1849 baht for 300 KSC ready mixed concrete. That was for a 82 cube larger than Surin Beach posted. The Buriram Concrete batching plant is less than one year old and has computers inside that control the mix. Plasticizer and other additives were offered if needed at this Buriram concrete batching plant. The prices must be similar at other lower overhead high volume family owned concrete dealers in Isaan. Certainly seems a better price than the OP was quoted in Surin on Phuket island. I did get a price quote from CPAC Cement in Buriram to compare prices prior to placing my order of ready mixed concrete. Perhaps on Phuket island is a family owned lower overhead ready mix dealer with a modern concrete batching plant that can offer a lower price for Surin Beach.

  22. HappynThailand: It took me a while to realize why your very funny photo is probably not taken in Thailand. The wood would be too expensive and the toilet too high for most older generation Thai residents. But the "thought is good" to make a better bathroom for family members and I commend you for your efforts.
