  1. You could contact American Standard representatives in Thailand. Once a month, and only one day a month, will American Standard send a repair person to Buriram Province under the limited warranty of new American Standard products. They will mail parts of an "older" toilet if you pay in full in advance and include four times the cost of the actual shipping fee in addition to the list price cost of the parts. Lixil sells two brands of toilets in Thailand. They will answer questions in English via e-mail.

  2. I bought several Eve lighting LED dimable E27 lamps, a motion sensor LED exterior security light fixture and the 26 watt LED ceiling light fixture in Buriram today. Prices are lower in June 2015 at a family owned store than I noted in February 2015 at Global House or the Buriram HomePro store.

  3. Canopy has some very good observations. The OP posted a photo of a low end DOS septic tank, when in fact DOS offers multi chamber septic tanks that any full line DOS dealer could offer in Thailand. I installed three of the 1000 liter DOS septic tanks that have dimples in 2008. One septic tank is fed by two toilets and one urinal each. I would have purchased larger DOS septic tanks for my home but there was a mix up where a lot line was "changed" and a fence put in place where it was not expected. The slope from the bathroom toilets to the actual septic tank played a major role in how many septic tanks we installed. Once a year we put a bag of the "starter' in the septic tank and in 7 years there has never been a need to call out the honey bucket. The DOS ST-20/BK is far superior to cement rings and if that is the 1000 liter tank offered where the OP lives he would be wise to buy that septic tank at Global House if they offer free delivery. SAFE is a popular brand of water tank in Buriram and they offer at least two series of septic tanks that are worthwhile for the OP to consider. Elephant brand is not in the same specs of water tanks as DOS or SAFE if you check the printed brochures. Most any builders merchants can offer good quality septic tanks including DOS and SAFE brand tanks, but the delivery options might make one store a better source than a chain store. I see the exact same DOS septic tank for sale for 200 baht less and no charge for delivery at a family owned builders merchant store in Buriram. There might be a similar lower overhead store for the OP to consider where he might receive customer service in English from the owner of the store in his part of Thailand.

  4. This is the correct url for a successful broker in Buriram. I have met over a dozen people in person who have bought property through this firm and others who have successfully sold houses through this firm. They might not be the best broker for Korat, but are on the top of my list if I was to list a home for sale in Buriram Province. I spoke this week to a friend who lives in a small village near Krasang. He printed up a flyer with photos and placed them in all manner of restaurants in and near his location, and sold his 2 million baht home in less than two weeks to a local Thai citizen.

  5. I'd steer clear of the container for housing or an office unless you spent real money to have a firm that could show you complete comfortable projects. I noted how the a/c must be on in the concrete ready mix batching office in Buriram. That shipping container conversion and roof system are less than one year old in the photos. Only a couple of computers to generate heat in that converted shipping container but I was told they must keep the a/c on most of the day even into the evening when they are sending concrete trucks to large construction sites. That metal roofing does not age well and/or this was installed incorrectly. The OP has incorporated some cost effective house building materials into his home plans. The AAC light weight blocks of a reputable brand will serve him well to make it much cooler in his home. He might look into thicker autoclaved blocks. I have 12.5 thick AAC blocks in Buriram for exterior walls and 7.5 for interior walls. Yesterday I toured three homes under construction in Buriram that were in the 12,000 baht per square meter price range fully fitted with cement roof tiles, 20 cm thick AAC wall blocks, roof insulation, Western Kitchens, LED lighting, but that price did not include the a/c installations.

  6. Yes I will agree with Pib that the posted price of the Mitsubishi inverter pumps are not cheap. Different dealers offer different prices in my observation. They both cost less than the posted price of a current iPhone so that is a choice people make. Unlike the iPhone I have not noticed water pump prices drop after 9 month.

  7. My wife had me make two trips today for Building Materials in Buriram for her nephew's small village house project. At 9am I noted four Mitsubishi Electric Automation Technical support team members teaching a class for six repair technicians and five water pump sales staff of Ruangsangthai. In the late afternoon at 5:15p.m. these same four men were at that water pump store finishing technical training. I showed them the OP question and said retail price of the pump was not the issue, but the best long term solution was the request. Mr. Phisit Tmaruka the Mitsubishi Electric Automation pump designer and Mr. Choedpong Deokul the Assistant Manager of Technical Support in Thailand were clear that the Mitsubishi iMCH 65VS or the Mitsubishi iMCH 100VS Inverter water pumps would provide constant pressure. These Mitsubishi water pump experts who spent all day in Buriram teaching repair and product knowledge, asked me how many bathrooms in the three level townhouse. It seemed to me very simple to adjust the water pressure with either of these two Mitsubishi water pumps. Grundfos is a fine brand, but you might check into where the water pump would be serviced in your province and what spare parts cost for a Grundfos water pump vs a Mitsubishi water pump.

  8. There was no such platform in 2007 when I built a home in Buriram province. I have not seen any such web platform in 2015. In Buriram, as most provinces in Thailand, you should ask for personal recommendations and visit the house building sites of contractors you are considering. Today I went with a Ohio native to meet a building consultant who is building three homes currently in Buriram with three different Thai building contractors. It was very educational and my fellow US expat who is serious about building a home without straining his marriage due to language differences was pleased to see three homes currently under construction and with expats at each site who were having these homes built to professional architect plans. Each home had a list of materials which the building consultant had received written bids from several Buriram Builders merchants. The homes were costing from under 2 million to over 3 million fully fitted with name brand ovens, cook tops, sinks, sanitaryware, wardrobes, all ready to move in.

    Two Buriram homes had thermalite wall blocks 20cm thick and one house had 10cm thermalite wall blocks with red masonry bricks on the exterior walls. Two of the homes I toured today are being built by Farang on "speculation" as these two expats had previously in 2014 built similar size homes and sold them for a profit. In 2007 as well as 2015 it is a challenge to receive a prompt e-mail reply from a typical Thai business, so I just can not imagine a Thai builder taking the time to read requests for bids that come over a web site, when he has his dance card full via real paying jobs from established professional relationships he knows are not tire kickers. Every Thai builder I have met has a limited credit limit with a store such as Thai Watsadu or Home Mart so they need to be careful who they work for so they can pay their bills to the store and construction team. It was explained to me today why often the Thai builder suggests to the Farang that the Farang pick and pay for the wall blocks, roof tiles, floor tiles, kitchen fittings, bathroom fixtures, air conditioning, etc.. The Thai builder does not have the credit ability to front the money for such building materials if he is getting payments as he finishes each step of the house building construction. I've attached photos of two houses in Buriram being built by two different Thai contractors, but under the supervision of one expat building consultant. It is the choice I would make if I build a 2nd house in my wife's village, as using the family to currently build is full of pitfalls and communication challenges. The ultimate fear of a Thai builder is the Farang departing the Kingdom prior to final payment if his relationship with the Thai spouse goes bad. The Thai spouse will scramble to finish payments on the construction job.

  9. Nickkbh: You might spend the time to visit a better "pump shop" where the owner might speak and understand English. A pump that is recommended in Buriram Province for a three floor residential house is the Mitsubishi Super Pump. While Grundfos makes a strong line up of water pumps for sale in Thailand, ask the price for certain spare parts prior to selecting a brand. If you contact Mitsubishi water pumps they can inform you of the better dealer | installed | repair station in your area. Consider the Mitsubishi Super Pump in the top right of the photo.

  10. I own a Mitsubishi WP305 QS water pump at my home in Buriram province. On the Mitsubishi water pump web site for household water pumps in Thailand it may list the authorized warranty repair stations for Mitsubishi water pumps. I have obtained competent Mitsubishi water pump repairs at my home, as well as at the Buriram water pump specilaists when I phoned Mr. Pichai the bi-lingual owner of Ruangsangthai. He is actually in Bangkok this weekend at an event sponsored by Mitsubishi Electric. He told me his family has been selling and repairing Mitsubishi water pumps for 30 years in Buriram. I'll take a wager whichever independent family owned "water pump shop" in Roi-et or Mukdahan is the authorized Mitsubishi Water pump repair center owner, that person is in Bangkok this weekend. I will ask Mr. Pichai sometime next week what shop he would recommend in Roi - et or Mukdahan for genuine Mitsubishi water pump parts and repairs. The sales manager of all Mitsubishi water pumps for Thailand has been to Buriram and I noted he spent real time with "Kat" and the team of water pump repair technicians of that shop. Perhaps he also visited similar Mitsubishi repair centers in Roi - et and Mukdahan. The only time my Mitsubishi WP305 QS water pump was taken to the Buriram repair center, the water pump repair team of Ruangsangthai had brought a free loaner Hitachi water pump to my home so I had no break in water pumping service.

While one could assume there is a major glut of unsold and not yet rented two story or three story shop house or single floor attached houses in Buriram and Surin province I have a current observation. A nephew of my wife built a six unit single floor cheap as chips, row house with the lowest cost materials and all local village labor. In a small village, on the way to Kaeng Dong. A bit off of the main 2 lane Highway 2226. But amazingly to me, all six rooms were booked by renters at 1500 baht a month prior to the building even being finished. It has been booked solid for over six months. Simple business ventures, even some people living three or more to the small room. So it was at the right rental price point, he like the OP, was not funding this with borrowed money, he had the land in the family for a while, and that village did not have ten other or even three other similar buildings. Location, Location, build cost, rental Price seem to play a role in real estate success all over the world, even an Isaan village. Each tenant has their own water meter and their own PEA electric meter so he was not concerned with energy savings building materials or a low flow toilet.

  12. The Clipsal name is being phased out and those weatherproof outlets are sold as "Schneider Electric". Schneider electric is the French firm that owns PELCO security, APC UPS products, Square D Load Centers and Circuit Breakers, and other quality brands. A high volume low overhead dealer will sell the Schneider Electric products for less than the list price on the telepart scan of a sales brochure. There are several builders merchants and electric supply shops in Buriram that sell Schneider electric circuit breakers, load centers, sockets and switch sets for less than the Buriram Homepro, Buriram Global House or Buriram Thaiwatsadu.

  13. I can only speak of paying 10 years worth of land tax in an Amphur and land tax for family village land. It is an easy and painless process. You show them a previous land tax payment receipt OR a copy of the land paper. They have a ledger. There is not trickery. You pay what they say, you get a receipt and you have the option to pay several years in advance to save the gasoline expense. This can be a five or six minute process if you have a copy of the previous land tax payment receipt or land papers. It might be a higher rate for "commercial" property, but the process should be the same. I can not comment on late payment penalties, since I have been able to pay a few years at a time and keep current. I have never brought my wife into the tax office, it is not a bad experience to have them show you the payment due and issue a written receipt.

  14. I had two Amena air conditioners installed in a two bedroom, 2000 baht a month rental I lived for two years in a small town in Buriram Province. The Thai owner owns a gold store in our town. There was no written lease and only a 2000 baht refundable deposit. When we moved to a house I had built my wife had the air condition installation team doing a few better brand installations at our new home go and remove the two Amena air conditioners. My wife and her family took off every bathroom fitting, electric cable, even the Square D circuit breaker load center we had installed. She removed the insect screen we had installed. She left the Champion brand western style toilet she had installed. She took off the VRH stainless 304 wall fittings and put back some low end bath towel and hand towel racks that the land lord had installed prior to our tenancy. Those two Amena air conditioners work fine in a guest room, we receive our princely 2000 baht deposit back in full and the original fuse box of sorts was on the wall where we had an electrician install a Square D load center. My wife had found a new tenant for the landlord and did leave the house cleaner than we found two years prior. I do not imagine that sort of strip the walls bare and patch the holes, and paint the patches, where both a/c units had been installed would pass muster in a larger town or with most landlords. The issue was not so much the rental deposit but retaining reasonable items we had installed in a basic living unit. I was shocked in 2005 that my wife had rented a house with no written contract of any sort. Our landlord did not spend a single baht in two years on the rental unit for any repairs or any improvements. We even paid for V-Con roof tiles to be replaced to stop rain from leaking into the rental unit. This landlord had verbally told my wife we could install anything, and could remove such items, but to leave the original items back installed when we left.

Cashboy: Different hardware stores or tool shops in Thailand are direct Honda Power products dealers and many other places you see genuine Honda are actually a store that buys from a 'direct Honda Power Products Dealer". So in Buriram City there are only two direct Honda Power Products dealers for genuine Honda brush cutters, Honda Water Pumps, Honda Power Generators, Honda lawn mowers. The other stores in Buriram who sell Honda Power products for a garden or farm actually buy from either of the two Buriram direct dealers or a direct Honda dealer in a different province. If you walked in with Thai baht cash to the same Buriram Builders merchants I bought my Father in law a Honda UMK435 four stroke brush cutter you could pay 7650 baht for the genuine Honda WB20XT water pump. You could pay 9600 baht for the genuine Honda WB30XT water pump. I paid 8500 baht for the genuine Honda UMK435 four stroke brush cutter. Often times a dealer will include hoses with the Honda Water Pump. Only certain sellers of Honda water pumps or Honda power products are actual repair stations for warranty repairs or after warranty repairs with genuine Honda parts.

  16. Mr. Pichai looked at the photos of the "Guangzhou Winner Machinery Technology co. ltd" factory and the ride on tractor. He said it looks very much like the "Kanto" brand of ride on lawn mower that is sold in Thailand. The kanto ride on lawn mower is made in China, and has a made in the USA Briggs 7 Stratton engine. But make no mistake, it is NOT made in Jackson Michigan.

  17. Weegee: I had the opportunity to examine the wooden box and check all the labels on the Troy Bilt made in Michigan USA lawn mower that is sold in Buriram by Ruangsangthai. No part of that lawn mower indicates China. Everything indicated USA built. Maybe other retailers have a similar model, but the Troy Bilt riding garden tractor is 100% built in the USA that Mr. Pichai sells and services in Buriram. He told me he is offered less expensive, and more expensive ride on lawn mowers that are made in China on a regular basis. I'm picking up a UPVC bathroom door today in Buriram for my wife's ongoing village building project and I'll snap a photo of the made in the USA ride on lawn mower name plate in Buriram. Some genuine Honda self propelled lawn mowers are made in China, the Talon self propelled lawn mower is made in China but the Raptor brand self propelled lawn mower in some stores has a made in China engine, while at Ruangsangthai in Buriram the Briggs & Stratton engine is only made in the USA. I'll wager the body of that 10,500 self propelled lawn mower is not made in the USA. There are many knock off petrol brush cutters that use similar model numbers to the genuine Honda UMK435 four stroke brush cutter. The Honda brush cutter sold at Global House in Buriram and at Ruangsangthai in Buriram are both from the same Honda Power products manufacturing plant in Thailand. One store sells it for less every day and only one store has an actual repair department. There are no genuine Honda power products sold at Thaiwatsadu in Buriram nor at IQ House in Buriram.

  18. To the OP: I must be shopping at different stores in Buriram and Surin province. I had not seen 300,000 baht as the starting price point of a ride on lawn mower. For 10,500 baht you can buy a self propelled lawn mower where the Briggs & Stratton engine is made in the USA. For 119,900 you can buy a Troy Bilt lawn mower in Thailand where the entire mower was made in Michigan, USA and imported by the official Briggs & Stratton exclusive importer and has full support of Briggs & Stratton. HomePro is not the only store selling made in the USA lawn mowers and certainly other stores have the option to price it for less every day of the week. I've taken a few factory tours in Thailand and I know which Japanese owned plant actually makes the Husqvarna petrol brush cutter on a contract basis in Thailand. That Husqvarna brush cutter sells for significantly more than the genuine Honda Brush cutters made in the same Honda Power Products plant in Thailand. My Motorola Moto E which can not be repaired in Thailand, was less than $119 USD, but I would not invest significant money on a ride on lawn mower if the parts were not available in a timely basis from an authorized Thailand dealer with a repair department I trusted.

  19. I bought a new model Motorola Moto E mobile phone in May 2014 when I was in California. In July when I was in Thailand the phone had a repair issue. Since I did not buy the phone in Thailand and since that phone was never imported into Thailand the distributor of Motorola phones would not help in any way. I shipped the Moto E at my expense to the Motorola importer service center and they did not even open the box. They just sent it back to Buriram. They had no parts for that phone since it had never been officially imported to Thailand.

    So if the OP wishes to import a ride on lawn mower it might serve them well to import a model already on sale in Thailand for the sake of parts. I see repairs in Buriram of power tools that were brought from Australia or Europe of mainstream brands where the same model or very similar model Makita, Maktec, DeWALT, Hitachi, Bosch are currently sold in Thailand. Those power tools arrived in ordinary luggage to Thailand and not via a freight shipping service. Homepro in Surin sells the made in the USA Troy Bilt Pony ride on lawn mower with a 17.5 hp Briggs & Stratton engine that was fully made in Michigan, USA. Some stores might sell this riding grass mower for significantly less baht and have an actual repair department to do preventative maintenance and warranty repairs and after the warranty period repairs.

  20. There is no shortage of "interesting brands" of gasoline generators in Buriram. I noted that the Jupiter JD - D5 Super quiet diesel generator is far less noisy than any other generator I had heard priced under 40,000 baht. I like Crossy's idea of a quiet

    box for an open sided generator. The Honda 4 stroke gasoline 2.0 KVA with the maximum output of 2.2 KVA is sold at 15,000 baht in Buriram so it might be priced at or near that price at other Honda Dealers. It is a genuine Honda Power Product, but

    it manufactured at a Honda assembly plant in China.
