Airline asked for us to complete some application similar to 'thai channa'. didnt work and nobody asked upon arrival. upon arrival, was asked for 'vaccination certificate' with 2 jabs, of which they scanned QR code & off we went. -

Seminyak, jimbran, ubud etc They were all cheaper than here, in varying degrees -
From my experience, Thainess was/is cultivated as a means for 'protectionism' or 'monopoly' in corporate terms... foreigners would not belong, even if you are tax payers or have blue, yellow books, pink cards, married with kids, contributing in various ways to the nation. you are always quite a few notches down the pecking order. This also arises from their 'superiority complex', where they believe the race is superlative to all others.

Was in Bali earlier this month and they seem to be busy with visitors. may not be pre-covid levels but way more busier than what we see here. It appeared the cost of groceries were not as expensive as we pay here. wine, cheese, chocolates, pringles, cookies, beef were 8-15% cheaper there than here. compared to pre-covid years, the restaurant prices also seems to tipped in favour of bali! Would this be stemming from higher import duties on food levied here?

Should not have any headaches at the thai end. If you plan to utilise this condo purchase, notify thai bank to obtain 'FETC'. 'Wise' not the best option for large amounts. If you are not betting on the current usd/thb to be the best, - open an FCD account with your thai bank, - move money from overseas to your FCD account. - Transfer from FCD to THB account as & when you want, on internet banking or OTC. - if following monthly income method for visa extension with immigration, use OTC method, so that your statement reflects FTT on bank statement. - else, easy to do on internet banking on a piecemeal or lumpsum basis and nobody bothers you... -

WHT has to be deducted and paid to govt by the lessee. When you file personal tax return in Thailand, the WHT will be refunded to you, if your income does not attract tax for the FY. if your only income for the year in Thailand is less than 150,000, you will receive a full refund. I once had a tenant who worked for an international airline co, and rent was paid by the airline. they would deduct WHT and i had to claim it at the end of year while filing tax returns. In your case, if your tenant is not a corporate entity, they would not deduct WHT. if your only income in Thailand is limited to 120,000baht, you don't have any tax exposure. just validate with a 'tax practitioner', if you are liable to file tax returns at the end of the year or otherwise.

No, as long as one can establish not to be soliciting tenancy. in other words, if there is an agent who brings a tenant the landlord can establish RE commission has been paid, its a pass.

Brazil, Pakistan & Nigeria has population of 200+million Thailand has a population of 70mill, competing with countries with 3X its population for top spot on gun related deaths. Lot of it has got to do with people - captivated by what they watch on media, - availability of guns, - use of prohibited substances - socio economic turmoil Can expect more to come, although we hope for a reduction

Hilarious comments indeed... report is about an indian who got hurt from an act of rage.. - did he have a work permit? didn't realise he needed one to get whacked on his face with a temperature stand... - his price of 1000 for the card was outrageous! well its not a price regulated item (not similar to pharma or pork) in this jurisdiction. so its 'upto him'.... as we all know, any exceptional charges (outside the norm) are not regulated in most consumer scenarios... when we buy an airline ticket, the price is mostly competetive, however, if we want it changed to another date, we are at the airlines' mercy..
