You are only required to file a new TM30 if you move to a new 'permanent' place of residency. -

What will you do if Lao is enrolled into the online evisa application system, where the Non Imm O ME isn't available, leave the Country? Fool you when you can get a 60 day extension for each 90 day entry. -

Nothings changed, some offices just never previously enforced the law. In a private residence, it's the responsibility of the House Master, owner or possessor to file a TM30. The House Master, by definition, means any persons who is the chief possessor of a house , whether in the capacity of owner , tenant , or in any other capacity whatsoever. -

It's 90 days on entry from a Non Imm O ME visa, then you can extend that stay for a further 60 days before doing a border run. It's possible to stay for almost 17 months with only 3 border runs and 3 x 60 day extensions before applying for another new visa. -

A standard IO can approve an extension based on retirement. Extensions based on marriage have to be chacked and approved by a senior IO at regional level. That check also tantamounts to checking the standard IO did his checks correctly before submitting it for final approval. If the IO makes an error, he's in fear of getting a rollocking and loosing face - that's why. -
You realise you come accross as a real slouch, "I don't want to do anything". Your current agent has picked up on that and is taking the piss! It's not a stressful ordeal to do the extension yourself if you know what you need. Most of the documents required are right there in your hand, passport, Tabien Baan, wife ID. The only running around is an updated Khor Ror 2 from the Amphoe and a trip to the bank. There are other options; 1, Do nothing. Go into overstay and if caught tell them you can't be deported because you can't be bothered.. 2. Find a different agent. 3. Apply for the Elite visa. 4. Apply for the LTR visa.

It also clearly states "This visa must be utilised on the date of it issuance", with a 'USED' stamp accroos it. In itself (per se), it is not a valid visa, it merely denotes your change of Immigration stautus to Non Immigrant category O, with no mention of permitted number of entries, unlike a visa issued by a Thai Embassy/Consulate. For all the stamps, all you have at the end of the day is a permitted period of stay for 90 days.

By definition, a visa allows you to travel to a port of entry, airport or land border crossing, and request permission of the Immigration entry clearance officers to enter that specific Country. Thailands internal Immigration has a unique system in that it allows foreigners who enter as a Tourist, but wish to extend their stay for 1 year or more, to apply to change their Immigration entry status from Tourist to Non O, in order to apply for a 1 year extension of stay. The 'Non Imm O' stamp issued by Thai Immigration is immediately 'used' and does not permit travel or entry to Thailand, unlike a visa issued by a Thai Embassy. It does little more than denote your new Immigration status. It grants a period of stay of 90 days, the same as if you entered on a Non Imm O visa (granting time to meet the financials for a 1 year extension), but you'd require a re-entry permit if you intended to leave and re-enter Thailand during that 90 day period.

In your own words "i'm currently on a Non Imm O". You applied for that for the purpose/reason of retirement. Similarly, you could have applied for the Non Imm 0-A, or Non Imm 0-X for the purpose/reason of retirement. Then we have the 'retirement' visas, mentioned by agents, Immigration officials, which are temporary extensions of your period of stay, and permits, not visas. It's not pedantic, to be specific. Nothing more confusing than when a member asks a question and states, I have a 'retirement visa' ðĪŠ

If your local Immigration office accept your application, then it should be approved by regional office. However, a couple of years ago a friend was requested to resubmit a new application two weeks after originally submitting. The reason given was regional rejected his application because the submitted copies were so poor, they were illegible. They also requested updated bank details, which is why you are advised to keep the 400K in the bank until you receive the extension stamp.

Leaving the Country ends your current permission of stay, unless you have a re-entry permit, or a valid ME visa to re-enter.

You don't need a POA to register and submit a TM30. You can submit it as the tenat or the possessor. The OP's problem is the owner is registered in a different book at a different address. @MangoKorat gave good advice on documentation. I fear two housebooks uploaded online will confuse Immigration and he may need to submit in person the first time to explain the situation. -

The OP isn't enquiring about a 90 daye report confirming address. He's enquiring about the need to return 90 days after an extension based on retirement is issued as proof the 800K remained in the bank as per the financial requirements. -

You need to upload the address where your staying. The problem being the owners ID card will have a different address. Easily explained in person, but not online.
