Ops card has expired, it's a free swap for a new one. Source - had mine just about to run out and got a new one about a month ago. If the card is lost, however, 400 baht for a MC, might be less for a Union Pay card. -
TM30 being refused, more docs needed

The only time they'd typically ask for additional information like that is if the house/condo is not currently in the system. I was told once to bring the owner (my partner) and then on return, I was told bringing her was not necessary so they can be fickle. They will want the tabien baan though if it's not in their system. -
Had 3BB for about four years and switched earlier this year to True - True had a better offer both in price and what they threw in including a Sim with unlimited data on top of the Fiber 1,000/500 broadband connection. Both work fine - 3BB does have HBO Go but I found except for a few programs I barely used it. Haven't had any issues with True.

Maybe some places don't have it but it has been free in Chiang Mai since it became available and fairly sure it's free in Bangkok as well.

Whether your landlord or you do the TM30 - and you can do it yourself in CM Immigration, make sure you get a printed copy of the receipt. If the landlord does it online, get a printout of the confirmation. CM Immigration always looks for the TM30 slip even thought they could, if they wanted to, look it up on a computer. And as noted in other comments above, CM Immigration has fined people for not having a TM30 on file before. Irrelevant of some of the comments above about how it should all be on the landlord, CM immigration doesn't care. If your landlord doesn't do it, do it yourself. -

It may shock the author to learn that you don't have to be an American expat to celebrate the dollar rate. I'm not American and I get paid in USD and fair few people I know who are not Americans get paid in USD as well. -

You seem to forget the considerable flooding in CM a month ago. June has been somewhat dryer than expected and yet the rainfall in May was twice the annual average. In fact, it started raining in March this year. -
Might want to check the date of the link. They've been here several years. Although lots of people swear by them, I've never used them as there are never any vehicles near where I live in San Sai whereas there always vehicles with Grab.

Next to the food court at Big C Extra Hang Dong - not cheap but not as expensive as some of the prices being charged in Bangkok. He had bud out on the counter along with teas and drinks.

Be it a public hospital with some private facilities, I've always been treated excellently at Rajavej Hospital, both as an inpatient and out patient. Unless you want a serious headache, avoid Lanna Hospital.

Not at all - average max for June is 33c. There has been a few warmer days and a few cooler days. The only killer is the humidity - threatens to rain a lot but doesn't always deliver every day. -
