  1. Finally after a 6 mths wait my son gets his appointment at the London Embassy to renew his passport and ID card. Long wait due to 1m Thais in the UK many of which are students renewing their passports. Needed my Thai Vaccination ID nos to put on his application form? Don't know how that works? Then we get phone call from embassy saying the names on his birth cert old ID and passport are not the same. Oh yes they certainly are! Also what is his blood type for his ID card? No idea! His brother renewed his iD and passport 6 mths ago without any of this nonsense. Seems the London Embassy likes making up rules just like Immigration in Thailand!

    Why can't Thai government officials see that reducing unnecessary paperwork and computerising what remains makes their job easier and infinitely more efficient!

    You must have plenty of evidence of supporting your FIL and the natural justice of passing this onto his son who provided support and care. Unfortunately this behavior is common in Thai families and those that care are often trampled on by those that envy.

    Again best of luck. The least you can achieve is to show the rest of the family up for their bad behaviour and await karma. They were expecting you to react to their land grab hence smuggling your FIL of to make a will. He probably thought he was spreading the benefit around not favouring anyone? Arithai12s response would really wind the family up and give you the last laugh but you have invested time and money into land you wanted to go to his Son.

    Surprised Jomtien ever let you get away with this? Quite clear they expect monthly FTTs into an account in your name only. If you subsequently transfer regularly to another joint account they don't seem to mind. Or make an arrangement with your bank for your wife to make withdrawals from your sole account which wouldn't appear on your bank book either. Just don't withdraw the value of the FTT immediately after the deposit. That might look a bit suspicious. They like to see your bank declaring an inward Foreign Telegraphic Transfer into your account on roughly the same day each month.

    The exception being of course that annually your Embassy provides an income letter based on evidence you provide. Easy for Immigration and their customer s. Most can do this but a v few seem unable to perform this simple service.

    You need the bank to print these out-credit advices- Immigration don't normally accept anything you print out- plus a one year statement certified by the bank when you apply. You have the USA Australian and UK Embassies to thank for this! Everyone else gets an income letter. Those embassies should revert to income letters to stop this nonsense.

    Wasted about 30 minutes till I found the spelling they would accept of my  Amphur and Tambon (using an "e" in both, not seen it spelled that way previously nor did most of my searches find their uncommon spelling but so be it, now I know).

     

    Other than that, easy peasy.

    No documents to upload, etc.

     

    Once it accepted the spellings, received an email almost immediately:

    "We have received your information successfully, you can find your information below."

     

    4 minutes later received a 2nd email:

     

    "Your application for "STAYING LONGER THAN 90 DAYS" has been approved."

    Little point using an agent on a marriage/family extension as you still have to collect all the copies and certificates bank the required funds and obtain their certificates attend Immigration 2 or 3 times with your wife/children and risk further finance restrictions during the year. You do all the work and the agent gets a sizeable fee. Agent enabled retirement extensions however are relatively painless and a farang principal can explain it to you better.

    After 10 yrs of doing my own marriage extensions and due to ill health I have finally succumbed to an agent enabled retirement extension! I think I have earned my retirement!

  8. Ditto ALL multiple occupied buildings eg condos offices schools hotels hospitals etc etc etc. Monthly should do the trick. Set off the alarm and count the escapees in their designated assembly zones. Sprinkler/ Misting retrofits also help as does regular inspections and certification by fire safety engineers. Simply setting fire to building materials will check flammability including poisonous gasses.
