I have found semi-gloss is good for kitchens and bathrooms as it is easy to wipe down and keep fresh looking. Matt for the rest of the house is probably better..

It sounds like a good idea to me. Lots of good affordable accommodation in a variety of settings available at prices that would be very competitive with many 'developed' countries. Good fast affordable internet available. Long term stayers.. probably would put up with 14 day quarantine.. Why do a bunch of negative thinking guys immediately jump on any thread that has a new idea jump in and and trash it??

I've used Picasa for years and like it.. very easy to use.. good quality basic editing.. Free.. Made by Google.. I heard years ago that Google doesn't support it anymore.. but just checked and there is still a free download..

The flying roof above will protect the ceiling from direct sun reducing heat buildup.. but It seems to me that your cement board will act as a heat sink and heat to the ambient outside temperature and you will get radiated heat into the rooms below. I think if your ceiling were constructed with low mass materials it would work better..

What has worked for me is cavity walls.. insulating block on the outside.. conventional concrete on the inside.. verandas shading sunny walls from direct sun.. solar reflective glass in windows.. good ventilation from roof space.. insulation under roofing and above ceiling.. In hot weather I open windows at night to allow the rooms to cool down to night time temperature .. I close them when the day starts to warm up.. stays reasonably cool all day. If combined with passive systems you have mentioned you should have a comfortable house.. good luck..

I understand it is not easy.. I don't like living with a lot of noise and drama either and Thai TV drives me nuts! When I built on to our house I made a new bedroom and lounge/computer room upstairs.. This is my retreat and I don't think I could live here without it. Would it be possible to create your own space?

Yes.. lots of good advice for you there.. My son has dyslexia .. when he was young his mother and I read to him every night.. Reading and spelling were very hard for him to learn.. He is in his late 30s now.. 2 degrees and teaching.. It is a long hard road but not impossible to overcome.. I suggest like we did.. instill a love for books.. Good luck..

When did you transfer and how.. the $Au has gone down since I posted that rate .. At the moment is at 22.33 Bt/1$Au ..on X-Rates.. It depends on how you transfer it too.. I find I get the best transfer rate using Transferwise.. others have their own favorite method.. but TW works for me.. When the Bt was at 22.80 I got 22.50 ... the 30 satang difference being for transfer charges.. as good as I can get I think.. Also.. I use Visa debit card for my transfers.. slightly more expensive but very quick.. suits me..

Thing is.. at 100 kilos I think he needs a big frame ..lots of bikes in that range for Thais.. but for a big ferang .. I don't think so.. I paid 16k for mine ..not foldable .. a mountain bike ..but a good ride for me.. I'm 100 kilos too.. A foldable for a 100 kilo guy is going to be a very uncomfortable ride.. I think..
