Cambodia okay & availability to access visas however it's become more of CCP Vasil state downside lot ???????? crime watch what ya say ! up side pension $ no limits & easy obtain multiple entry 3 x 4 etc, visas ! After weighing all up decided go back Philippines won out 7000 + Islands visit English widely spoken , rental affordable main reason visas access easy , Very little language barrier people friendly .. Back to Philippines after living all 4 these Asian countries prior over decades on/off.
My god. For someone who wants to speak English this is unreadable. Now that we have access to GPT, it fixed it for us all:
I have been living in Vietnam and using a visa run company that costs $127 US per month for unlimited border crossings from HCMC to Moc Bai. However, there are rumors that the government will switch to a 3-month visa system starting in June and I am unsure what the cost of visas will be. I have decided to go back to the Philippines where I can renew my tourist visa internally at the local immigration office for approximately $30 US per month. I plan to leave Vietnam at the end of April 2023. While Vietnam is a great place with good food, infrastructure, and people, the language can be a hassle. I gave up on Thailand a few years back because of the abundance of flip flops. Cambodia is okay in terms of accessibility to visas, but it has become more of a CCP Vasil state with a lot of Chinese crime. However, the upside is that there is a good pension and easy access to multiple entry visas. After weighing everything, I have decided that going back to the Philippines is the best option due to the abundance of English speakers, affordable rentals, and easy visa access with little language barrier and friendly people. This will be the end of my Asian country adventure, as I have lived in all four countries over the last few decades on and off.

TM 30 needs to be done by the „house master“, or „possessor“. The landlord owner cannot know tenant and guests‘ comings and goings unless you want the landlord to install an access system and video surveillance.
When you sign a long term rental, the tenant becomes the house master and needs to report TM30 according to the law. Or skip it as many do.
agents can assist. Landlord can assist. But ultimately it’s the tenant who holds the key to the property and controls access to the property by other family and friends. Landlord can’t handle those reports.

There is a gold shop inside Change Wattana immigration Building. Right below the lobby. Start there.
-
Once a tenants signs a lease they are the “housemaster” and responsible for any TM30 at that location. Landlords aren’t responsible. How could they be? Install a camera and passport scanner at the entrance to the apartment?

A large number of places, indeed the majority, are still closed from OVID or permanently shut down.
Best to just drive around but be prepared to be disappointed.

Are you sure about that? Sansiri is a development company
Absolutely sure. Do you want to see the stacks of court papers? They are a developer and also operate rental for holidays and have hotels.
the Thai legal system gives plaintiffs all the tools to make life extremely uncomfortable for anyone who dares to complain. Most have the decency to work things out. Sansiri isn’t one of them (in our cases).

Sansiri does the same. Dare to complain…. Get sued. Not just for civil court damages but even with a private criminal complaint. A little known fact a out the inane Thai criminal law is that any individual can directly petition the court to accept a criminal complaint for things like defamation. No police or prosecutor will review the charges. Takes years to get through it, cost a lot of money and it is strictly done to intimidate customers.
For that reason, even a win is a loss.

.....and building yourself is better than both.
It has its own set of challenges but yes, I have done building, renovating, renting, buying off plan and buying fully built. Thailand has decent consumer laws but lousy private criminal complaint ts system whereby complaints can be met with a punishing legal process most don’t have the stomach or financials to follow..

Sansiri‘s Executive and reported Prime Minsterial Hopeful Srettha Thavisin went to court again against a former VIP customer who is part of an owner group suing Sansiri PLC for a large sum in damages and forcing very expensive repairs at Sansiri Baan Maikhao Condominium in Phuket.
Srettha and Sansiri have filed criminal defamation suits, civil suits and sought injunctive relief against posting of any disclosures on Twitter. BaanMaikhao has been plagued by years of intensive rectification work and investors are fed up.
Nothing new in Thauland obviously, but shutting down customer complaints like this should be beneath a company espousing quality, international standards and customer service mindset.

At the moment customs seems to stop nobody because they don’t want close interaction with humans. The same goes for other countries.
i think anything of real interest is intercepted behind the scenes on X-ray, explosive and drug scans.

From a landlord‘s point of view:
the TM30 is filed by the „house master“. Not the owner of the property. Once the tenant signs a lease and is handed the keys, the tenant is the „house master“. How is a landlord supposed to know when a tenant comes and goes and who sleeps over?
I tell tenants to do it themselves. Oftentimes their agent will handle it. Never me. Hotels and short term accommodation with checkin and checkout procedures. are a different story.
there is little to no consequence to not filing TM/30 after the initial move in. Some people say they are asked for the record before renewing their visa. I have myself never been asked for my TM30 renewing work permit and visa for the past 15 years.
For tenants who insist it’s supposed to be my job to file for them each time they come and go I have offered to install a camera in their apartment to monitor the activities. Else, how am I to know?
again. House master is not the same as Landlord.

Was driving through there and made it barely out without floating away (XC60 SUV). Then some airhead comes the other way making and enjoying a huge wake swamping vehicles already struggling. Thai Smiles.

A hotel in Chonburi has launched legal action after a man posted a negative review from his own Facebook profile.
The Thai man had been staying at the hotel, which Thaivisa has chosen not to name, while undergoing mandatory quarantine after returning to Thailand from San Francisco last month.
The man, who made the post on Feb 15, said he decided to stay at the state quarantine facility because it was free and while he didn’t expect much in the way of luxury, he regretted his decision to stay there.
He described the stay as “probably the most terrible 14 days of my life” and said it wasn’t quarantine but more “like being imprisoned”.
According to the man’s post on Facebook, the non existent Wi-Fi and broken TV sounded like the least of his complaints.
The man alleged that there was fungus growing on his bed and a stench that simply would not go away, despite him changing rooms on three separate occasions.
He said all the rooms he stayed in had problems with mosquitoes and cockroaches and he even had to pay out of his own pocket for spray to have them killed.
He also said there were problems with the food and shared a photo of what appeared to be the leg of a cockroach he found in one of the meals.
The man shared a total of 46 photos and videos in his Facebook post, documenting the disgusting conditions he said he had to endure during his 14 day quarantine.
The post went viral and at the time of publishing had been shared 29,000 times.
Lots of other people commenting on the post said they had experienced similar conditions while staying at the hotel.
The hotel has since issued a statement saying it has begun legal action citing Thailand’s strict defamation laws.
[The hotel] wants to notify all related agencies to stop any kind of actions that will defame [the hotel] and violate the law,” the statement said.
“If not, we will need to take maximum legal action.”
According to Thai media, the hotel has since announced it will be closed for the next three months.
Whether the hotel’s owners will press ahead with their threats of legal action remains to be seen.

Thailand's Covid-19 situation 'not a cause for concern yet'
By The Nation
..."Infection rate of 10.2 per cent and 0.4 per cent respectively per 100,000 population."
This makes no sense. Does the government official actually talk nonsense like this, or is it the reporter who mixes up percentages and rate per 100,000. If it's percentage it should be divided by 1000, or 0.012 percent cumulative and 0.0004 percent daily, otherwise it's 10.2 cases per 100,000 population cumulative and 0.4 cases per 100,000 (or 1 case per 250,000) populations daily.
Then again, how does anyone know, without testing.

what a gem. Foreigners can’t travel to Thailand, the city wants cash only (even though official notifications said Krunthai bank) and there is just a hotmail email address.
so it’s looking like a scam to me now.

Yes I have installed fiber into the unit at Millennium. Most units don’t have it because it costs around 20k baht to have it done. For inquiries you can write to [email protected]. Currently there is one unit available at 140k per month. Some cheaper ones coming up at the end of the summer and autumn

Who owns the hotel?
-
Obviously there is more to this than meets the eye. Why are there so many patients with Covid in Buriram now or expected to be?
Who owns the hotel?
Who is trying to hide what?
maybe start with the letter A and work yourself down from there.

The crazy thing is that every person is welcome with those Fingerprint readers at the airport. If there were an infected individual these things make sure the infection gets picked up by all arrivals following.
last week, any alcohol spray was kept behind the desk upon request only.
welcome to Thailand

A few weeks ago I took a friend from Europe to an out of the way grass hut type of beach restaurant just north of Phuket. The prices were eyewatering. A steamed Seabass 900 baht! I asked for discount. „Already discount for you“.
It was served raw inside. Didn’t look super fresh (I usually shop at the markets and cook myself). He didn’t finish eating it.
So as a tourist I would not come back. In fact with all the environmental neglect, foreigner abuse, Safety issues and shady politics, I am surprised anyone even bothers coming to Thailand.

There certainly are defamation suits in criminal courts in Thailand.
Sansiri sued a VIP customer over Tweets complaint for poor quality condos in Phuket.
It’s in front of the criminal court as we speak.
This is a classic way to shut up consumer complaints in a very unclassy way by thin skinned companies pretending to operate by international standard.

Banglamung Police Bust Chinese Tourists for Violating Immigration Regulations

It’s responsibility of the “house master”. Not necessarily the property owner. If someone signs a lease he or she becomes the house master responsible for reporting TM30.
