Ask the lawyer how long to get it sold? Or walk. Go see the lawyer tomorrow would be best if you need the money. If you don't need it pack car and go.

It is always easy for us to give that "advice"  to others .  hahaha     but, it is the truth .  Of course there will always be a few Rambos here that think they will "win"  in a fight .    And maybe one or two do ......

If you have an income get in car, drive to Hua Hin. Live there. Don't look back.

Never buy a house or land for a woman that you can't walk away from in 7 days.

I have lived here ...... and witnessed and/or read these "stories"  over and over .   The advice given by uttradit ( obviously for those men NOT already in the OPs situation)  is by far the best of any other .

Lawyers,  usafructs,  blah blah blah .     Putting a lot of money in others name puts you at their mercy ,  plain and simple.

And you are on their turf .

Looks like your list is fairly complete and would only note:

    (1) For bank stuff, you need the standard bank letter (one that simply recites what account you own and what the balance is as of that date) AND the one-year statement (at SCB you can get both at the same time although I keep reading that you have to order something 5-7 days ahead at Bangkok Bank).  I remain puzzled as to whether CM requires one to show a bank transaction the same day as your bank letter date but I do it (add 100 baht or so) as I've read several posts where other immigration offices have required same. Make sure the amount on your bank letter and one-year deal state the exact same amount.  I always get the bank stuff the day before application and that's been fine (although I've read that one can do that up to 5 or so days ahead here in CM).

    (2) For passport copies, all I used to need was a photocopy of the photo/info page, the current extension, and the page showing the last entry date; however, this time (Dec 2022), they also required a photocopy of one's latest Non-O (in my case, that meant a copy of the transfer stamps in my new passport as that shows the latest Non-O info).

I tend to take the kitchen sink with me as I never know what they might ask for.  For example, about 4 years ago, the lady immigration officer demanded a photocopy of every filled-out page of my passport (including stamps from other countries) and she seemed to make that request with the hope I'd go away (however, after politely questioning her as to why same was required - given she was the same officer I used the prior year and didn't need it then - it seemed to disappoint her when I reached into my folder and produced the copies she requested).

Remember, neatly print your telephone number below your signature on the TM7 and sign everything in blue ink.

i follow pretty much the same procedure .  i keep a one year term acct every year so i don't ever need any additional info, just  the letter and update the balance at that time. (bring copies of all pages of passbook , not many since i do not make withdrawels) .  They want to see them, but give them back to me.  Same with copy of yellow tabien bahn.  ( and i bring the kitchen sink in a seperate folder ) .  I have a new passport, so only a few pages to copy..... with the transfer stamps and current extension.

Thanks for the input ...... we are getting to be real "oldtimers"  , lol ,  but i do still manage to get it together for the "big event"  every year.   The online appt is a blessing  .

I remember having some of those a few years back as I remember that may have been a rule then; however, I don't believe it is any more (I've done a couple extensions and couple re-entry permits here in CM in the last 13 months and photos I provided just had a white background and there were no questions/issues).

Hi Bob ..... the last post i see on Retirement extension requirements is from last April.   I am about to do my umpteenth extension , but never sure if there are any "recent" changes .   Would you be good enough to put up a current list ?

(letter from bank, photo and form,  tm30, adress ( i use yellow book) , copies of passport ( i do all pages ) , tm7 90 day, ... am i leaving out anything ?    TIA    Rumak

My cholesterol, including my "bad" cholesterol, has been sky-high for over a decade now. Nothing to do with diet, same as my mother. I'm skinny and eat little. I tried out statins and got cramps in my legs from day one.  Apparently statins hinder muscle build-up. I am not naturally muscular. I need to work out to gain some muscle definition. If I take statins I'll be scrawny like a grasshopper. I also read the literature about the link between statins and diabetes. So statins are the meds I've decided to pass on, come what may.

very good decision .    google censors anti pharma stuff,  but you can find info ( and user comments)  if you try hard enough.    start with big nok link

    Yeh 159 a month.

Like a lot of these online services you get it for half the price of your mates at home in the west.

No ads. YouTube music. Background play. Ability to download and save anything.

Yes there's some workarounds for both those things but a few dollars a month isn't much in my opinion.

I use it extensively and when I see people using YouTube with these massive ads I want to smash my face with a rock.

I did notice when travelling that ads in Australia now seem much more frequent than I remember them in the Thailand free version.

it is much nicer WITHOUT the constant interruptions.     For me 159 baht/month is a bargain ( but, for others thats one less large beer   )    .

  7. for anyone still offering suggestions.... i did try most of them before starting this thread.

for someone NOT already subscribed to youtube premium ............. the link which Rolf supplied opened up

a very CLEAR and Simple   choice page .    I clicked on Individual and  that was it .    free one month.... email confirmation sent.......      https://www.youtube.com/premium

NOTE:  now that i have premium ,  if i click on that link it does NOT  show all plans,  but rather tries to move me to family plan  ( click on "see all plans" no results)

    Presumably you mean YouTube TV?

    Here's a list of channels:

    https://tv.youtube.com/welcome/#base-plan

"YouTube TV is $72.99/mo for 1 membership with up to 6 household accounts. Memberships include national and local networks, our collection of on-demand movies and shows, and more. We also include unlimited cloud DVR storage space. And, of course, there are no hidden fees, equipment rentals, or installation appointments. See how we stack up against competitors.

And for an additional monthly charge, get a few more premium add-on networks like HBO Max™, SHOWTIME®, and STARZ ®."

    i'm in Thailand !      159 baht/month is the cost ,  i believe

Success! For my new friends who lost sleep last night worrying if I had all my documents together or not: I am now the almost sinfully prideful holder of a shiny new, bumping up against 6-year validity, car drivers license and the identical item pertaining to the operation of a motorized two-wheeled vehicle (no, not a wheelbarrow). The officer did indeed want to know the numerical code which I received after watching the hour-long video mentioned previously. So don't skip that part in Chiang Mai. Strangely, they still haven't made the image on the license itself any larger or clearer. I could be a lot of different people based on the photo.

    Thanks all!

what documents did you need ?

    thanks,  rumak

Since this topic is about hooking up with bargirls, I am sure you have some stories to tell.

As others have said...... the bargirl stuff has been done a thousand times.    Heartbreaks and led astrays and some "fun times'  and some real bummers.   And of course,  the "mine is different"   classic.
