Beggar to disagree,especially against a "Chip Butty" being almost close my staple food. All positive and negative experiences are dependent upon ones actual physical staying in this type of accommodation. Your rental may meet the mandatory 30 day requirement. Define under anonymity the accommodation regimes that you provide. For example: 1.TENURE A. Between 1-30 days. B. 30 + days per the "Holiday Act" 2. ALIEN REGISTRATION A. Do you process mandatory TM30 registration. Etc. I agree with your sentiment that the backstop, lies with the "Condominium Management" and their lack of management / enforcement for both, their legal responsibility and your codified contracts. -

A condominium bought in Thailand is supposedly purchased for "resident purpose, or an investment of longer term rental - that does not conflict with the Hotel Act". Our last visit Dec 24 - Jan 25, for a stay of 22 nights in Chiang Mai, I opted for a "Condominium Stay" via "Agoda" at the Astra Condo. Without Breakfast being included, Room Service or Concierge, a "Suite" was being provided at considerable savings for similar "Hotel" accommodation amenity. However, I was thoroughly dismayed and angered throughout our stay. Any "Provision of Security" was continually breached by the "Swipe Card Entry" system, being negated by lesser transience guests, who did not give damn and left security doors wedged openly accessible. Other issues evolved, for example, Our daily internet activity was curtailed for 2 days, being "Cut Off" as the proprietor hadn't paid the bill. Than Never again would I engage similar venture. "Bona fide" Owners / residents of the complex shared with me similar concern re - security whilst we passed. -

Relevant to the OP titled "How many border runs?". Similar to advice from many "Thai Embassies" worldwide as has been updated externally, which was in conjunction with the introduction of both DTV and LTR visas in 2024. -

Take it up and register your complaint with Thailand's "Ministry of Foreign Affairs". Needless to say, the writing is on the wall, with the introduction of the DTV and LTR visas. -

The below Extraction is from the "Thai Embassy Website" in Wellington in New Zealand. Bold font is as formatted on their website. Aliens who enter Thailand under the Tourist Visa Exemption scheme and would like to leave and re-enter the Kingdom will be able to stay for a cumulative duration not exceeding 90 days and the duration shall be within a 6 months from the date of first entry. Passports or travel documents must be valid for at least 6 months upon the date of first entry. Foreigners entering Thailand under the Tourist Visa Exemption scheme must provide proof of adequate finances for the duration of stay in Thailand at the port of entry (ie, traveller’s check or cash equivalent to 10,000 Baht per person and 20,000 Baht per family). Foreigners entering Thailand by any means under the Tourist Visa Exemption scheme are required at the port of entry to have proof of onward travel (confirmed air, train, bus or boat tickets) to leave Thailand within 60 days after the date of arrival, otherwise a tourist visa must be obtained before entering Thailand. -

Interesting reading regarding USA & Greenland https://en.wikipedia.org/wiki/Proposals_for_the_United_States_to_purchase_Greenland History, would show it not to be a momentary "lightbulb" thought for President Trump, but has been on the cards trough previous administrations since the 19th century. Maybe he can actually get the deal done. -
Agree with roo860, scalloped potatoes, are battered "sliced crosswise" potatoes covered in batter and deep fried. Still prevalent in New Zealand. Beef Tallow known as "Drippping" was always the preferred choice for the frying medium back in the day. Keeping this medium clean for multiple re-use was an exercise in itself and does come at a cost, most modern day chippies will use a "Vegetable Type oils, ie Canola etc..." and then discard within a week when the breakdown occurs through the continuous reheahting. I managed the very first "Fish and Chip" shop in Saudi Arabia back in the 1980's serving about 200+ portions per day. I was always at times, chief cook, waiter and bottle-washer when hat was required. Hat off and praise to the "Chippy at the Gate". Didn't see bags of scratchings for the poor or takeaway.

Last breakfast offering in Chiang Mai. OMG 220 Baht Also dropped in at Sausage King and picked up some Cumberland sausages, a large Pork Pie and a couple of sausage rolls. Sausage King Sausages were on a par with UK if you you want to knock up your own breakfast. Pork pie and sausage rolls will be off to Bangkok with us for lunch tomorrow. They also have a Garden Restaurant - below the recommended menu

New Years Eve, I had the Large Haddock & Chips (395 baht) at the Chippy at the Gate. (Also Atlantic Cod on the Menu) Skin is left on the fillet, hence you can tell you are getting the real McCoy. Fish portion was large as to be expected. Chips were cooked properly without greasy residue. Batter is a subjective topic and it was good, however, I would have preferred a slightly thinner coating with a little more crisp. A range of standard chip shop side-dishes are also available to enhance the meal. Highly recommended. The Chippy at The Gate

Actually popped into Makro on Highway 108 this afternoon, lots of choices for a hearty Western Breakfast, however couldn't find their cooking facility, only the "staff" food truck in the carpark. Was looking forward to crumpets with a poached duck egg in each hole. 😂

I believe, Hong Kong Island and the Kowloon peninsula after being ceded to Great Britain, were given back to China when the lease on the New Territories expired. Taiwan on the other hand remains a province of mainland China with unresolved issues between the PRC & ROC governments. IMO Western governments should keep their sticky beaks out of the equation.
