Maybe the land was undervalued where you are or it's going through some kind of urbanization? Expecting 6x increase every 15 years is not sustainable though right? -

sorry I forgot to respond to this. 6x over 15 years is incredible and beats literally every other investment you could ever make. My wife's family has some land which they know is worth 25 million but of course they can't find a buyer. -

Rent seeking is everywhere in Thailand. I've experienced this myself with people showing me land and I guarantee the person we contacted is taking at least 10%. Not ideal of course but that's how it worked out. -

We contacted the land office because a plot nearby with an adjoining number which was owned by a person working at the land office so we thought it may be someone they know. The guy at the land office said the owner was selling it (they did know each other) and the price was 1 mil/rai. Following that we asked if he could reduce the price a little to account for grading as other flat plots in the area are going for the same price or less and don't require that extra work. So we were talking through the owners contact in the land office and never got he number of the actual owner. I don't know how serious he ever was of selling and just the idea of haggling pissed the guy off. Thinking now we may leave an open offer for the original price + 10% in cash and see how he likes that. -

Yeah you may be right but I don't see how they thought we weren't serious buyers since we contacted them in the first place. I'll go back and make an actual offer a little above what they said originally. -

Basically yes. I didn't know asking to reduce the price a little was such an offense? Lesson learned. I may have to go back and offer a higher price if I pissed the guy off. -

They have no idea who we are. We had to contact the land office to ask who owned the land as there was no other way to contact the owner. I think the owner just doesn't want to sell as they think they'll get more money by waiting. -

Very close to fair. Maybe 100-150k over priced since it lacked well and requires grading (minimum 150k). I would still pay the full asking price if I had to since I like the location. -

We contacted him through the land department, he's just some speculator that doesn't even live in the area I think. I saw the chanote on the government website but haven't got so far as to see the actual original copy. It's possible it still has the 10 year hold on transfer but it does exist at least. -

Yeah we may go back one more time and offer him the original asking price in cash just so he gets the idea but that may prompt the guy to raise the price on us now. It's already expensive and requires and investment to grade and a well which will cost at least 150k. That's why we wanted the discount. -

First off he didn't know who I was as my wife was talking to him via phone and never saw either of us. The price I would say was fair but a little too high as the land will require a good bit of work to get level plus a retaining wall as it's on a slope. That's what we wanted a little discount for, which I think is fair given the extra investment in plot. Either way were merely asked. I didn't know this could ever upset people but I learned a lesson I guess. -

Thai's appear to be willing to wait for years to sell land in hopes the price will go up. So much unproductive land sitting around in the country. -

sure but I would expect him to simply say no, the price is the price and not refuse to sell entirely. -
This is a new one. We find some land we want to buy, get in contact with the owner through a proxy and he tells us it's 1 mil per rai. Very well, we think it's a little steep so we ask if he can reduce the price. They now contact us back and tell us he doesn't want to sell anymore because we haggled the price and he doesn't like hagglers. Seriously, no negotiating prices in Thailand? It sounds like this guy is pouting because we dared challenge him or something. The original price would have been ok also but now the deal has fallen through. What does anyone make of this? very confused by his behavior. Wife thinks now he thinks we're desperate and if we pester him he'll sell at any inflated price. This is all over asking one time if he can reduce the price.

What you said was silly and didn't merit a response. It's not _literally_ money for nothing. It's the thinking you can get rich by spending 80 baht on a lotto ticket. That's why playing lotto is bad because it makes people think they can get rich by proving nothing of value. You slipped in buying stocks into a list of equally bad gambling and muddied the waters so I didn't reply to that either.

You sound like a Thai. Not sure where you're from but gambling is frowned down upon from where I'm from in America. Only poor and stupid people gamble from what I can tell. The fact so many Thai's gamble makes sense given how many poor people are in the country. Next time you see a person doing well in life ask them where their money comes from and be amazed it wasn't from playing lotto or cards.
