Man up. Either you get the documents first or you go with a different agent. The agent in question risks losing the commission. Usually every agent in town knows about the same property and it's listed for rent on all their websites. Look for an agent who needs to close the deal.

Don't let them rush you into a deal. Nobody gets paid until you pay them. They will sometimes try to trick you into believing many people are looking, or it will be gone tomorrow, etc.

My comment was what to do next time. The Op has already handed over money so they don't have much leverage now.

Edit the property was not rented through an agent, it’s quite common for owners to put sign on gate with telephone number.

so you need the blue book of the condo, id card of owner, HIS blue book of his house, a contract ,    a tm 30

you can ask the agent for it, but they will want a deposit first...

so how to you enforce you get all the papers you need for immigration before paying anything ?

He refused to give me his house book, I already had a copy of his ID Card, eventually an agent did the TM30 initially refusing because I didn’t have the owners  house book, 500 baht.

Perhaps she could have scouted for you before renting.

I do rely on my Thai GF's advice when dealing with other Thais.

Unfortunately, unless you take him to court, there's little chance he will do the right thing. Lawyers are expensive.

How do you go about go about scouting, he owns 4 houses in a block, it was only when tenants  left after we moved we discovered he didn’t return their deposit.

In other words, you did not do your homework.

Unfortunately, Thailand is a place where foreigners are told what Thais think they want to hear.

What home work should I have down, the owner only rents a couple of houses on the Soi not the whole Soi. Should I have gone round knocking on doors 99% Thai people who don’t speak English asking  if they know the owner, if you are not aware Thais keep themselves to themselves.

if I was renting in the U.K. would I go round knocking on neighbours door asking if they knew anything about who owns a particular property ?

Those that preach dont automatically pay the last 2 months rent would leave me to think whats happens if the landlord gets the right hump and I come back from the beach one day to find all my gear in the Condo corridor

Am talking out aloud....Maybe others agree or perhaps not ??

I live in a house, it would take a removal company a couple of days to remove furnishings and, fittings and clothes from the house.

you should have checked prior to renting whether it was required or not, it's always been an issue with landlords not wanting to do it

Prior to renting this house it wasn’t required providing you returned to the original address, no problem in my previous house, Immigration moving the goal posts, for what, it’s not an additional income for them.

There are 2 sides to every story.

I am a landlord too, but I always return deposits even when I shouldn’t (cat damage).

I am not saying I would do this but perhaps not pay the last 2 months and don’t be revealing that fact until as close to the end of the lease as you can talk your way to.

I was a landlord in the U.K., I returned the deposit to my tenants when they left, no questions asked, in fact they were surprised when I gave them it back even though there was a big stain on the carpet and they left the shower in a helluva state.

It seems to me there are often self-fulfilling prophecies.

When people treat the landlord like: He will never give me my money back, I will do this and that, then don't be surprised when you don't get your money back.

Recently I got my money back, all of it. I paid until the last rent, I paid the electricity and water bills, and I treated the landlady with respect. All fine, everybody happy.

This fella doesn’t treat people with respect, he talks down to everybody raises his voice to try and scare people, my wife said he speaks to people like they were dogs.

Old, Thai doc has an office on Pattaya Klang near 3rd Rd.  Laser zapped a facial schmutz on my cheek for 3,000 bt. last week.  10 minutes in and out.  No problem.  North side of the street, beach side of 3rd Rd.  If interested, I'll get his card out when I get home.

I used this fella, I had some marks on my body and one under my eye all removed painlessly apart from the anaesthetic jab, healed ok no scarring.

  11. My owner refused to do a TM30, last time he paid an agent 500 baht, he refused to give me a copy of his House Book so I could do it,  I sorted it with the assistance of an agent more so it was past the 24 hour deadline therefore I didn’t want to go to Jomtien and deal with Immigration, I am now moving house, his loss we had rented it for over 4 years.

  12. My landlord refused to do a TM30 for me he also refused to give me a copy of his Tabien Baan so I could it, at the end of the day I managed to do one after a lot of hassle, His parting words were you leave in 2 months, ok no problem I will not pay the last 2 months rent as I paid 2 months in advance for a deposit.

Am I within my rights to do this, he is known for not returning renters deposits ?
