The law should force all developpers who sell either on freehold or lease hold to assist and get the blue or yellow book formalities done and handed over to the buyer.

To take one's money, those house developpers are all nice and accomodating.

But once you have paid up, they just try to see how they can get more money out.

Life must be frustrating for those always wanting to be right and have the last word. It can feel good for the ego at some point to bat-n-ball and get the wicket. But for such people, life is lonely as nobody wants some smart a** around always wanting to lead the talk. Many of our fellow foreigners in Thailand should practice the golden mantra to let it go, loosen up.

We all enjoy the daily rant and to give out on issues that irritate. That may not be caomparable as when interacting with acquaintances or with another individuasl directly in life and wanting to take over. It's just all about control, being a bully,  lack of self confidence and troubled past, maybe.

Cheer up, chill up and don't think nice people are stupid and don't see it comming.

Sad to see many retirees, expats in Thailand who do not seem to care of their health. Excess drinking, smoking, somtimes drugs or overeating daily outside,  as food is cheap but very oily or with sugar based additives. Such a lifestyle is a one way ticket to excess cholesterol, leading to digestive and heart issues and a vip entry to the grave.

Enjoy life by all means, but try to ban tobacco and booze or at worse drastically reduce consomption. Not to mention the biggest enemy that is overeating heavy food in restaurants. The rest is up to you if you want to live long enjoy Asia or not....

Pick an European city, It will avoid all the waste of time with the excessive US Immigration red tape and paranoïa.

Salt and sugar that is excessively consumed globally causes far more deaths then tobacco or road accidents put together.

From sodas to munchy snacks or junk food, those who do not control their consumption o are digging their own grave. Pity.

The security staff at public venues could be beefed up with sufficient staff and metal dector gates to avoid queues. Proper checks should be make in fast but professionnal manner on all (and not only on some targetted stereotypes). Human amok does not have a colour or a specific type.

Always remember that nation wide immigration rules in Thailand change by office, by province and depending on the mood of the officer behind the counter. With that in consideration, you will never get overwhelmed when the rules change each day or by the hour.

 All fire services have operational procedures, incident command and safety equipment to deal with incidents.

The point is not whether to give or not give out the cash with state funds. The point is how and who is to finance it ?

It's more the greed of the brand outlets or store owners,  who are displaying absurd and overrated prices in the malls,  that will deter foreigners to spend and cause big loss for the economy.

Thank god it was not one of those trendy EV cars, The explosion would have been far more devastating as usually with electric vehicles. A nightmare for firemen all over the world who pray to be off-duty when it happens. And it does.
