I just successfully filed a TM30, and I left the check-out field blank. I did fill in the middle and last name fields, even though those do not have the red asterisk.

This latest rev. does have the PDF Export feature, which is a bit handier than the screen grab process.

Thanks for the heads up. Appreciated

  2. I found an old thread and went through a few threads here, but cannot find a definitive answer that immigration have given for what to enter here. I will shortly be changing to use my wife's condo address for which she has set up the online ownership part, so just have that one question.

I am sure I am missing something, but if anyone could answer that, it would be very helpful.

    Thanks in advance.

Almost certainly and so possibly will the Thai bank.

If you have any thoughts on repatriating money at any point (and are sending to your account) it is worth saying it is for property investment or similar.  Doesn't change anything or limit what you can do with the funds.

OP you may well be aware but make sure you transfer in GBP and allow your or her Thai bank to do the conversion to baht. You will lose out if you allow a UK bank to do the conversion at their end.

Thanks for that. Yes sending pounds for sure.

    1. To your account means you know it is in the country before you send to her on a domestic transfer. Avoids any unlikely 'I didn't receive it' scenario to a third party's account. If it doesn't show in your Thai account, it is easier to rectify. Note that if you are using your Thai banking app, you should have already registered your self with the bank so that transactions greater than 50k baht/day can be carried out. You would also need to make sure the daily max transfer limits on your account can handle the amounts planned. You can do that on the app.

    2. No. Extra paperwork is something needed for a foreigner buying a condo who may want to repatriate the proceeds if he sells up.

    3. There are taxes involved. Up to your wife and land seller to agree on who pays them.

    4. You don't need to declare anything when making the international and/or domestic transfer. Depending on the local land office, you may be required to sign an affidavit to the effect that you acknowledge it was your money but it was a gift and you have no claim on the property.

Thanks. Useful information. Re taxes I meant to do with moving the money.

You are aware any funds used to purchase land must be held by Thai only and so declared during purchase?   That (gray zone) may be why you can not find much information here.  That said do not believe normally checked beyond the declaration of ownership during purchase.

Yes I am aware of that and the money will be a gift to my wife. And thank you for the information.

  6. I couldn't find any up to date info on here about bank transfer of several tens of thousands of pounds to Thailand, so I wonder if anyone can hlep.

I am looking at transferring around 45K GBP to wife for some real estate at a good price that has come up. I have a few questions:

    1. Is it best to transfer direct from my UK account to hers or direct to my Thai account and then to her?

    2. Are there any current rules on amounts or paperwork?

    3. Are there any taxes involves?

    4. Do I just declare transfer is for wife to purchase real estate?

    All replies will be appreciated.

    Thanks in advance.

There are a number of good, big agencies in town.  Coastal, East Coast, Gecko, Alan Bolton, PBRE, Prestige, FazWaz, Rightmove,  Cornerstone, Pattaya Realty, and others.  I've only had good experiences with the real estate agencies in Pattaya.

I would start with Hipflat.  Thailand does not have an MLS service but a number of agencies will list their properties for sale on Hipflat, as well as their websites.  You can search areas of town, such as Jomtien or central Pattaya, for condo projects in those areas.  You can also search by condo project name to see listings for sale.           The information is sometimes out of date but you can get an idea of what's for sale in a project, some information on the project, and pricing.  If you see a listing you like, you can contact the agency with the listing--and also check the agency's website for perhaps more information on the unit, such as whether it is in foreign quota.

Thanks for a nice detailed helpful reply

Pacific Cross (and other Thai based companies) will raise your rates based on claims history on top of age related  increases. European based insurers are not allowed to fo this. So the premium difference you see in the charts is just a fraction of what may occur.

In addition PC excludes cover for  "chronic" conditions and this includes ones that newly develop after policy is in effect. So if for example you  have a claim related to cardiovascular disease or cancer, not  only will there be a substantial premium hike the next year (additional to age increases) but a new exclusion will be added for that condition going forward.  Western based insurers are not allowed to do this; exclusions cannot be added after the fact unless it is discovered you witheld or misrepresented information at time of application.

For anyone plannkng to grow old here, to me it is a no-brainer that need an internationally issued policy.

Thanks for that informative reply. It has helped me a lot. Appreciated.

  9. I hope I have not missed this comparison before, but not a lot of time today. If so, apologies but...

Just a quick question about a choice of two health insurances:

    1. Pacific Cross Maxima Inpatient

    2. April My Health Basic (French not Thai provider)

I am coming to the renewal time on PC Maxima and thought as I will shortly be 61, I should look at any better alternatives. The two levels of cover look similar to me and are both enough for my outside BKK needs. While through the 60s the prices are close, it seems from the information  I can get that the premiums of PC from 70 up to 80 jump a lot and it becomes increasingly more expensive than April. This concerns me, and if I need to make a change I wonder if it would be better now or later.

I have no claim and am fit, healthy and have no pre-conditions.

Has anyone else noticed this? And any advice, would be appreciated.

    Thanks

  10. As said above there are not many houses with their own pool available in Bangsaen.

The housing market in the main drag of Bangsaen around Between Sukhumvit, the beach, Long Haad Road and Laem Than has very limited houses. Outside this area though are many moobahns some with communal swimming pools. You can either drive around and ask the security at each one or try the Thai real estate websites. I am not sur eif sharing their names is allowed on here but they are found with easy browser searches. Then go look for Chionburi/Maung/Saensuk

Good luck. Its reasonable area to live.

  11. I am just coming about to purchase some health insurance that I would like to keep until my demise! I have been looking at Pacific Cross premier and LMG equivalent plans, but a broker also mentioned the fixed deductible long stay visa options by Axa and LMG. I do not need these for visa purposes. However, the total cover on these plans is significantly higher than the the similarly priced standard plans. I wondered if anyone in this community has any experience or knowledge in whether the long stay visa plans or the standard plans would be best?

I am 60 and in good health with no pre-existing conditions and really only need insurance covering Thailand.

Thanks in advance for any comments or advice.

Do you mean central Thailand or "Central" (the department store), Thailand?  Central, Bangkok, has a watch repair service on the same floor as their watch department.

I do not mean Central Group but Central Thailand the location is more convenient. Thanks for the reply

  13. I hope this is the best forum for this subject.

I have an old Rodana watch that was my fathers, so it has emotional value. It is over 80 years old. Right now it needs to be refurbished - not working and the band and crystal could do with a change too. I spoke with Rodania in Switzerland and they advised me to find a quality local shop as there are no longer parts made and nobody could guarantee what would be expensive work. So I wonder if anyone has experience of something similar or could recommend someone. I am not too bothered where in Thailand although Central Thailand is most convenient. I am also not looking for the cheapest, but for good workmanship.

Thanks in advance for any help.
