  1. I had to take the wife shopping at Tesco and have just gotten back and I saw something there that would solve your problems. It was a walking machine the same as those used in gyms. With one of those you would not have to leave your property thus you would not have to wear a mask and also you would no be at risk of infection or a fine. With one of these you would not be restricted to only walking on fine days either. I believe it would be a win, win situation, that is if you are serious about your walking and not just using it as a perving excuse.

  2. Just remember this. If you choose to leave you house without a mask on and you get caught and get a heavy fine then don't come crying back here about the injustice that has been done to you. I have not seen anywhere where outside exercise in public is excluded. If you do decide to go ahead with your  exercise without wearing a mask is to be aware that so far there have been no recorded cases of either the South African or the Indian strains being in Thailand both strains are in Malaysia and with the constant fighting between the Thai army and the Malaysian insurgents in the south of Thailand  and with the insurgents continually crossing the border Malaysia it is only a matter of time for the first case to be recorded.

    Forget about it because it just shows how ignorant, arrogant and uneducated he is when he makes the ridiculous comments that he makes. It just shows what type of person he is and that type is not worth even talking to. Karma usually comes around for that type of person.

    It is easy to see that you have not got the same problem as me and that you have not spent the time in the hospital with a heart complaint and that with the continual wearing of a mask puts extra pressure on my breathing which puts the extra pressure on my heart. So now don't YOU feel ridiculous by your stupid uneducated remark?

    The big problem thou spidermike007 is that with the insurgents fighting along the Thai Malaysian border both of these bloody things are just as likely to sneak into Thailand without anyone knowing as most are interested in the tourist from India and not bothering to watch the back door

  6. A friend of ours in Immigration talked me into applying for it at Khon Kaen. I ended up giving it up as a total waste of time and money because of the person that I had to deal with at the Amphur office. I am married to a Thai National and our marriage is registered at the Khon Kaen Amphur office. What I needed for this person at the Amphur office was

    1: Certificate of residence from immigration

    2: A letter from the local police (which turned out to be a TM30 filled in by the police)

    3: copy of my wife's blue book

    4: copy of my wife's ID card

    5: copy of my visa extension stamp

    6: 2 passport size photos

    7: copy of my passport information page as it is in the passport

    8: copy of my passport information page translated into Thai and certified by the Thai Ministry of Foreign Affairs in Bangkok

    There was a certified copy of my passport in the office directly across the hall where we were married but that was not acceptable, it had to be a new one, so I gave up on the idea.

    I do not know if it will be the same for you. Good Luck.

    I almost forgot, 2 witnesses and they must be Thai.

    I am worried there might be a fourth wave because they banned non-Thai from India one week too late.

     

    There were some infected Indians who were in quarantine and the virus might have slipped through the quarantine center (it's not 100% foolproof).

     

    They were too laxed during the 3rd wave.

     

     

     

     

     

    Sorry Eric Th but I was going to correct you on your claim that the Indian strain was going to be the 4th wave as I saw somewhere earlier today that the South African strain was in Malaysia just waiting to cross the border into Thailand but whilst I was searching for the link to that I found a link on Thaiger that the 1st case of Indian strain has now been found in Malaysia. 2 things could happen here and that is the Indian strain does battle with the South African strain and they kill each other off or they join forces into a super virus before they invade Thailand together.

  8. Let's have an honest look at it. They must have approached you last December to lease your property from around end of March/beginning April but YOU decided that they should move in, in January free of charge for 2 months. You coerced them with the 2 free months rent. This was done in December last year when the infection rates were low and there were no restrictions on businesses and everything was going fine. But, now when there are record infections and deaths and restrictions on all types of businesses your tenants come to you and ask you for a reduction in rent and you have to ask the members on TVF for their advice instead of being a man and making your own decision about this. There is a word of warning about what some of those on here have advised and that is don't even think about court because you will lose. I saw this happen 4 years ago and the farang lost big time when he thought that he was in his home country and took the Thai tenant to court for breaching a contract. This is Thailand and not your home western country and things happen different here. Now you need to ask yourself would they still have signed the contract at the end of March/beginning of April when the infection numbers were starting to rise and the restrictions were starting to be placed on businesses. Did the coercion of the 2 months free rent encourage them to sign earlier than they would have.

    They should act as potential new tenants, delighted with the state of the property, especially the location.

    And then your tenant packs up and moves out and you are left with an empty property that neither your friends nor AlfHuy will pay the rent for. It does not pay to get too smart if you still want the money coming in for your property

I believe that we have been good tenants as we repainted the whole premises and fitted new air-cons.

    It says they haven't done their sums properly! Covid19 does not enter into this because it was January 2021 not 2020 when they agreed the deal. Your misgivings about renting it out do not come into the equation here and have no relevance except for you personally.

     

    Thais usually drive a hard bargain and if they are pulling on your wife's heartstrings means they have identified her as the weakest link. You say it doesn't affect you and you can afford to reduce the rent as it is easily affordable through your other business.

     

    I would sit in on the conversation, offer a rent reduction on a charitable basis or ' good heart ' as they like to phrase it, making sure your wife gets the message across loud and clear, it is a one time deal.

     

    Make sure you get across that you know how difficult it is for people right now with the economy and you want to help them but you can only do it this one time. Believe me, after 25 years experience in business in Thailand, they get this and they get being spoken to like this as you come across as fair minded.

     

    That way, you stay the good guy, you look good to your wife as reasonable and not uncharitable. You have given them a break. Your wife will remember that you have done this for them and it gives her ample ammunition in the ' face ' stakes if they try to come again.

     

    I would not pretend all is rosy in the garden, I would tell them I have to pay the bank and I have repayments too. That way if they are trying it on, they will think twice before asking again.

     

    I would draw up a new contract, whether it is valid in court or not because they have shown their colours and they are wanting it to succeed by what they are putting in right now in terms of capital.

     

    I doubt they will increase their deposit as it is probably already committed or spent on alterations.

     

    I never take notice about what people are driving, even in the UK, my sons mate drives a nice Mercedes on lease finance and he's a plumber.

     

    Good luck. In these times you can afford to bend as it states in your OP, and you are giving a bit back and a helping hand but ensuring you are not taken for a ride.

     

    I have a German mate leasing a small resort on Samui, his Thai landlord has reduced his rent from 80K THB a month to 25K THB a month up near fisherman's village in Bophut. I say that just so you know, the Thais understand the hard times people are facing as well as us.

    Sorry but this new strain of virus does enter into it because many things were starting to pick up until the new mutation hit and now many people are a lot worse off than they were since the end of March this year.

  12. The way that I see it is that the agreement was made before this UK mutation of the Covid-19 hit plus well before Songkran and now many businesses are in trouble. The customers are just not going to many businesses because of the unsurety of this bloody virus. I know my wife's business has dropped and the customers are just not coming because of this virus, her business has been operating for over 2 years but we are seriously thinking of closing it because we cannot continue to pay the rent, electricity and water now because the income is just not there now. Unless her landlord is willing to do something about the rent then we will close and then the landlord will lose that income. They did not want to sign the agreement and move in until April/May but you coerced them by giving them 2 months free rent. If they had of continued with their plans of April/May they probably would not sign the agreement because of the changes in the situation with Covid-19.

    It is well known that Sinovac is unsuitable of over 60's and therefore it is not used for them in every country in the world. The main vaccine used for over 60's is AstraZenica and the Thai production of that will be ready in June when those that are over 60 who have registered will start to get vaccinated.

    There has been many posts that state that the registration starts on 1st June. This is incorrect, the registrations start on 1st May with the injections starting in June.

    AstraZeneca is the vaccine that is listed for over 50's and the Thai version is due to be released in June.

    Sinavac is for use for under 50's

    A shipment of Pfizer has been purchased but it has not arrived yet with a further shipment to follow.

    The vaccine is FREE to all people that LIVE in Thailand, I am not sure about those on Tourist Visa's.
