    So, there is a way to get loan and put it in bank to get a visa if somebody owns a condo, say 1.6 mil. What is the going interest rate?

    Yes, I know UK is not in Schengen. I was doing Schengen out/in. Living three-months in Schengen and staying out of Schengen in England for three months.  The first round went fine. No problem. On the second round, UK IO asks lots of questions. He said you were in England three months ago and stayed for three months. Why did you come again? I said I had to be out of Schengen area for three months so I came to England. Asked for a return flight ticket. I said I don't have one. I will buy one before I go back to Paris again after three months. After few more questions, he said you're lying and you're looking for jobs in UK and France (I was in Paris before coming to UK for the second time). It was during Financial crisis in the US. I said I sold my company and I have 600K USD why I would be looking for jobs. He then gave me 48-hours. I still have the stamp in my passport. It clearly says 48-hours. I then bought a ticket and came to KL.

    I was given only 48 hours in UK (after spending 3 months earlier) when I was doing Schengen out/in. It was visa exempt entry. The supervisor suspected I was looking for jobs in the UK and in Europe. I got upset and said yeah, you must be kidding. I have 600K USD in my bank account and when I put my resume in Dice, the phone never stops ringing in the USA. Of course, no detention or harassment like in Thailand.

    The problem with Thailand is that it is an undemocratic country, debates and advance public inputs are not part of any law and rule making process. It has attracted lots of foreigners for its relaxed way of life. I like this aspect of Thailand. However it creates problems when people in authority make arbitrary decisions, it creates winners (e.g people who always use land borders) and losers (at the airport). 

    If Thailand believes that it does not want perpetual Tourists, they can simply restrict Tourists to 180 days in a calendar year total in the country with two visa free exemptions.

    I think all visa types are required to have 20K. But they only ask for Tourist visas when they intend to reject entry. It is better to have 20K. Past performance is not a guarantee of future results.

  6. O-A is the best option for you right now. Two years of peace of mind. If you try to enter Thailand using METV, may be you can fly to KL and from there to Penang and then cross the land border to reach Hat Yai. After that another flight from Hat Yai to DMK or UTP. Nobody can tell you the probability of rejection at an airport. Thai immigration does not publish those data. If you intend to fly and take a chance, at BKK, book your ticket through SIN or HKG and if rejected, they will send you to SIN or HKG. With METV, another option is to fly to Macau and then take an AIR ASIA flight to UTP. But make it a top priority to get an O-A, if possible and good luck with your new life.

    For a married person, there is no problem staying in Thailand. But for a single person, one must keep at least two million BHT (preferably one million in his home country and one million in Thai bank) in bank before purchasing a condo if he he intends to retire in Thailand. It gives peace of mind and no pressure to meet certain amount of incomes from any source. If your income is low, just rent a cheaper place. If your income is high, you can go for more luxury.

    I talked to a dealer and he said if I have a TM 30 It is ok and they can process it. Eventually I bought a used one and paid 700 baht to the agent and he processed everything without any certificate. I just had to fill up a form at the agent's office with my address backed up by my lease. when the agent saw my TM 30 in my passport, he said you don't need to fill up the the form. But he still needs 700 baht as his agent fees. I gladly paid.

    Was just at Jomtien Immigration to obtain a residency certificate in order to purchase a motorcycle.  They demanded to see the green book, photocopies of the owners passport, stamps etc and bill of sale.  Doesn't sound right to me.  Anybody have/had the same experience??

    If you're purchasing new, the dealer will arrange everything. They may charge you around 700 baht or you can bargain to get to for free. If you're purchasing used, you can ask an agent to do the transfer for 700baht + cost of name change. No need for residency certificate and other BS. Privileges must be bought for most people unless you're famous or have connections.

    Haha. This is a good one. Just like my GF, she does not like her pic in Thai ID card so she gets a new one. I seriously need a new passport. My PIC looks like an addict.

    How rude. They take the money and deny visa. If OP does not have any connection with Thailand like GF or child, it is better to forget about Thailand and spend money where there are no issues. I made a mistake 14 years ago and stuck here but I plan to spend only 6-months in Thailand.
