    That's right. I had different offers for new car but in fact they were 2022 and 2023. 2022 (about 100,000 below the tag) was short about a year warrant even though it was still new. 2023 (about 70,000 below the tag) came with full warranty, but still a year old from manufacture date. 
    I asked for a 2024 that is built in 2024 (not more than 2 months old, I'm waiting for a green light.

    Above 10 plus some upgrades, but I asked for full warranty. The offer with full warranty (2023) is about 8% below the tag. 1 year free 1st class and windows film. Need to place an order, not in stuck. 

  3. I'm about to buy a new car and have received different quotes from different dealers due to different manufacture dates. Some offered a lower price for a car that is 2022, but new. However no full (5 year) warranty. Is there any manufacture date on cars that are sold in Thailand ? Or how to find it by the car VIN # ? I know that about American VINs, but how about cars that are assembled in Thailand ? 

  4. A double wall house with cavity between no need more than 27. No need AC after

    8 am and turn it back on around noon. We have a big L room with 2 AC, 40sqm, but only one AC at the time. One for asleep time (inverter very quiet on low speed) and one for day time (regular type with more power), both adjusted at 27.

    There is a 23 rai block of sloping undulating land behind my house, with about a 3-metre drop from the highest to lowest point.  5 months ago trucks started arriving to deliver soil to fill in and level the block - a process that took 3 months.  There was no effort to compress the soil, just level the land.  This week surveyors arrived.  I had a brief chat with one of the "bosses" (he seemed to be running the show); construction work to begin before the end of this month.

    Don't let them to start building before compacting the soil. 

  6. I build my one story raised (1m) house on 9 caps, 60sqm, each cap over 5 piles @ 6 meters each. A year after there are only 2 hair cracks that I know what the reason is (roof steel crown expansion). You need to fill cracks by some flexible paintable fillers, caulk could be a better choice rather than wall patch.
