    I did mine with two accounts and one letter...both were THB accounts.

    I believe so lom is in lumpini jurisdiction..but thong lo is most notorious.

    I know at cmuli, they had the actual stamp..had to do a passport translation for yellowbook...was one of the easier parts of the process.

    I have a degree from a top u, and three, 6 year teaching certificates from Arizona.  Moved here in 2014...I am willing to work for <deleted> wages.  I am not willing to jump through hoops like a circus animal...havent worked a day here, and have more money, than I came with.  I have met one guy in 22 years of visiting LOS, that was treated fairly.  He arrived on a VEE, gave them his passport,,got all his stuff a few days later, at the school's expense.  OTOH, have met at least a 100, who were herded onto vans for hellish trips to Vientianne, at their expense, and were still not legal, upon their return.  Otherwise, I have lived close to three different Unis in LOS, and 99% of the students seem like nice, polite kids. Blocking the condo entrance with their motorbikes and walking with their noses in the phone are about their most serious offences..parents taught them well.

If it is a commodity type listing..standard condo, standard house in a mood baan..list it yourself on ddproperty.  Especially if the Thais could be buying..they have to pay commission, and will try to circumvent agents, which could cause you trouble later on.  I would be willing to pay a good agency with good marketing 3%, but too many just list and wait for you to drop the price, after telling you it was worth more to get the listing.  Some condos have bulletin boards, others have JPs that insist on sticking their noses in everything.  Might offer them 1%.  I have sold 9 homes and one piece of land..Sold four myself..pretty easy, and sold the land on Craigslist from 4000 km away, but the escrow system is much better in the US, but can also be $$$.

    TEFL is not required for Visa, WP, or TL.  It is an industry plagued by dropouts, misfits, carnies, and con artists.  There are documented cases of them farming students out on the second day of class to teach, with the TEFL school getting paid twice.

    That just weird guy does nothing than denying the <deleted> going on here in literally every of his posts, that's why i said if he wants to advertise thailand he should do it on a platform with people who are new to thailand.

     

    Also i don't think it got less, it's literally still the same. Even stickman reports about it, the last time in november.

     

    he is a better advertisement for the IGNORE functions.

    Been years, but I saw a family asked to show 20k before..in accordance with a posted sign.  That is actually a good border entrance.  They will check your stuff before you leave, knowing almost everyone does a turnaround.  They are open later at night, as of 2015....The few times I did it in one day, I always felt like I was with teachers working illegally and weekend warrior types..go in the afternoon, get there at 6 or 7, cross spend the night there or Chiang Rai, and do a casual return in the morning. Rooms are quite cheap in both places, and both offer some good food and fun.  Prepaid bus tickets and a two hour window is asking for trouble.  B2 hotel, cr night bazaar for 350 or so..but be aware of the two bus station situation in CR..

    This post is interesting to me.

     

    Firstly, I am under the belief that it is illegal to set up a Thai Company solely for the purpose of property ownership.

    It's my understanding many single people use their lawyer and accountant, or similar, to basically hold 25.5% each of the company, with the foreigner holding the allowed 49% ownership of the company, and therefore, the property. 

     

    I understand that once this company has been set up this way, the accountant and lawyer officially resign from the company, and are never replaced, thus, no risk of the lawyer and accountant colluding against the owner.  

     

    I understand people with partners give their spouse a percentage in the company, rather than their lawyer, or accountant, but usually not the full 51%, for obvious reasons. 

     

    Is the above wrong?  If it is wrong, please feel free to correct my ignorance. 

     

    If it is correct, and some people own property this way here, do you agree that, legally, the foreigner only owns 49% of the the Thai Company, that owns a property?  

     

    Now, This Is Thailand, so what is illegal, but not enforced, tends to offer some people security, but not myself, particularly in relation to property, hence, renting was the decision I made some time ago.

     

    You made an interesting comment about Thai and foreign owners working at cross purposes.  Obviously, a good deal is a good deal, and Thai's would accept, as would foreigners, and vote accordingly. 

     

    However, given illegal Thai Company structures set up for the purpose of owning property, and no more than 49% of condo's can be owned by foreigners, would you agree that a few phones calls made by Thai owners who may be unhappy with a voting decision, and there's some big problems for some foreign condo owners in the block. 

     

    These Thai Company condo owners are in fact exposed to legal proceedings.  Should this happen, there could be some individual condo owners, that is, owned in their name, not a Thai Company name, that may be caught up in a mess, through no fault of their own. 

     

    Once again, I only researched to a point where I was not comfortable to own, and decided to rent, and this research was done a long time ago.  Please feel free to point out if, or where, I am wrong with any of the above.

    Setting up a company to circumvent laws restricting foreign ownership is illegal.  It is a grey area, at best.  I looked at a new development recently, and they told me company ownership was not allowed, period, except for the first floor commercial spaces. I bought a house with an attorney in 2006, and would never do it again, although it was a success..especially for a first timer.  A friend from high school set up a company and built 13 homes,,and he tried his best to always be legal, but it was set up more as a developer, than a way to own a home.  He bought three rai at Takiab for 5000 per wah...700m from the beach.  Said if he had just let it sit, he would have made even more money, as the price per wah goes up with size.  Now worth 30K per wah, 15 years later.

    If rents are going to be that stable, the longer you rent here, the better off you are. 

    How much has your home currency weakened in those several years?  If your currency has lost 20% in three years, your rent has increased by 25%..if it is the same amount in THB.
