No such thing as glass that is sound proof.  Multi-pane glass and perhaps thicker glass can dampen sound.  Much depends on loudness out outside sound.  Solid baffles can absorb sound significantly, glass cannot.

Nitpicking... low frequencies also travel through concrete etc.

"Soundproof" glass is used in every recording studio, usually 2 layers of different thickness.

With absorption class 6 u get 50db+ absorption depending on frequencies.

You can either use above mentioned different thickness panes or laminated security glass as explained here: https://www.cgc-jp.com/products/search_category/architecturalglass/bouon.html#:~:text=There are two types of,combines soundproofing and security performance.

But even normal double glazed thick windows will help you a lot as long as you also use GOOD PROFILES where the glass is installed. If you use chinese made stuff and the best glass in there won't help you.

What is the maximum length of stay per entry? I thought it was 6 months, but my friend who just received the 10 year multiple said 3 months.

My gf has a B1 visa (temp business) and the max stay is 180 days stay can be extended to max 1 year. B2 visa (tourist) is max 180 days per stay, can't be extended afaik.

I can only stay 90 days on my esta visa free thing (german passport).

I’m surprised how many Indians and Burmese work out in the villages - Indians are money lenders (idk, maybr have some kind of residence) or have a Roti cart outside 7-11s You see posts here about westerners scared to cut their own grass, if you look closely there are Burmese that have stalls at the travelling markets in Issan. I don’t know how you can get a work permit to sell coconuts on the side of the road, but my Burmese buddy does it.

Burmese, unlike indians, like other ASEAN countries can get work permits here super easy, you just need a thai sponsor, no company nor nothing.

Way easier than for us westerners.

But with low pressure in the morning I don't see how a different unit would help because we have village water, not from a well or tank.

Ever thought of installing a watertank that gets filled from village water and an additional pump between water tank and water supply that makes sure u have enough pressure?

village water -> pump -> water tank -> pump -> water supply line

Come on all the foreigners in Pattaya and Phuket

Get out there and  pick up all the rubbish from the beaches

    They do... also in Phuket.
And yes thais help too, but it's mostly outside thais/tourists/or those who moved there, while those who earn money at the beach don't care. Those who own all the fancy beachfront land have it cleaned up by visitors...

But as said already, this should be paid for by taxes and organized by local governments.

in Oz no-one actually owns land its all leased from the govt for 99 years.

is there any reason this wouldn't work for the 1 rai blocks?
the Oz govt can resume your land if it decides its needed of course.

yes sure it could, indonesia has 99 year leases: https://balipropertydirect.com/ownership-titles-freehold-and-leasehold/

If they get sold back to a indonesian citizen they convert back into freehold titles, that would be a chanote or whatever in our case.

Same here, carrying your original passport when going out for a night on the town is a disaster waiting to happen! Losing your passport or having it stolen is a real pain, not only the expense, but having to get a police report, maybe a temporary emergency document etc.

If you have everything on your phone then pretty sure immigration can figure it out if you are on overstay?

Worse man, i have some long term visas and residencies in there, getting a new passport would be a major pain involving traveling and reapplying to different countries...

No, it´s not any bad way of looking at foreigners. They are just checking that we follow the rules and have the right papers while in the country. Something that many here can´t accept, and just think they are entitled to stay as they wish.

Complete non-sense, they have a database with everyone who entered and can easily see who's on overstay and specifically search for these.

Real motivation as always is related to $

Something tells me they are approaching this from the wrong direction.  Most foreigners that want to have ownership rights rather than leasehold feel that way because they either want to be albe to sell their investment on in the future, or leave it to someone when they die.  Ok, so there is also the contingent that is worried about their Thai spouse taking everything and being left out with zero rights.

If they want to encourage foreign investment then the first issue is legal transparency and predictability.  Right now putting more than 5-10% of your assets into Thailand as an investment is a risky proposition if you have been here less than ~3-5 years and have local connections.  (Even then, much more than 50-60% seems like a stretch to me.)

But if their goal is to attract foreigners with net worths over US$100MM, none of these things matter to them in the same way.  It is easy enough to create a company that owns your estate with employees running it in a legal structure that will pass muster.

    https://dancham.or.th/sap-ing-sith-act/

They came up with this sap in sith act, where the thing can be resold, if that was 99 years duration and could be converted back to chanote or something in case a thai buys it, it would be well enough... otherwise theres lifelong usufructs/superficies anyway.

But yeah you are absolutelt right, they don't F**** get it, i could walk in a random irish pub and select random drunks that would come up with a better sheme within 10 minutes.

Can be cancel if Thai don't agree! ????

If that was really true non of these jacka----would be in office.

Quite a few, but they would most likely prefer to put these 40 mio THB into the house.

And those who have much more to spare where money doesn't matter, they for sure have better things to do as crossing off checklists from some nonsense thai requirements. It's literally easier to go through Investment visas or golden visas in major countries like the US or Spain then dealing with this <deleted>, that doesn't give you any long term reward like citiztenship, unlike every other country with investment visas...

  11. Good general info on usufructs

If land office refuses u might have luck with superficies instead or as already mentioned a lease, otherwise taking a lawyer to a land office often changes their tune (personal experience).

    Wow... thats brutal...

It seems that Immigration are preventing anyone who has used a ‘visa loophole’ with an Ed visa, medical visa with adequate proof of legitimacy (i.e. visas obtained through an agent) from getting the Elite Visa.

Is this a sign that Immigration are closing in on these types of agent operations ? (I always thought these were an ‘immigration drivers’ racket and they profit from this).

First i thought this might have something to do with certain unwelcome NGOs here that use volunteer visas and them not wanting "these" people here.

But now it def. seems like they have a problem with people that use visa-loopholes...

Personally i think they are super over the top, if they had such a big issue with these guys they wouldn't be in thailand....
