I remember there was a big scandal when david beckham tried to remove mosquitos from his samui property and every buddhist came out and said to not kill animals... oh times must have changed.
Poisoning a dog is the lowest level of scumbaggery one can find, such human should be removed from society.

Whether they are special or not they are not flocking to Thailand and are not buying pointless Elite visas mostly because they cant even own a house here and cant be bothered with 90 day reports.
Go ahead and name some of the millionaires who have retired here.
This is so dumb, pattaya beer bar level of dumbness, are you one of these fake navy seals?
Dude, just check the land office registry of people who own fancy houses or yachts here if u need to know their names.
What's ur plan, robbing them?
Maybe go after the billionaires, better payout.
QuoteWhether they are special or not they are not flocking to Thailand and are not buying pointless Elite visas mostly because they cant even own a house here and cant be bothered with 90 day reports.
Of course you can own a house in Thailand, keep the misinformation going.

Beaches? The entire planet is filled with them. They are not unique to Thailand.
Girls? You think millionaires come to Thailand looking for girls? Yeah they are going to hang around walking street trying to get some action LOL.
Taxes? Lots of tax havens around the world. Many have exclusive locations just for millionaires to have as a playground.
Tell me something. How many high profile millionaires can you name that have retired to Thailand? People like movie stars, politicians, businessmen?
Oh yeah thats right. They dont. They go to places like the Seychelles, the Maldives, the Spice Islands, Bahamas and the Virgin Islands.
They dont rock up to Pattaya saying "I'm here for the girls".
Get real. You understand this thread is about actual millionaires not the two week variety?
QuoteGirls? You think millionaires come to Thailand looking for girls? Yeah they are going to hang around walking street trying to get some action LOL.
You really think being a millionaire is anything special these days, u need help.
1 out of 6 american retirees is a millionaire....
8.8% of all americans are millionaires, that's 22 mio people alone from america.
There's over 5 mio millionaires in broke china, tiny germany has like 3 mio millionaires.
15% of all swiss are millionaires, there's around 60 mio millionaires in the world.
But yeah, no one would ever go to and stay in Thailand. ridiculous.
Even Thailand itself has 90 000 thai millionaires...
You are cute tho, typical broke person having fantasies of "millionaires" being anything special and living a different live while most of them are just everyday people you will never know about, shopping in the same Tesco supermarket as everyone else.
Who the hell retires in the maldives or seychelles? It's not a place to live, it's a place for a holiday but that's it. There's nothing to do.
Still waiting for a list of countries that tick those boxes i mentioned outside of Thailand, let's see and compare them.

With 90 day reporting requirements.
If the Elite visa gave you a Thai passport, or maybe citizenship you might actually have a point but the fact is apart from not having to do yearly renewals of your temporary exemption its bereft of any advantages. You just have to do it every 5 years.
You keep banging on about this Elite visa as being some kind enticement for rich people to come here but get this.
Rich people got rich by not spaffing money up the wall on things which are pretty useless.
Do tell us why rich people should choose Thailand rather than the other many options they have.
- Beaches
- Girls
- No taxes
- all amenities the west has to offer
- Tons of decent beachfront real estate and penthouses
- No taxes
- Did i already say taxes?
Thailand is a tax heaven with territorial taxes.
Vietnam isn't, most other countries aren't except Panama, Philiphines and the likes which are all objectively bigger <deleted> holes than Thailand with less amenities and more crime. Singapore and co are really hard to settle in even for billionaires these days and very anti immigration.
You are so detached from reality it's not even funny anymore.
Which other many options are there??? Let us knowwwww. I still wait for a list. Where is that list?
QuoteRich people got rich by not spaffing money up the wall on things which are pretty useless.
Spaffing money aha, 125 usd per month is what the visa costs which is basically nothing, not even worth thinking, one visit at the steakhouse.

Most expats looking to Thailand for a better retirement are operating off of far less than 2 to 5 MILLION dollars. If you converted that figure to THB you might be more on track with the reality of the situation. If you have money, everything that Thailand offers can be found better elsewhere.
Where?
We are still waiting for the list of countries that gives us sth like a 20 year visa for 30 grand with territorial taxes?

You think all those expensive houses are owned by farangs? Lol.
That 20 year visa for 30 grand which can be cancelled at any time get you out of 90 day reporting does it?
Yeah. I know many immigrants here with nice houses. Obviously some are thai owned, which is of no surprise in a country called Thailand.
PE visas never get cancelled except for criminal behaviour, like every other visa in thailand and every other country, they exist since nearly 20 years... what a load of <deleted>.
Cope harder...

Wish I'd seen this earlier. Tried the online over three days, in the reporting window. Each time I was told to contact my local office. So I did, and got the paper stapled in my passport. That was two days ago. This morning I got an email from [email protected]:
"Notification 90 days is Not Approved. You can check status by visit www.immigration.go.th"
I don't think I'll bother.Check the admin remarks on the status page with the rejection, it should tell u the reason.

You'd be hard put to find as easy or cheap visa requirements in the region, Philippines is probably the only one with it's SRRV (though this involve as jumping through as many if not more hoops), Malaysia has recently doubled it's financial requirements for MM2H, Cambodia has a dodgy business visa that could be clamped down on anytime & I don't think Vietnam has anything...
On balance if you're able/willing to put the money into Thailand, it's relatively straight forward to live here.
Quite sure the SRRV is suspended right now: https://newsinfo.inquirer.net/1351888/retirement-visas-on-hold-over-security-concerns
The board of the Philippine Retirement Authority (PRA) on Friday suspended the granting of retirement visas to foreigners after several senators raised security concerns over the presence in the country of nearly 28,000 Chinese “retirees,” some of whom were only in their 30s.
Destroyed by chinese abuse. Normal foreigners seem to suffer for this.
Currently Thailand seems the only easy to get long term visa in South East Asia...
3 hours ago, Rookiescot said:Rich people are generally not going to buy their way into a country like Thailand when other options are available but I suspect its not rich westerners they want anyway.
Rich Chinese on the other hand might be tempted as its a way of getting money out of China.
Yeah they do, do u think all those phuket beach front villas, bangkok penthouses etc are owned by poor people.... lol.
Which other option is availble where u can just buy a 20 year visa for 30 grand and be left alone with basically no paperwork? Yeh nothing...

This looks accurate to me, you can send an agent or hire a line man with a power of attorney if you don't want to go yourself.
All legal and i usually just send the motorbike driver next to our condo... and yeah, it's a bit dangerous as he could steal my passport but whatever.

It doesn't seem to be anything a government entity requires, but rather the developer of the property we've been looking at. Others have said that it might have something to do with combating money laundering. But I've only heard it from one developer, so it might just be them being overly cautious. If they demand too much, we'll just pick something else.
It's just standard anti money laundering stuff every bank and business has to do.
Report transactions over 2 mio THB to central bank etc.
It's totally normal, in europe the limit is 10k EUR per transaction imho.

It is not at all generally permitted. That is entirely up to the local land office. It will also be a very complicated work regarding papers and separations of land and house. Most of the offices will say a blank no. That built upon the laws for owning a condo. In that case the building must have no more than 49% foreign ownership and you will still not own the land the condo stands on, right? How do you then think it would be generally permitted to own a complete building that stands on a piece of land that you do not own?
This is just something you have read about, and the fact is that it is not very common. Only a few have managed to get through with a deal like that. So, the BS and delusion still remains in your firm ownership.Rubbish.
It's totally normal to register a Superficies in a foreigners name before the house book gets issued.
"Complicated work" - lol no, just gets registered on the chanote.
"built on laws for condo blabla" - lol no, has absolutely nothing to do with that. Thai property law is based on german law and a bunch of other european stuff where such concepts are normal.
Condominium laws came into effect way after...
So much wrong information in here.... Thailands biggest problem is prolly expats spreading all this non sense...

Another massive problem with foreign investors was the very poor compliance with yearly maintenance fees. It seems many don't wish to wire money through, rather paying in cash only when they come over for a holiday. Maybe due to them not wanting their governments to know they own offshore properties (I was told that by Juristic management).
Many don't know this, but in fact it's mostly illegal for chinese to own oversees RE, as they have to break multiple laws to get them (also multiple thail laws like not having a proper foreign transaction form used etc).
For them this is not about investing or because they like thailand, it's simply to get money out of china - and china hates this, they cracked down on bitcoin, underground banks and remittance services for a reason, they do not want money to leave china.
It gets harder and harder, in the past most money went through HK - we all know what happened to HK.
More here: https://rutlandandpartners.com/en/chinese-government-limits-overseas-real-estate-transactions/
if your business depends on the chinese being able to break their laws, you are REKKKKT

Dishonest or incompetent?
There will be no chinese condo buying boom.China is cracking down on everything right now, including chinese peoples oversees investing.
Heck they even cracked down on gaming, ktv and their own tech company, wiped out billion dollar education companies - but yeah sure they will allow all chinese to buy <deleted>ty thai RE.

Still the same nationally disorganized, incapable of foresight people we have always known.
this is what really happened:
hospital opened the sale of moderna on their website at 9 am
i bought some shots for my in laws at 11 am, couldn't be arsed to hurry, was plenty time anyway
at 12 it was sold out. took 3 hours.
there wasn't much left for the shoppee sale as they sold it earlier on their own website.
but sounds different than it was sold out in seconds i guess...

Is the Herman Miller Aeron the best office chair?
in Real Estate, Housing, House and Land Ownership
Posted
I bought a herman miller COSM instead of the Aeron or Embody - very happy so far, it's different but looks nicer (obviously subjective).
https://www.chanintr.com/products/highback-cosm-chair
Quite sure Chanitr is the sole HM distributor here, so no other place to get this stuff
