    The shopping in Phuket is abhorrent.  And trying to find a parking spot absolutely torturous.

     

    The airport is entirely dysfunctional.

     

    Medical care is and absolute rip off.

     

    The sea water at most of Phuket beaches is entirely toxic with fecal coli form counts well off the chart.

    My electricity bill is seldom more than 500THB per month and that includes pumping my FREE water from my well.  

     

    I did not mention internet in my Gold Coast example.  Internet is far far more expensive and not nearly as good as that available here in Thailand.  A friend of mine (who lives on the Goldie) recently wanted to connect broadband to his horse property.  He had to wait 2 months for the connection.

    But it is also just entering a show stopping house price crash.

     

    Median house price had topped out at over 10x median income.  That is 7x higher than the long term ratio.  

     

    There is also about 160 Billion dollars worth of interest only loans about to tick over to interest and principle payments because of some newly introduced financial regulations.  Google Australian Banking Royal Commission.

     

    This crash is going to epic.  And will make the 2009 crash in the states look like a cake walk.

    Private Education for kids is outrageously high.  A very average - below average private school in Bkk costs about 35K australian all in per year.  In Australia I can send my kid to Melbourne or Geelong Grammer for 25K.  Thai health insurance is useless for anything serious - in Australia kids get health insurance free.  Vegetables in the supermarkets are laced with pesticides (see independent reviews online).   In Australia food is much cheaper in the supermarkets and much higher quality.  With the THB rising against most foreign currencies the situation worsens.  The otehr day we were looking at houses in the gold coast.  We can get a mansion for the same price as a small house in Phuket.  In Australia we have clean air, privacy rights, rule of law.  I wont find out my land belongs to the local Big man 3 years after puchase.

    Sorry, I have to call you out on BULLS**T:

    That equates to over 14.6 MILLION baht which will buy almost any of the properties for sale in Phuket with a few very high end exceptions.

     

    And of course if you own a property in Thailand you don't have to pay annual property rates to the local council.

     

    On your median priced house on the Goldie you would be up for around $6,500 each year for rates our about 100K THB.  And then of course there are you water and electricity bills in Australia.  Unlike Thailand they arrive every 3 months.  If you have a couple of kids your electricity bill with run you about 900 AUD per quarter and water rates in Oz are now more expensive than electricity.  So let's do some thumb nail calcs for your affordable Gold Coast dream home:

     

    Land rates per year:  $6,500

    Electricity per year:   $3,200

    Water per year:         $3,000

    Total:                       $12,700

     

    So just the tax and utilities for your Aussie home will run you about 284,000 THB per annum.

     

    Oh.  And lets not forget that Australia is current in the midst of it largest house price correction in modern history.  Nationwide prices are already off some 10% and are predicted to fall another 40%.

     

    So in addition to the obscene holding costs for Australian property you also risk losing 40-50% of your equity.

My Thai neighbour (divorced young lady) has just built a nice little two story place.  Nicely rendered with steel frame, proper gyprocking, hidden wiring and a nice steel water tower tank included.  All up 500K THB.  But the build is now 3 months passed promised deadline because the builder just cant get enough workers.  Good quality job.  I might actually get the builder to build exactly the same for me.

    You beat me to it.  The only issue here is that the authorities have seen something that tourists like to do and that they are not making any money from it.  Has absolutely nothing to do with safety or security.  Just Thai greed.

    Depends on the source does it not? Some years back I had to buy in water for my bungalow's.  The initial delivery of water was absolutely putrid.  Unfortunately I was not there when it was delivered.  I had to drain my tanks and then clean them and then reorder more water from another company.  Most of my guests checked out. I called the first contractor back and he lied outright and said that my tanks were already dirty.  

     

    Some people are still surprised why so many people are shot in Phuket.  I'm not.

Don't use the sleeve idea it is destined for failure.  If you don't want to use body filler than you should use a right angled rubber tapping knife and score the blue pipe inside at the same level at the damage.  Then use your already destroyed chisel to chip out the top section of the pipe.  Then get another two pieces of pipe.  Heat the end of one while slowly rotating it over your gas stove.  Take care not to blacken the plastic.  Once it is soft you can force it down inside the other piece of pipe to create your own flange.

     

    Then you can glue this new bit of pipe with your flange down inside the existing pipe that you have trimmed off square.  As other posters have already told you make sure you clean the inside of the old pipe with acetone (or your wife's nail polish remover) to ensure the blue glue sticks well.  Then seal the concrete around the new pipe with body filler.

Auto parts and paint shops here sell ATM brand body filler (Yanks call it Bondo).  It comes in a big yellow tin along with a tube of hardener.  A Thai friend of mine builds boats for a living and he uses this along with blue PVC piping to do the inner ribs of his projects.  I restored a couple of classic cars last year and used the same product.  It is surprisingly good quality, easy to work with, and sets like a rock.  I buy a big gallon tin for less than 300 baht.

     

    You could prep the damaged side of the blue pipe with some sand paper and then just mix up some filler and fill the void in the concrete next to the pile with a slight cone shape that just overlaps down inside the blue pipe. The body filler does not stick to cellophane, future board or wax.  So you could use any of these, or combination thereof to ensure your filler is molded to the right shape.  You could also buy a new top flange and coat it in wax and use it to mold your filler into shape.

    In Kamala the water trucks are out 24 hrs a day. You can her their airhorns as they blast through the lights. Its clearly big business and there are 6 fairly new tankers on the go constantly.

     

    Water level is definitely lower in my part of the town- the sulpherous smell that emanates from the shower this time of year is a good indicator that levels are down and the groundwater is heavily polluted. To counter this the staff are using chlorine which has its own downside. We are on a well, not mains water.

     

    I have a friend who lives back on the hill and his well water is clean and plentiful.

     

    I am not a non-Phuketer.  I am an ex-Phuketer.  And after decades on the Island I think that I am entitled to my opinion, whether it offends you or not.

     

    And yes, as you rightly point out.  The big risk in Phuket for those using bore water is not the supply running dry.  It is the lethal level of chemical deposits that are concentrated in the water table.  What else would you expect when you are living in a reclaimed mining site that employed third world standards for safety and environmental management.
