They don't stop being the children of their parents when they turn 18. Anyone can act as a guarantor for another person's loan but it is usually the parents in that role since nobody else would want the risk. I was guarantor for a small personal bank loan my 21 year old daughter wanted. Even though she was an adult, it was her first loan so needed a guarantor.

After the recent earthquake our landlord gave us a 50% discount on our rent for the next 3 months so that we don't move out. Many tenants from our high rise building never returned after the earthquake and my Thai wife was also scared and wanted to leave. However, before the earthquake we were very lucky to find a vacancy in the building we are living in because it is (was) very popular. My wife has calmed down now, she decided it is too much effort to move so we are staying.

A "no comment" would effectively be a negative review and my agents would not lease to that tenant. We usually have a dozen applicants to chose from and the best person gets the property.

Good question. My agents never accept first time tenants in my properties. I expect the agents that do accept them will require some form of guarantor, perhaps the parents. A good credit history would also be helpful for first timers.

You put loads of funds into that account and then they close it down or block it - then when you go to the Bank to get it back open, they fill in forms, and say you do not have the correct visa. You could potentially lose those funds if they find out you went through an agent.

I agree. Imagine having to bend the rules so you can put YOUR money into a bank that can then make life difficult for you, or even keep your money, because you "broke the rules". Not worth the risk.
I have never bothered getting a bank account in Thailand although my wife does have one into which I remit funds from overseas. I don't have the urgent need to use QR codes or even my credit card. I just use cash for everything, my wife pays our utilities from her account and I pay the monthly rent using Wise for direct transfers from my overseas account to the landlord. Who needs a bank?

My Thai wife will often walk just behind me in public and put her hand on my shoulder to keep close especially in crowded areas. She will never hold hands while walking because it seems to be a taboo for her. At home we are touching almost all the time. When we sit on the sofa watching TV or playing around on our phones she will always drape her legs over my lap and snuggle close. I like her doing that.

The USA has become an unreliable "ally" under Trump. The supposed "kill switch" on US military equipment also makes them much less desirable and unreliable if the USA decides Thailand is not its friend in future.

We live in one of the high rise buildings seen on the news with their rooftop pools being emptied over the sides. We were told by the agent that we can either move out and lose our deposit of 2 months rent, or accept a decrease in monthly rent and stay on. After the initial panic and wanting to immediately move out, my Thai wife realised it will be really hard work to pack up, find a new place and make the move. So we will stay on and negotiate a lower rent. Laziness and saving money wins out over perceived personal safety.

He touted the measure as a liberation for American industry, stating, "This will be remembered as the day American industry was reborn and America’s destiny reclaimed."
Trump underscored this as a beginning of a new golden era for the US economy, also taking the opportunity to criticise previous trade relations with Canada and Mexico, both already subjected to a 25% tariff.
Highlighting his strategy, Trump added, "This tariff is a partial response. We haven’t hit back fully as it would be burdensome for many nations, a step we wish to avoid." Moreover, the tariffs will extend to foreign-manufactured cars imported into the US, enforcing a 25% rate from midnight on 2nd April.
