  1. Thanks everyone! Appreciate all the responses to this bizarre out of the box question.

    In short,
    1. I've heard the portable AC units are useless & very loud hence why I was exploring this weird option.
    2. Landlord had said house modifications were ok, but only for a new 2-year lease. Already on a current 1-year lease that will expire in May.
    3. Yes, definitely don't want to give my landlord a free AC (larger size is nearly 40-50,000 baht), nor lose my deposit if thats possible. 

    Will keep exploring other options. Thanks ????
     

  2. Does anyone have a standard template of broad Business Objectives to file with the Memorandum of Association?

    The advice I've seen is to be as thorough as possible, even mentioning possible future business objectives that aren't anywhere near the main focus, to make the scope as wide as possible, so the business could pretty much do anything (except restricted/prohibited industries), rather than laser focussed on the specific micro-niche tech-design product I aim to specialize in. If this is incorrect information, please advise.

  3. Hello community. Just wondering, if a newly registered Thai Company makes 0 revenue, 0 paychecks, 0 credits, 0 debits, 0-everything, the company must still report tax earnings to the DBD gov't monthly? And this must be filed with an approved accountant?

    Some accountants have quoted 1000 baht monthly if theres few transactions. But if theres zero transactions, that should be only a few minutes of work to e-file a $0 earnings report... Is there any way to make this cheaper?

    Sorry for my rambling, just trying to understand the process, and where we can save costs while we prepare for 2021. Cheers!

    @lust   A few months back we found a small center of 8 shophouses with a 20-Baht store, seamstress, cheap milk tea cafe, cheap noodle shop etc... inquired with the landlord about the remaining vacant properties, and they asked for 50,000 baht /mo. Theres no way the other shops are paying that let alone making that. No idea what they're basing the valuation on.

    Heres my last 4 years:

    In 2016+2017 rented a 1-br 45sq/m new condo behind cmu for 9,500 baht (no pool, no utils, no in-room washing machine, + gym). 


    In 2018+2019+2020 rented a large studio 42 sq/m new condo in the forest near int'll convention center for 11,500 (inc pool, washing machine, and a laughable "gym", no utils).

    These were somewhat good economic years and easy visa years too, many places full, sold out... Tons of travelers, nomads, expats, often great condo deals were snatched up within hours of being advertised on FB post.

    Fast forward to today, 2019+2020 have been slow economic years, and now covid-19 problems.  I wonder if we'll see price drops like in Pattaya like @OnTheGround has mentioned.

    Yes, this is exactly whats blowing my mind. It doesn't make sense. In a typical economy prices go up AND down, but apparently not here. 

    From a banking point of view, I'm not sure I get it either. Don't landlords owe monthly mortgage on the place? An empty place would bankrupt some people or seriously eat into their income. Or did they purchase it outright, so they can sit on it for 20 years and flip it for a profit?

    I was reading Thai households have a very high debt-ratio, much higher than other nations. That was before the covid-19 mess. At some point that has to impact their real estate behavior?

    The 100% Thai company doesn't exist yet. I would get my Thai wife to register it first, then later transfer part ownership to myself if this is easy / quick / cheaper to do.

    If not, otherwise I'll create it from scratch. But I've heard this route requires a lot more paperwork, and proof of significant capital held in a Thai bank. 
     

  8. yes 100% complete & approved. already have the smart visa stamped in passport actually, but they only give 6-months at first, then upto 2 years after the company is registered.

    One BOI officer I spoke to said they didn't care when or who registered the company or how it originated, as long as the BOI applicant (me) met the requirements "Holding no less than 25% of the company’s registered capital or a position of a director of the above mentioned company."

  9. Sorry if this in the wrong forum. This is a requirement for the BOI Smart Visa. After receiving the visa, the individual MUST setup a registered Thai Business to extend the visa. There is no minimum capital requirements other than holding 600K Baht in local or foreign account for the individual to apply. 

    What is the easiest way to setup a Thai business? How long does each way take? Estimated cost? Any downsides to each approach?

    1. Thai friend sets up Thai Business and transfers to my name
    2. I (american) setup a normal Thai Business (non-amity-treaty)

    I've heard that #1 - Thai's don't need to show registered capital for their company, but #2 Farangs must show a substantial amount seasoned in a Thai bank account. #1 appears faster / cheaper?

    According to the article it was in Doi Pui, which is easily 30-45 minutes past Doi Suthep. Also this assumes they are near the Ranger Station of Doi Pui Park and not on a trail further down the road which adds 15-45 minutes.

    Doi Pui is a really far off location for a crime to be committed. Its either the perfect location, or a made-up location. Theres nothing really back there for farangs except villages with hilltribes folk, so the the alleged criminal either was camping in the Doi Pui park (so they have his details), or he drove 1.5 hours from Chiang Mai to commit this crime (his vehicle would be on the multiple CCTV along the road)

    Its also possible he is an avid hiker, and took a trail from Huay Tung Taow Reservoir up to Chiang Kian Village (around 2+ hours up) and over to Doi Pui Park (+.5 hour).... It just seems like a lot of trouble to go commit a crime up there. Unless this guy scopes out places photographers go alone and just waits? Doi Pui is known for its photogenic sunsets.

  11. Recommendations to find commercial properties @ reasonable prices?

    I've been scouting Chiang Mai for a potential commercial property for a warehouse-storage/meeting room (no need for foot traffic/walk-in customers), and its been quite a chore. Maybe I'm going about this the wrong way. I've been driving around, taking a photo of rental signs(ให้เช่า) +phone number and letting my Thai partner call. Should I instead be talking to Agents or looking at a specific website? Are there many properties available for rent without signs?

    I've been hearing CM/Thailand's economy has been hit pretty hard, but even so,  I'm not finding many commercial properties for rent, and then ones I do find seem to have very high prices. The # of "for rent" signs seem to be the same now as a few years ago, when it was a hot market.
