I have been trying to estimate the amount of Withholding Tax that is payable on sale of a property by an individual.
I found the most comprehensive information on the following website:

Using the example provided on this website the WHT on a 4,000,000 baht property held for 5 years is 115,000 baht.
If the property is sold a year earlier i.e 4 years, by my calculation it comes to 96,000 baht
Whereas if you keep it for 8 years you will pay 160,000 baht.
This all sounds a bit counter-intuitive to me. Keep the property longer and you pay more tax!
And is there any way that a Thai national can get a rebate of all or part of this Withholding tax based on their tax status.
Maybe this is why Thai people do not sell their houses so often.

Better quickly change the paper 5 pound notes I still have before they become as valuable as a Laos 200 kip note.
Have until May 2017 to do it but no point in waiting

Thanks for this valuable info guys. Yes, a Thai friend in Pattaya was told that the SBT exemption for a sale less than 5 years with one years house registration no longer exists. Not sure who told him.

Have there been any changes to the property regulations recently?
Specifically I am referring to the Specific Business Tax:
I quote from one website :
"Specific Business Tax (SBT) is payable by companies and individuals who have owned the property for less than five years. It is based on the official appraised value or the contracted price, whichever is highest.
An individual may be exempt from SBT if they have used the property as their principal residence and have had their name in the household registration certificate for at least one year."
Does the exemption for selling within 5 years having had the owners name in the household registration certificate for at least one year still apply?
The reason I ask is that I have been told that this is no longer the case.
I would appreciate some informed replies this question.

Why not send it by registered mail. It only costs 65 baht extra and 'almost' guaranteed to get there. You get a tracking no. as well (but this may not work in some countries).

What about the 100+ baht for the expressway? It will be more like 400 baht in total during evening 'rush' hour.
If you want to save money and don't mind a slow trip you can take the 504 bus (ac yellow) all the way to Silom road. It passes Soi 3. about 20 baht bus fare.
To catch the 504 bus take the terminal exit to the right (facing the road) and you should see the bus stop on the main road. Unless they have reorganised things, but going to the left exit (i.e.in the town direction) you will have an extremely long walk.

Years ago I took the ferry to Cheung Chau island. It's not very far. Interesting arriving at a deep water harbour, walking about 100 m across the island and coming to a sandy beach. No cars that I remember but a nice walk around the island.
As I will be visiting HK myself in a few months, is Cheung Chau still the quiet Chinese 'fishing' village it was 20 years ago?

Running machine accidents are quite common. About 3 deaths a year I read somewhere. So doing a bit of googling to get some safety tips would be a good idea. Dave Goldberg is the name of the Silicon Valley executive who recently died on a treadmill.

You can get Kamagra gel quite easily and cheaply. It is manufactured in India and I doubt if there are any fake versions made
However you are supposed to eat the gel, not spread it on your todger.
So if you do try it let us know if anything popped up.

In the good ol' days (1970's) when I visited my aunt in the US she lent me her Firebird (car) and gave me her credit card so I could gas up and buy items in the stores. I just signed in her name. It was never a problem.

Means to lie or fib, but not too offensive.........I think.

I have seen them eat fish, turtles, pigeons and large worms. Maybe a cat or 2 as well, so with all this fresh meat around I doubt they need to eat scraps (at the moment).
If the figure of 400 lizards is correct (although I find it hard to believe) it would not be too long before they would have depleted their food source. With no natural predators, removing some seems like a sensible thing to do. There will always be a few left to take photos of.

I was required to fill out the form at Chaeng Wattana. But there did not seem to be any requirement to hand the form in.
So I still have it.

Are you aware of the up-to-date visa requirements for Vietnam? Certain countries now do not require visas for short tourist entry.
Certainly for UK passport holders a visa is no longer required. A UK friend of mine entered HCMC 2 weeks ago with no visa. He did say that the check-in staff were unaware of this and had to confirm with a supervisor.

Unfortunately many hill-tribe people and other inhabitants in Northern Thailand do not have access to the required drugs because they cannot prove their Thai nationality or for other reasons. I have a friend who works with a Chiang Mai charity helping HIV children whose parents are HIV pos. His charity is always seeking donations to help support these children.

I have been in the Silom area near Sala Daeng for 10 years and luv it. Everything within walking distance, 3 private and one state hospital to chose from and lots of bars and restaurants. It has a much nicer and less congested feel than Suk, and lots of eye candy to watch going to work in the many offices. Lumphini park is the main draw for me here, and the only thing I miss is that there are no decent cinemas near by.

I suggest you do not dawdle if your connecting flight departs 1 to 2 hours after you land. When you factor in the security checks, long walks, train connection and the fact that you have to be at the departure gate 20 (or is it 30) minutes before departure you can easily miss your connection. Your luggage will be unloaded and you are in sh*t!
Seems like luggage can be transferred between flights faster than passengers!

They also seem to resent having to move to the side when you actually do want to select a purchase! (and that includes staff standing around chatting).

All I can suggest is try using a different browser. This was a problem when using Firefox with AirAsia a few years ago but I haven't had any problems recently

Yes things are slowly returning.
One little gripe I have is that when I now open threads on my mobile it always takes me to the last posting. So I have to scroll up or down and then jump to the beginning. Personally I prefer always to be directed to the beginning on opening.
I hope this is on the list to be 'fixed'.

I hope that my posting the Photoshopped example of a 35 year old flawed photo has given some courage and inspiration to others to touch up their old family photos.
For those who are interested, my Photoshop expert took about 3 hours to get the final result.
And all it cost me was one bottle of beer ha ha!

I experience a dry mouth and a strong thirst. No, its not diabetes. My blood sugar level is normal. It happened a few years ago when I bought a boiled chicken. It must have been boiled in an MSG solution. I ended up throwing the remains of the chicken away and no more dry mouth.
